Is that 20% down payment you were showing? Renting makes more sense bc you put that down payment anyway you will get around 5% interest rate in todays market. Risk free. I would rather earn interest right now then buy later when rates cool down
That rental... Yikes! There should also be mandatory meeting with a financial advisor before you commit to a 30-year 7.25% mortgage.

The main thing is the tax deductibility of the interest and taxes…. But when you go to sell it you’ll pay the realtor 5%

When rates cool down you will already be priced out. Just like everyone who didn't buy before summer of 2022.
