Hi Kyler! Thanks for showcasing my community Montgomery Oaks. We have already had customers come in from watching your video. I am extremely appreciative!
@@meetmolly3645 they only have about a year or two left in development, I’m on the MMD board and have access to the development plans. Call our team and we can get you first access on any new lots. ferrisrealty.com/survey
Please forgive me! After looking @ the video it plainly shows us the HOA and Tax Rate. Also it was Sunday night and I apologize for interrupting your Family time😢
Correction. I believe this community is zoned to Lagway Elementary which is a new school built about a year or two ago and not the same school near Woodlands HIlls. Also they’re building a new middle school next to Lagway Elementary which will prob be zoned to this community as well.
I wouldn't say the home are cheap or rock bottom price as home values are still inflated. Rate cuts just started which means these homes will have to drop in value due to high inventory. Are you starting to see home prices come down?
@@kiranbajaj1104 no! And most of the area around the lake is not in a flood zone actually. Only a few neighborhoods downstream that were built prior to the lake’s construction flood often.

Property taxes in Texas are the seventh highest in the U.S.
You can pay off your home but you can never pay off the taxes
Texas doesn’t have State income tax, I would rather pay more in property taxes than pay state income tax
How much the HOA?! And home tax annually?! Please
@@promirosee $700 annually for hoa and a 2.99% tax rate before a homestead exemption
wow this is wayyyy out of Houston though. Is anything outside of 99 Grand Parkway still considered Houston at all? -_-

Why do you not have basements in Texas?
@@searlearnold2867 The water table is too high in most of Texas, water would get in the basements too easily, so we use attics instead for storage
@@livinginhtx Gotcha, really nice homes down there ! Hope to move down there. Canadian winters are getting old.
Is this community in flood zone since it's not far from the lake.
