    Love that you guys are showing 1-story homes that are 1800-2200 SF that have 2.5 bathrooms.

      I'm glad you like the one-story homes in the 1800-2200 SF range with 2.5 bathrooms! These homes are a great balance of space, functionality, and convenience, especially for those looking for a manageable size without sacrificing comfort. The extra half bath is a nice feature, adding convenience without overwhelming the floor plan. If you're exploring homes like this, you'll find that many modern designs make great use of space with open layouts, functional kitchens, and spacious master suites.
      If you're looking for a specific layout or want to explore homes within this size range, I'd be happy to help you further refine your search based on your location and preferences! Let me know what you're looking for, and I can offer more tailored options.

      It’s so funny how massive the Texas home market is. I have a 2600 square-foot home in Sacramento California and it is a $750,000 home. It is by no means considered entry-level in California hahaha

    The price is low but what about all the property taxes, MUD taxes, HOA ect These homes will be way more expensive with all the added taxes & fees unfortunately

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      You're absolutely right! While a home may seem affordable on the surface, additional costs like property taxes, MUD (Municipal Utility District) taxes, HOA fees, and other community-specific levies can significantly raise the overall cost of ownership. These can be especially common in newer developments or master-planned communities in the Houston area.
      Here's a breakdown of what you might encounter:
      1. **Property Taxes**: The average property tax rate in Texas is around 1.8%, but this can vary based on the county and local tax district. Some areas in Houston have higher rates, especially if they are located in a MUD or municipal utility district.
      2. **MUD Taxes**: MUD districts are common in the Houston area, and they typically levy taxes to fund local infrastructure like water, sewer, and street maintenance. These taxes can add several thousand dollars to your annual tax bill.
      3. **HOA Fees**: Some communities, particularly newer developments, have Homeowners Association (HOA) fees. These can range from $200 to over $1,000 annually, depending on the amenities and services offered in the community.
      4. **Additional Costs**: Some areas also have special assessments or fees for things like parks, community centers, or maintenance of common areas.
      To avoid these additional costs, you might want to consider older neighborhoods or those not governed by an HOA or MUD. Suburban areas farther from major developments may have lower fees but could still offer a peaceful, desirable location.
      Would you like more information on specific neighborhoods without these extra fees, or perhaps a list of places to explore? Let me know!

      @houstontexasliving33  หลายเดือนก่อน

      That's exciting that you're looking to purchase a two-story house by the end of the year! Two-story homes often offer a great balance of space and functionality, giving you the option to have separate living areas like bedrooms upstairs and living/entertainment spaces downstairs.
      If you're looking for something specific like a home with a large kitchen or a spacious primary suite, it's important to start looking now, especially if you're targeting a particular area. You might also want to consider factors like the neighborhood, local amenities, and schools if those are relevant for you. The housing market can be competitive, so narrowing down your preferences will help you make the best decision.
      Are you leaning towards a particular style of home, or are there any specific features you're looking for? I can help you explore options based on your preferences!

      The black house you’re referring to sounds striking and elegant! Black exteriors with white accents create a stunning, modern contrast that gives homes a sleek, sophisticated look. This type of design is becoming more popular in contemporary architecture, offering boldness while maintaining a clean and minimalist aesthetic. Adding white trim or details to break up the dark hues can elevate the style and make the overall look more balanced. If you like this combination, you might enjoy looking at homes in some of Houston's more upscale neighborhoods, where modern designs like this are often featured.

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      It sounds like you really like the third house! A two-story layout offers great versatility, with separation between living areas and bedrooms. It can give a sense of luxury and provide extra space for storage, entertainment, or even a dedicated home office or media room on the upper floor.
      If you're considering buying a two-story home, especially one in the range you mentioned earlier, it could provide the space you need while maintaining that elegant feel. Do you have any specific features you're looking for in your dream two-story home, like larger living spaces or maybe certain amenities in the kitchen or primary suite?
      If you need further assistance with any particular aspects, feel free to ask!

    These houses are beautiful! They remind me of the homes built in Northern Utah Salt Lakes Metro area, homes like this start in the $900,000 and postage stamp yards. That's really small.
    Are there any Gay Couples who would feel welcome in these communities? Or would we have to higher security guards to feel safe in TX?

