      Thanks for the kind words! Covid indeed was one of the contributing factors to price up. Not just EC but all properties across Singapore. But we must understand that TDSR plays a huge role after an EC MOP. TSDR = Can get higher loan = Easier to buy with lesser restriction Honestly, no one can accurately say whether profit will continue to be this high or not but the entry point is more safer than regular private condo.

    You totally side step the carpark issue of 50% only. I guess selling is more impt for you

      I'm fully aware that 50% carpark lot is one of the biggest objection for Novo Place. It sounds almost like a "this-project-is-not-near-to-MRT-station" kind of objection. Will Novo Place perform badly in the future due to carpark lot issue? Perhaps. However, this whole video revolves around MY OWN opinions as a resale buyer. What I love about this future home of mine. Everyone is entitled to their own opinion, and it’s perfectly okay to disagree. Plus, if my intention were to “convince & lure” people to buy this brand new EC, why would I present the profitability data comparing a new EC with a resale EC-data that could potentially deter some buyers and jeopardize my sales?

      Hi! No one can accurately tell how much annualized return one can get for any project. However, I believe Northwave is gonna enjoy a huge spillover effect from the recent Norwood Grand launch. Just compare the PSF gap between the two. Norwood $21xx VS Northwave $12xx. Do you think entering at $12xx and exiting at $15xx - $16xx is difficult in the future?

      Thanks for the kind words! I'm assuming you are getting a 4-bedroom as your next home. Forestville and Bellewoods are just 1 year apart, I would say both are safe to enter. The difference to note is, that most of the 4-bedder in Forestville have small common bedrooms (Can only fit in a single bed) Whereas for Bellewoods, most of their 4-bedder can fit a queen-size bed with walking space. Personally, I would choose Bellewoods over Forestville for this reason. Hope that helps!

Anyway, nobody knows for sure if the economy will recover. Singapore is a mature economy, not easy to achieve healthy growth.

    Emerald at Katong, Parktown Residence and Chuan Park are hot favorites this year. Toa Payoh seems to be next year. What’s the outlook like for attention worthy developments in 2025 when supply will be lower and int cut should have progressed?

      Hi Joshua! You are pretty spot-on! Looks like you have done plenty of homework! For 2025, we expect to see more new record PSF in these upcoming launches. Judging from the past market trends, I foresee the existing projects with sub $21xx - $22xx in OCR, $24xx - $25xx in RCR , coupled with FED cutting rates in September (buyers gain more confidence), will gain back more attention over the newer projects. On the flip side, assuming I have a sufficient budget, I'd totally go for TPY due to the lack of supply in private condos.

    Hi, 1) what are your views on the fact that so many of the 1st owners' entry price are so much lower than us buying as 2nd owner? Whereas for new launch, the disparity is at least not that big. 2) would buying mop ec still be the strategy if not buying for ownstay? Buy for investment. Thanks

      Hi Yee Long! 1. The main reason is that ECs are "subsidized" by the government but buyers have to pass all the eligibility tests and restrictions (5-yr MOP) to "enjoy this cake". Whereas for private new launches, there is no restriction, you can flip after 3 years of SSD. In short, EC 8 yrs gap VS private new launch 3 year gap, of course the gap will seem big to us. 2. Personally, I will do it with my wife because it has been proven to yield higher gains with lower upfront costs. But this strategy isn't so prevalent in the marketplace because no one talks about it. (If you know, you know)🙂

      Hi! I'm assuming your actual question should be "Can a 20-year-old resale EC still make money?" If you are not concerned about making a profit, purely buying for own stay, then I think it is perfectly fine to go for it as long as it meets your family's needs.😁

      @@brunog6151 Just my 2 cents, anyone is open to disagreeing ya. 1. A 20yrs property + another 10 years of you staying in it, that would make it 30 years old. What makes it so special for the next buyer to consider buying over a 3 decade old property? 2. You definitely need to spend money on renovation, for an "aging" property, that's a sunken cost that will eat into your profit (if there's any). 3. I'm certain there is still a group of "first owners" who have entered at extremely low PSF and have not sold yet. What is your entry price gap vs theirs? How big is the gap? 4. 10 years down the road, all properties will rise in value due to asset inflation, you will sure see gains but it won't be as much as the newer one.     Do consider other factors like human traffic in a development. In my observation, most ECs are very crowded. Do have a house visit on a weekend and one will still notice a tad difference between EC and private condo. For families seeking for liveability, 300-450 units project will be a decent consideration.

