Emerald at Katong, Parktown Residence and Chuan Park are hot favorites this year. Toa Payoh seems to be next year. What’s the outlook like for attention worthy developments in 2025 when supply will be lower and int cut should have progressed?
Hi Joshua! You are pretty spot-on! Looks like you have done plenty of homework! For 2025, we expect to see more new record PSF in these upcoming launches. Judging from the past market trends, I foresee the existing projects with sub $21xx - $22xx in OCR, $24xx - $25xx in RCR , coupled with FED cutting rates in September (buyers gain more confidence), will gain back more attention over the newer projects. On the flip side, assuming I have a sufficient budget, I'd totally go for TPY due to the lack of supply in private condos.
Very different opinions about Chuan Park from others! For Scala, $2k is the asking, but last transacted is lower. So it’s not around the same as a $2400psf Chuan Park? And if the other nearby projects have owners sitting on $400psf purchase, they can definitely be very competitive to Chuan park sellers who would want a +$200psf after ToP.
You're right! End of the day, it boils down to your needs and goal! If you are buying for long-term stay, the quantum is somewhat similar, quite reasonable and safe to enter in my opinion. But if you are looking to flip in 3 years, then there are better options. :)