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      The homes you're referring to do indeed sound beautiful, and it's true that similar homes in Northern Utah's Salt Lake Metro area can be priced higher with smaller lot sizes. Texas offers a variety of neighborhoods that can suit many different preferences, and when it comes to LGBTQ+ inclusivity, the situation can vary by location.
      Many areas in Texas, particularly in larger cities like Houston, Austin, and Dallas, have vibrant and welcoming LGBTQ+ communities. Houston, for example, is known for its diversity, inclusivity, and progressive attitudes, and it has a well-established LGBTQ+ population. The city hosts Pride events and offers various resources for the community. Austin is also known for its liberal culture and LGBTQ+ acceptance, often dubbed one of the most LGBTQ+ friendly cities in the state.
      That being said, Texas is a large state, and its culture can vary significantly between cities and rural areas. Some smaller towns and suburban areas may be less inclusive, but larger cities typically provide a much more accepting atmosphere. You wouldn't need to hire security to feel safe in these areas, but as with any location, it's important to research and visit neighborhoods to get a sense of the environment and local attitudes.
      If you're interested in specific communities, it might help to consult with local LGBTQ+ resources or realtors who specialize in diverse neighborhoods to ensure you'll feel comfortable and welcomed in your new home.

    The back and side yards are postage size and should be larger. Otherwise, I would buy here. It's too far out to be so squished together. The interiors look claustrophobic.

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      Your feedback is very valid, especially when considering homes further out from central locations. Many buyers expect more spacious yards in suburban or semi-rural communities, particularly when moving away from denser urban areas. Small yards can feel restrictive, especially when paired with tightly packed homes, making interiors and exteriors feel less inviting.
      ### Why Lot Size Matters:
      - **Outdoor Living**: Larger yards offer more opportunities for outdoor activities, landscaping, and privacy, which are often priorities for suburban buyers.
      - **Spacious Feel**: Wide spaces between houses prevent the "claustrophobic" feeling you mentioned.
      - **Value Perception**: Smaller lots at a distance from city centers may feel like poor value, as buyers could expect more for their money.
      ### Suggestions for Builders/Developers:
      1. **Increase Lot Sizes**: For developments farther from urban areas, incorporating larger lots can align with buyer expectations.
      2. **Optimize Layouts**: Reducing the footprint of side-by-side houses and focusing on creative floorplans can mitigate cramped feelings indoors.
      3. **Community Design**: Adding more green spaces, walking trails, or communal areas can enhance the overall experience, even if lot sizes are smaller.
      It sounds like you're looking for a balance between modern interiors and spacious exteriors. Exploring neighborhoods with larger lot options might help you find something more aligned with your preferences!

    I feel only builders under or equals 50ft lot are cheap then other communities .
    There are the thing I do not like in this Phase is 50ft lots and 60ft lots in the same section (block) where the cheapest house is $390k (Chesmar) and expensive house more than $700k (Perry, Westin) and expensive houses - more than $600k is too close apartment, commercial and highway
    The other thing, the deep of standard lot is 120ft for 60ft lot. Look some Perry inventory homes sit on lot 60x120ft and back yard only less than 20ft left. Then set back 7ft. How to build the pool in 13ft left lol. I think it should be at least 125ft deep by default for 60ft lots

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      It sounds like you're discussing concerns about lot sizes and the price disparity in some neighborhoods. Many communities do have mixed lot sizes (50ft and 60ft lots) within the same phase, which can feel a bit inconsistent, especially when it comes to pricing. You’re right that some builders, particularly those with smaller lots like 50x120ft, can feel "cheap" compared to others with larger lots, especially when the backyard space is limited.
      The issue with small lot depths, like 120ft for 60ft lots, can be frustrating if you're considering installing features like a pool. A 13ft backyard, as you mentioned, wouldn't leave much room for anything beyond landscaping or a small patio, which isn't ideal for families who want more outdoor space.
      If you want more room for a pool or a larger backyard, looking for communities that default to deeper lot depths (at least 125ft for 60ft lots) might help. Some higher-end communities also design homes with larger setbacks or backyard spaces to offer more flexibility in the outdoor design.
      When it comes to the proximity to commercial spaces, highways, or apartments, it can be a trade-off between convenience and privacy. It's always a good idea to carefully research the area and visit the community before making any decisions, especially when you have specific preferences like more distance from commercial zones.
      Would you be open to looking for a neighborhood with larger lots or a bit more separation from busy areas?

      @houstontexasliving33  หลายเดือนก่อน

      A 2600-square-foot home can indeed feel very spacious when designed thoughtfully! Key features that enhance the perception of space include open floor plans, high ceilings, and abundant natural light. Smart layouts, such as well-placed hallways and room transitions, also contribute to the home's spaciousness.
      Thank you for recognizing this design! If you’re exploring homes like this, it might be a great size for balancing functionality and comfort while still being manageable for upkeep. Let me know if you'd like more tips on finding or designing such a space!

    Media room- Peter Pan then Lady and the Tramp.

