Iconic building and relatively good value, this condo represents good value and long term appreciation...however, those floors, with that sun, are going to be constant trouble. I have lifted entire parquet flooring and replaced with tile in a fit of frustration with these kind of flooring. The monthlies are quite steep.
Color grading is off for some areas. Weird bottom up angle at 0.40 into the video. Is it hazy or is the ambient blown out? Put in a little more effort when introducing a high end condo. Overall all a 7 out of 10 video.
Hello! Which are those areas that you consider to be off color grading? Thanks sharing, really appreciate it as we still have so much to learn. Will definitely apply your feedback, hope next video is a 7.1/10 ;).
@@pablosuperhomes Its actually the white balance and the outdoor exposure. Some of the toilet and room are under exposed but the main area is decent. Lighting is everything. If you think i'm an a--hole or overly critical go and look at Jun Gunther's videos. His production team has a good understanding of lighting. Having said that, your introduction with the condo in the background is brilliant and you have potential.
Ridicously over priced at €6,000,000 for a 3 bed in Bangkok with $2000USD a monthly fee. They have tried to justify the price by installing gaggenau appliances and throwing shite loads of marble in the kitchen and bathroom, this won't fool anyone. @1:55min he says "normally in Thailand you have certain issues with real wood flooring, but with this one they have absolutely no problems at all"............. well clearly YOU DO judging by the uneven flooring lol Thanks for making the video Pablo but this apartment is just waiting for an rich confused Farang to over pay... lured in by the Ritz-Carlton brand
Seems there is an issue either the wooden flooring. The floor is uneven and parquetry is not supposed to be uneven like that.
What would the yearly community fee be for this apartment?
Hello Erik,
It’s 170 thb/sqm/month.
Condo is 345sqm 😊
Let me know if you are looking for a new place in Bangkok
@@pablosuperhomes60,000 baht a month. $480 USD for maintenance.
About 1,800 USD per month, or 21,500 USD a year, as per the data given as the man could not do the calculation and show the price.

If I remember correctly, the glass in the windows is triple laminated to avoid the floor getting damage 🤔

what was not mentioned is the 2000 USD monthly fee
Thats correct. Thank you for mentioning it
A $2K monthly fee's not a deterrent to someone who can swing $7M. 🙄
Land price is about 25,000+ € /m2 in that area. That’s the reason of this price😅

@@mst6429 Thank you so much!
That is a constructive feedback :)

I find the penthouse disappointing. I feel it will date very quickly but it's huge and well positioned in Bangkok.
For the price this is disappointing. The square column at the entrance and the popping wooden flooring is uncommon indeed.

Disappointing and poorly planned entry and narrow corridors but nice bedrooms.
Sorry to hear that you didn't like the distribution.
Hope you join us in our world home tour until we find your special one :)
Oh no, just the opposite he said, there is a problem with the floor. Its not supposed to look like that. Horrible to walk on , you may hurt your toes.
