    Very nice video Dale. I might add, as you share about the 8 ft high garage door(s), an 18 ft wide door rather than a 16 ft wide is another option that is costly to change later compared to at the time of construction. Less door dings when parking two vehicles in the garage and more room up get in and out of the vehicles. 😊

    Insulation, high performance windows, air sealing, heat pump, heat pump water heater. Metal roof with 600+ square feet available for solar panels. In a couple of years you can use the thousands per year you save on energy bills on other upgrades.

    Two dishwashers & two sets of laundry. Best thing we ever did in retrofit.

    Soundproofing in the form of higher STC wall assemblies, in particular, for bedrooms. Including windows. The lawnmower and leaf blower are the bain of suburban peace and quiet.

      Yeah, that's a great option. If I was going to do it I would also do the powder room and laundry room and other rooms as needed. Certainly an upgrade to consider. Thanks for your input and for watching!

    For those over 50, building a forever home: Design in ADA compliance, or the ability to quickly convert to full ADA compliance. 95% of those over fifty say they want to age at home as long as possible. Butt less than 5% do anything to make it possible. It is lots easier to design for ADA compliance than modify to it. 36-inch doors, instead of 32-inch is easy before framing, and a nightmare with the drywall in. Roll in showers are a bit more expensive up front, but a huge expanse as a remodel. Having a bathroom which drains to a floor drain, is another easy when designed in, nearly impossible as a remodel. A kitchen sink plumbed to allow wheel chair access, and a removable bottom shelf and toe kick. An elevator, or elevator shaft easy to frame in from the start as an extra 4x5-ft pantry space and closet above. But nearly impossible as a retrofit without the framing iIn place.

    Dale, nice video. Here are my two cents: at 10:17, bedrooms 2 and 3 have outlets in the middle of the walls. Where is the bed supposed to go and not cover an outlet? Why not put at least one two-gang outlets in each corner? Why? Think electric blanket, alarm clock and reading light.

    Good video for things to splurge on, would you be able to make a video on things you could cut back on?
    I do a lot of work myself and have trusted craftsmen in my family to help me with upgrades. Im considering builder grade cabinets just until the house gets settled and moved into and then use a woodshop on the first level to rebuild.
    Certainly that only applies to people who want to do that but some people are eager to move in and are okay with spending the money in a couple years for upgrades.

      That's a great idea for a video. I will do it. Touching on the builder grade cabinets, there are a lot of good manufacturers making great cabinets, of different grade levels. Custom cabinets are built to exactly what you want and need. Waiting a couple years to do that makes sense. Thanks for watching!