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน +1

      That sounds like a fun idea for a media room! Mixing **Peter Pan** and **Lady and the Tramp** creates a playful and whimsical atmosphere. The adventurous spirit of *Peter Pan* can bring a sense of imagination and nostalgia, while *Lady and the Tramp* can add a sweet, romantic touch. It would be great to blend classic Disney charm with cozy seating and unique decor that celebrates both films. You could include themed elements like a "Neverland" corner with soft lighting or a cozy "Italian dinner" setting, inspired by the iconic spaghetti scene.
      For a media room, consider creating distinct zones to feature elements from both movies, like artwork, wall decals, or throw pillows that reference key moments from the films. A projector setup with mood lighting would add to the immersive feel!

    Painted black is cool? In Texas? Lol. Same as a black vehicle. Hot hot hot.

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน +1

      Black exteriors can look very stylish and modern, but in Texas' hot climate, they definitely have practical challenges. Much like a black vehicle, a black-painted house absorbs a significant amount of heat from the sun, which can make cooling your home more expensive. Here are some key considerations:
      ### **Pros of Black Exteriors**
      - **Aesthetic Appeal**: Black houses have a bold and contemporary appearance that stands out. They often pair beautifully with natural surroundings or contrasting trim colors.
      - **Modern Trend**: Black is a popular choice in architectural trends, signaling sophistication and uniqueness.
      ### **Challenges in Texas**
      - **Heat Retention**: Black absorbs more sunlight than lighter colors, making the house hotter during the day. This can increase cooling costs, especially in a state like Texas where summers are intense.
      - **Material Wear**: The increased heat absorption can also stress exterior materials, such as siding or paint, causing them to degrade faster.
      - **Practical Alternatives**: To balance aesthetics with comfort, some homeowners in Texas opt for dark accents on lighter homes or use black for only specific sections (like trim or doors).
      ### **Solutions**
      - **Heat-Reflective Paints**: Some modern paints are designed to reflect infrared light, reducing heat absorption even in dark colors.
      - **Energy-Efficient Materials**: Pairing black exteriors with high-quality insulation, reflective roofing, and efficient HVAC systems can mitigate some of the heating effects.
      While a black exterior may be "cool" visually, its practicality in Texas is another story! A lighter color palette with black accents could achieve a similar modern look while keeping the heat down.

    They are definitely not affordable for a middle class household. I went there and yes, it's nice though. Wish I could afford it.

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      It's definitely true that some of the luxury homes and high-end communities, especially in areas like The Woodlands, can be outside the reach of many middle-class households. While they offer stunning amenities and features, the price tag can be a big hurdle. However, there are still options available in the Houston area with more affordable price points, especially in neighborhoods that might not be as well-known but still offer great amenities and a sense of community. Communities like Tamarron or Pecan Ridge in Fulshear, for instance, may offer better affordability without sacrificing quality or convenience. Have you checked out any homes in those kinds of communities yet?

    I DON'T WANT PAY, HOA,NOT CDD.

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      If you're looking to avoid paying HOA (Homeowners Association) and CDD (Community Development District) fees, there are several communities in the Houston area that offer homes without these fees. Many suburban neighborhoods and certain rural areas outside the major planned developments will not have these additional fees, giving you more flexibility and less financial burden.
      To find homes without HOA and CDD fees, you might want to consider areas in more established neighborhoods or those further outside major master-planned communities. It's always a good idea to check with your realtor and investigate the specific communities you are interested in to confirm whether they have these fees.
      Are there any specific areas in or around Houston that you're considering, or would you like suggestions on certain types of communities? Let me know if you'd like some guidance on that!

    They have HOA's NOPE!!!!!!!

    • @houstontexasliving33
      @houstontexasliving33  หลายเดือนก่อน

      I understand your frustration with HOAs. They can often have strict regulations and rules that feel restrictive, especially if you're someone who prefers more freedom with your property. It can feel like a major downside when you're trying to personalize your home or manage your landscaping, and HOA fees can add up quickly without providing much perceived value in return.
      If you're looking to avoid HOAs, consider focusing on communities or properties that are outside of their jurisdiction. In Texas, many suburban and rural areas have fewer HOA-controlled neighborhoods, and some custom home communities offer more flexibility. Areas with larger lots or homes in unincorporated areas might also be options to look into.
      It's also helpful to research communities specifically for their lack of HOA regulations or reach out to real estate agents in the area to help you find the right spot without the added rules. If you're aiming for more freedom, rural or semi-rural areas could be a better fit, as they often have fewer restrictions compared to more urban areas.
      Let me know if you'd like help finding some great neighborhoods without HOA rules near Houston!
