Just a point in case you’re interested, there is actually such a thing as a tankless recirculating water heater and much like a tankless heater, it will not only save you money in either gas or electric (because it doesn't waste energy or gas warming up a full tank of water 24/7) but it will also save on your water bill by recirculating the cold water and making it hot. I have one and it’s worth every penny. Hope that helps someone!

Just signed a contract to get a new home construction done in Austin, Texas. Great insight and advance before I head into the design studio, still relevant today as it was a year ago when this video first was uploaded. Thank you!
Assuming you’re now moved into your home do you have any advice you could share with someone now starting the process? As far as what to do and not to do at the design studio?
Get an engineered floor over garage in attic space and permanent “real” stairs to go up instead of that pull down attic ladder.. Also plumb for future bathroom and also plumb havoc system for possibility of a future room up there, easy to do in the building process.. we did
I did the interior wall insulation 20 + years ago n the doors have foam filling up the hollow. My new neighbor had the exterior lites n led’s to boot - so dam bright couldn’t take. Didn’t need as many.
I will not add any cloud dependant devices to my home's systems. If any "internet of things" device requires a connection to an outside entity/server in order to function, then expect it to be obsolete when the vendor decides to no longer support it. Not to mention that devices that require a "cloud" host will stop working when internet service is disrupted. I wont even get into the data collection these devices enable, which happens to be the primary product of the IOT companies anyway.

Hi and thanks for the question. I really like to use RockWool (HomeDepot carries it) insulation, its R15 and a sound reducer. Its about $1 a sq ft plus installation. You can do some basic math for each wall in the rooms you want to quiet down...
Those were some awesome tips! I was wondering if insulation or some special material was used to to deaden sound. That makes sense though. I think I'll be building a house with a rec room (tv) below the master bedroom. Insulation for deadening sound would be perfect for that or perhaps to quiet the sound of a hair dryer in the morning! My wife and I drove around a nice neighborhood and saw a house with the downward spot lights. They make a HUGE difference! Excellent tip! I wrote all the others down as well! Thanks so much!
Happy you liked my tips. Be very specific with the builder on what material they use for sound reduction. Insulation helps with it, but there are better materials if you will have a music room or such. (imagine a youth learning and practicing drums 24/7) 😀

The only thing of wiring your house to WI-FI is when the web goes down, and it already has. You are locked out of your house until the web comes back online. I reference the web going down was when Amazon's WI-FI went down in New York people were locked out until Amazon's WI-FI came back online. I'm not sure if you knew about or remembered that incident.
I want a bank of drawers in the bathroom and kitchen and ones deep enough to fit things without jamming. Do many builders cut corners by either eliminating drawers or not giving enough drawers.
Hi Amy, I can only speak for my market which is Collin County Texas. Price point, neighborhood and builder will determine default cabinet materials, style and features. We usually see a mix of drawers and shelves. You can upgrade the number of drawers you have for a price. I would ask the builder you like and see what they say. We can negotiate some for free or at least get a better price. Hope that helps! Oh, and price point plays a HUGE difference here and I just subbed your channel 😎
Don’t get me started on corner cabinets and builders!! My daughter moved into a new build and she put a light in the corner of the kitchen counter. Guess what! Now it shines directly onto the ceiling above!! 🤬 No cabinet ! Hollow as an old log. Same below. No storage where most people store larger items! 😱 Builder grade - crap!

Dang! $900 is a bit pricey. We typically are charged $500-$750 and the more expensive one usually has a digital timer in the switch slot...
