      Sure Teachers thought all this things during your school time but during that time u don’t have any experience of loan so ur not interested to listen. Please don’t blame teachers... tell your kids to take loan in 5th standard and tell them to pay emi sure they focus more to maths...

    This. This video opened my eyes. I have an ongoing auto loan and I never knew about these. My loan agent also never informed me of such terms. I cross-verified all these from the bank website and also with my loan agent. All of these are possible. And believe me, this will now help me so much to foreclose my loan sooner. Thank you sir!

      Bro auto loan works differently, if you say to the bank that you wanna pay extra emi at the end of the year, they'll adjust it for next month, they'll not reduce the principal amt.

      this is possible, I have done this already with SBI by closing loans in 24 month instead of 60, just check with the bank if they have interest free part payment facility.

      I wanted to foreclose my auto loan, and that guy across counter told me I have to pay extra for closing it before hand.. 😣 I was like wtf.. I had the full amount, but why to pay extra for closing it before hand.

    Ankur, I can't express how helpful this is. I think about my massive home loan everyday and I just started paying advance EMI's but this made it crystal clear. The impact which just one extra EMI can make is immense. Every home buyer should watch this video. On a side note, i hope banks are not watching this as they would never want their consumers to know this secret. Sharing this with my community. Thanks a lot.

      As you mentioned that you have already paid advanced EMI how much did it effected your loan amount . And doest it work same as explained in the video.?

      @@TravelEverywhere25 It works exactly as mentioned in the video and the excel file shared. I regularly make advance payments on my loan. The effect on the load depends upon your loan size tenure and the rate of interest. You can use the excel file to calculate exaclty how much effect it will have on your loan. Its very helpful.

    The best video I’ve ever watched so far on, how to handle our debt payments. Shame on our education system. This is the perfect example that shows how lack of knowledge or basic understanding of finances can rip you off.

    I feel guilty getting this information without paying anything! You just helped me get rid off one of my long term goals which was to become debt free in another 12 years! As it seems now, I don't need to accumulate large sums of money to prepay my 25 years tenure loan in 10-12 years... Thanks for this!

      Debt free need not be the best goal to have if you have taken it for a productive asset. The opportunity cost of your money is what you should consider. You might as well invest in small case now so that you get the max compounding factor. If you wait 12 years to start small case - you will lose compounding years.

      This for those who dont know if we spend 2500 extra EMI amount in SIP with 15prc roughly 25Year can give 81L.Then why woud you add EMI higher Every Year and Bank will not reduce your Priniciple ammount .Loan works in Deminished Model and Better Keep your EMI same and try to invest in SIP Every year with the amount explained in the video you will see the power of compounding with more savings(try to see the increse in income & increase in wallet size) and rather then closing your loan with no additional income .Try this out and correct me if I am wrong.Check

      School , college masti karne ka vakt hota hai. Paisa kamane ki lat us vakt nahi hoti. So hume ye topics bhi us time boar lagenge. Kuch chije vakt hi sikhata hai aur vahi acha hai. School , college me kam log man lagake padhate hai. Aur in sari chijo ki value us vakt hame nahi hoti.

    I did same for my education loan, I always tried to pay more amount than EMI. I almost saved 6 lacs+ in interest and cleared 10 yrs loan in 2.5 yrs.

      You may only save the number of years but what you pay still will be near , if you deposited this prepaid amount to FD WON’T it double in 10 years ? In 20 years it will be 4 x ??? It all depend on interest rates, if you take personal loan then interest is higher so paying faster is important, but if the FD interest and bank loan interest is very near it may not make big difference

    Wow! The excel sheet is so well made. I was trying to make minor changes to add "pay extra emi every 6 months" instead of 1yr... But after trying a lil realized that I can make a repayment entry on any month and still it'll get calculated. Thanks for such a good explanation and effort. You are a life saver.

My Home Loan has Started and i have already planned to pay 4-6 extra EMI's every year (your video definitely Validates my plan towards repaying my Loan asap), 20 year loan, wish to repay in 8 years). in addition to this Incrementing by 5% also makes a difference.       This for those who dont know if we spend 2500 extra EMI amount in SIP with 15prc roughly 25Year can give 81L.Then why woud you add EMI higher Every Year and Bank will not reduce your Priniciple ammount .Loan works in Deminished Model and Better Keep your EMI same and try to invest in SIP Every year with the amount explained in the video you will see the power of compounding with more savings(try to see the increse in income & increase in wallet size) and rather then closing your loan with no additional income .Try this out and correct me if I am wrong.Check

    Good idea.
    Prepayment of housing loan is practiced by many by a lump sum payment and/or increased EMI as the salary gets increased.
    However, the video explains very well through EXCEL sheets.
    Few points to be mentioned here is that 1) Prepayment is good if interest rates are very high compared if interest rates are low. In later case, one could invest in other asset class where return is much higher than loan interest e.g. SIP.
    2) The outgo on interest gives benefits on tax outgo. If someone is in 30% tax bracket, then you say income tax on interest (upto Rs 2 lac interest). So, the net outgo on interest has to be discounted by 30% (with cess of 4%).

      Benefits ?
      - Still be able to claim the Tax benefit
      - SIP returns are always Greater than Home Loan Interest so within few year whenver prepaying Loan (After choosing Redume EMI) you can also transfer the balance to any good SIP mutual fund, it would do wonders with the magical power of Compounding :) !

    I paid my 30 years loan in 8 years. When my salary increased, I paid additional amount yearly. Then I asked myself why to wait till year end and pay interest till then. So I asked my bank, can you deduct additional emi per month. They agreed and I paid 50 percent emi extra every month. I also took advantage of lower interest rate due to lockdown.

      @@adr5754 when you are paying extra amount - you need to choose the right option, don't prepay EMI that will not save you anything - choose the prepayment option.

    One key point to note here is that when you pay an amount towards your principal, your bank will reduce your monthly EMI amount by a certain value. They will tend to keep the tenure same.
    So if you're paying something towards your principal, make sure you mention to the bank to *not* reduce your EMI amount, but to revise your tenure.

    I have been doing the same. Increasing emi by 5k every year. In 2017 my home loan was 25 years. Today in 2021, i have only 7 years left. Plan is to finish it off in 5 years. Its surprisingly easy, and completely doable.

    This holds good only if the interest remains 8% through out the tenure, if the interest rate keeps increasing then we won't be able to apply this math. ING Vysya, Federal Banks and few more banks have one of the worst floating rate slab and they almost trap their customers.

      For that problem always ask for a flat rate loan and not a floating rate of interest. Also ensure the documents reflects the flat interest rate applied on your loan account.

    Sir thank you so much, this is really helpful.
    I would suggest adding an inflation calculator as well to it,
    as the value of money is decreasing every year, it is cheaper to pay more in the future with more amount rather than paying full now,
    as you said your self one would be earning more every year because of the inflation,
    so calculating the value of money in 25 years is also important in this case.
    it is my intuition rather than paying an extra EMI or 5% more EMI every year if we save that money in gold, and pay it all in 12 to 15 years by selling the gold which we have accumulated in time to pay off the lone would be more profitable.

    Thank tou for the insights, good to learn.
    Instead of increasing EMI or repaying one EMI every year, invest that amount in a mutual fund. Then repay the loan at one go.
    This way we will be repaying the loan quicker. This is because we earn more interest in mutual fund than what we are saving in the loan.
    Calculate for your self.
