Off Topic: When interviewing, if their issue is their delinquency rate, What do I say that shows them how I can add value and help bring those numbers down? What approach to that do you recommend to decrease delinquencies?
8:00 - Not sure if I can agree here. Some of the "social butterfly" managers do exercise an advantage there with residents who want a property manager who they can casually socialize with. Not saying it's my style or that I would necessarily promote it, but there is a strategy there that can be effective if done right. But it definitely does need to be done for a strategic reason, not just because you want to be a social butterfly. It needs to be an intentional technique, not just an automatic personality reflex.
