The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!
It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.
I get such worries too. I'm 50 and retiring early. Already worried of the future and where its headed, especially in terms of financies and how to get by. I'm also considering making my first investment in the stock market, but how can I do so given that the market has been in a mess for the majority of the year?
I'll suggest you create a diversification strategy because building a good financial-portfolio has been more complex since covid. Recently my colleague advised me to hire an advisor, surprisingly I have accrued over $120K under the guidance of my coach during this crash. She figured out Defensive strategies to protect my portfolio and make profit from this roller coaster market.
For you to grow your portfolio in today's market, you really need to be coachable and willing to get off your high horses. I for example, have managed to grow mine from $150k to 300% of my initial deposit within the past 8 months just by copying trades from a broker that has better skillset and technical know-how than me.

Bummer that they didn't take the $8.5 million. But, I appreciate your including the comment "You're squeezing me because I'm in a 1031." It's very telling. There's a tax advantage, to real estate investment but the seller can weaponize the 45 day property ID window against you and you can't go for a lesser value property. I get why US real estate is so expensive and the Mallahs get stressed and need to go to Vegas a lot.

1031 buyers are squeezed right now with low inventory in my market area, mostly due to the rates. A lot of properties available are not traditionally what would be attractive to a 1031 buyer so pickings are slim.

In big deals I imagine sometimes a half a million might not be worth losing a good working business relationship worth many million more long term, and exchanging for an uncertainty. Plus maybe they already made other pending deals for other properties

@@vjedjr.9584 I think what happened is that he told them some serious stuff about their tax situation and after the fight and during editing he decided it didn't look good/ told to much information and had it cut. Also you have to wonder why they decided to still go with the other guy over 500,000 more than the offer? If it was a higher bid he would have said so, it could be that Ben (I love him and his family and business) has gotten a reputation of being to much of a shark and maybe someone or someone's he fell a fowl of.
