Focus on resistance bands and get one of those cheap rubber beach balls from a dollar store so you can roll your foot on it toes to heel. That'll get you your balance back asap.

I see many empty parking lots, like former Blockbuster Video locations, that if properly set up (because highly visible) could be easily converted into fenced in dog parks. The building could then be converted to accommodate both a pet food/toys/supplies company and/or a coffee shop (maybe even with a side drive-thru). Every other person at the dog park will buy a coffee and a box of mini doughnut (donut in America?) ‘holes’ for their kids. And because it would be a highly visible dog park (many are not!), many single people, women and older would feel safe 24hrs. So it would become … a dog park (in front) with a 24hr doughnut store and a pet food store with loads of lit parking. I think there is an opportunity in something like that. Thanks for the video.

I have over 70,000$ usd for a down payment and bank won’t lend since I’m self employed Untill I get my 2 years on the books. it’s a lot more to it then just “down payment” man it’s bull shit. Before the crash of 08 they were giving everyone loans but I was only a freshman in HS then

I assume the appreciation of the assets during the time of ownership is the real money maker.
Cap rate is based on total cost of the building. But he uses loans, so the actual returns on his invested money is higher (prior to interest hike it was MUCH higher cash on cash return)
People like this keep us all working. We work for a investor who buys residential properties and rents them out. They buy 300 homes every year and we clean up the landscaping and trees. Thank God for these investors