      Hi there! Thanks for bringing that up! It is true because most ECs are long-term, own-stay options for families. So we do expect to see a higher human traffic. Very much like the example I used, we will see more people in the night market than in a fancy restaurant :)

    Exactly the topic I was waiting for 😀. Bought a resale sol acres 3 bedder this year as that's one of the 'lowest' quantum for a relatively new development (5-10 years old) in west area. Bought in at around 1400 psf. By year 2030, will we be expecting 1800 psf & above with the disparity gap of new launch OCR condos?     No, i seriously dont think so. The reason why prices continue to go out modestly because sellers had holding power. The only way sellers will slash prices os when sg became like china situation or serious worldwide recession.

      Hey mate! Thanks for raising this question! It is a valid concern among all of us. If this scenario occurs: 1. Affordability will be the first to suffer. Loan amounts will be further reduced as banks adjust their stress-test levels to ensure "prudent borrowing," requiring buyers to pay more cash upfront. 2. Higher mortgage installments will deter most buyers from purchasing and delaying their upgrading plans. This combination will undoubtedly dampen demand. From the government’s perspective, the last thing they want is for the property market to collapse and homeowners to be forced into fire sales due to "high interest rates." They might consider easing some cooling measures to help boost and recover demand during tough times. In short, prices might not go up as fast and will not crash either.

    Property prices will still go up ,reason inflation ,costly manpower ,steel,cement,pipe,wiring,glass,landscape,war ,climate disastrous all these add up ,now u understand even future young generation cannot afford a roof on top their head 😢😢

      Yes you're right. Those are inevitable. Even nowadays u no longer see agents preaching on sell HDB and upgrading to condo without topping cash. The gap is simply getting wider. Even for myself, upgrading and owning a private property will be much harder in the future.

    5:00 lake life and sol acres are ec so not apple to apple. Even if you buy north gaia today sure huat also. Basically there is zero ec that don't huat.

      You're right, it is not an apple-to-apple comparison. However, in the eyes of upgraders and interested buyers, they only care about the affordable quantum/entry price that appeals to them. Whether it was an EX-EC or private property, it was not much of a deal to them because both had identical facilities and attributes of a condo. Take a look at Riverfront Residences and Treasure at Tampines, for example, both are located far away from the MRT station and still manage to be very profitable with zero loss. All I wanted to convey is that if the entry price is sufficiently appealing, people are willing to compromise on being a bit further from the MRT.

      Thanks for the kind words! I'm assuming you are eyeing the 3-bedders around $1.3m at Northwave EC. 1. Putting the MRT factor aside, I think this is a great option for family-upgraders because of its decent layout + big space at digestible quantum. 2. Northwave EC just hit its 5-yr MOP, as of June 2024, there were only 9 units of 3bedder exchanged hand; though volume is low we are expected to see more transactions happening. 3. Even though the first-owner bought at around $7xxk - $8xxk and you are entering at $1.3m, I believe there is still plenty of room for price growth. 4. In my opinion, Championway is expected to launch at around $20xx - $22xxpsf, this could likely divert some buyers with a limited budget to find "cheaper alternatives", stimulating the district PSF growth in the resale condo segment.       What a wholesome analysis! 👍 Northwave seems to be sitting in the category of 'quietly on high performance potential' being low profile but with great value. Given the lowest possible entry price in decent location (red line to CBD, not geylang), spacious for HDB upgraders and dwellers, upcoming NSC, RTS, TEL, direct city bus for greater connectivity forward.

      In my opinion, the resale price point is definitely attractive for buyers who are looking for long-term own-stay. E.g $1.6m can get you a big resale 3 bedder for family of 3 - 5 pax.
