I paid 16 dollars at a COE park Boat launch marina store with resurant slips for rent and boats for rent nice shower house Nice new playground Electric 50anp and 30 amd sites with water dump station.
Right now sitting on Centerhill lake at COE campground. With the Senior pass it only costs $15 per night. Water, 30 and 50 amp service. Dump station on site. Plenty of space and shade. Was at Anchor Down a few weeks back. Y'all enjoy!
It looks nice. That 89.00 per night is for campers maximum 25' The next level is $106. per night. Seems a bit high. There is a new CG on Watts Bar lake in Rockwood Tn. "Rockwood Marina and RV Resort" that is a little cheaper and is literally on the lake. Good review.
@@Sunny-kn6th Dandridge isn't really that popular. There are much cheaper places closer to popular areas like Pigeon Forge. Granted it is nice but not really that nice cost wise. I would think a newly opened place would lower the prices to draw in more customers. But it's okay I still may go there to experience it.
Good Job as always, You were about 30 minutes from our home. We drove through the campground, but have not stayed there yet. Don't forget to check out Appalachia Ridge. It's next to the Museum of Appalachia and opens the 30th of this month. The same folks that own the Ridge in Pigeon Forge, own this one also.
Mercy! They stripped that area of all the greenery all the way down below the topsoil. Even a few trees would have made this much more inviting but instead, they are cramming as many sites as they can get. Not even allowing for any pull-thrus. And $109/night. Without shade, this region can be blistering in the summertime. :( Nice amenities though.
They didn’t sell any topsoil. The place required a lot of grading to make something of it. Same for the top of the mountain where they are building cabins. It hadn’t been farmed or mowed in 35 years.
I would think that having concrete, rock and pavement that place would be very hot and uncomfortable in the summer months. And, the cost is too rich for my pocketbook for a place with sites so close together.

Sprint is gone. They were bought by T-mobile 3 years or so ago. I work for ATT so I am glad to hear there is good service there. Great review! We stay in Creek Side RV Park off Hwy 321 to Townsend, in Pigeon Forge. It it about a 1/2 Mile off the main strip and about 1/4 mile off Hwy 321. So it is very quiet. We saw the park but it wasn’t open yet to drive thru this past spring. We went to the Bush’s Baked Bean visitor center, there in Dandridge, TN.

A lot of folks will pack it in just to stay somewhere nice close by all the tourist attractions and Smoky MNP while getting to be a little further away from the crowd and have a nice restaurant on site 😀 We would! And definitely will again! Sometimes we don’t like all the dripping from trees hanging over our sites. Getting on the slides, dripping on us after a rain…we don’t always want the trees. Depends on the trip.

Ok I like trees at my campsite but that one looked great!!! I will definitely go there. I can't wait to see the upgraded sites with the outdoor kitchen. Do you know when those are supposed to be done? Also thanks for that tip on the marshmallow and baileys yummy. Gonna have to try that with some tequila rose. Also we just upgraded our travel trailer to a 2022 Jayco Jay Flight 34RSBS so it should be nice and clean LOL unlike our current one

we will check this out for a fall visit this year. btw the sites look level. flat and level is our number one like. we have stayed at the Margaretteville rv resort in Pigeon Forge which is great, but can you believe a brand new resort and almost no level sites. brand new concrete pads where your front tires are 8" off the pavement. I went checking all the open sites and found one I could move to but it was only a little better. unbelievable design.
@@steelpix Yeah we get it, a lot of comments are saying that also. In our opinion, it’s no different than any other brand new multi-million dollar Resort development. They gotta recoup it with packing em in. And infrastructure is incredibly difficult if you don’t remove some stuff. No different than how housing developers are putting them in! New subdivisions are awful about tearing out every tree and packing in specs on tiny little lots. It is what it is. But we don’t mind when it comes to camping in a popular tourist area. Many people will still love to come here and explore all the fun nature that’s around! Doesn’t necessarily have to be on the actual campground sometimes because they’re coming there to park the camper and explore, not necessarily need all the nature right at their own site. There’s campgrounds for that too! Takes all kinds…. We like them all.
Just discovered this resort but you got there before we could. Good job! Nice "resort" and the price will reflect that. More grassy spaces for our pets would be nice and of course, being in the direct sun, that will be a negative.

That’s understandable. We feel more that way about new subdivisions! Not too big of a deal when camping for us, but we couldn’t live on a tight lot with zero trees. So for us part-timers, we don’t mind it, especially when it has so many nice amenities and other things to do and places to go nearby!

There are only six people there because everybody else found out about the ridiculous prices. They cleared the land so it looks like an RV parking lot with picnic tables while they wait for the shrubs to grow in few years. If a plain back-in is $107 a night I can only imagine what the new "Premium" spaces are going to cost. Can't anybody just build a simple campground anymore, you know, trees, grass, maybe a pool, cement pads, paved roads that's it. Do they all have to be mega resorts with mega price tags? I'll pass on this one.
That would a miserable place to stay during summer no shade all that open concrete and gravel that soaking in that heat to radiate it back up from the ground 100 dollars a night to be in a oven
We live close to this RV resort, so we decided to check it out over the weekend. We will NOT be going back. The location is not convenient. You drive down a narrow two-lane (no-shoulder) road to reach the resort. If you arrive after dark, there are no streetlights. I looked on the website, and the rates were over $100 per night. It wasn't worth that for us.

Yes there are a lot of campgrounds charging well over a 100 a night and are full most of the year. As people find this location it also will fill up just because of proximity to Sevierville and Pigeon Forge. People will pay 100 or more to be here. You are wrong to think 100 is to much. 10 years ago yes but not in the world we live in.
Sorry but the showers and laundry facility look cheap. Especially for the price. We just sold our RV park with 60 sites and had nicer facilities than that.
Not my idea of camping just park in a Wal-Mart parking lot. The cafe and butcher shop were nice. Not much of a view compared to other area in The Smokey Mountains. For me more dislikes than likes. Your review was through and was informative, told me enough for me to not want to stay there.
No RV resorts for us. Just saying. We camp in The Smoky Mountain National Park, where nature flourish in our self contained Rpod. Beautiful sites, with trees and real campers who love nature and don't have to have the kitchen sink with them. Just saying 😊

To be honest they probably sold the topsoil which is the reason for all the rock. I look for grassy area in a campsite.

Thos was probably geared towards bass fisherman. They have huge bass tournaments in Dandridge on Douglas Lake

IMO the only RV park worth over $100/ night is Ft. Wilderness at Disney World, and maybe the one RV park in Key West.

Yes ok, we have the Lectric 3.0 and really like them. They’re heavy though. But love getting around on those things!

Yes there are a lot of campgrounds charging well over a 100 a night and are full most of the year. As people find this location it also will fill up just because of proximity to Sevierville and Pigeon Forge. People will pay 100 or more to be here. You are wrong to think 100 is to much. 10 years ago yes but not in the world we live in.

Sorry but the showers and laundry facility look cheap. Especially for the price. We just sold our RV park with 60 sites and had nicer facilities than that.

Not my idea of camping just park in a Wal-Mart parking lot. The cafe and butcher shop were nice. Not much of a view compared to other area in The Smokey Mountains. For me more dislikes than likes. Your review was through and was informative, told me enough for me to not want to stay there.
No RV resorts for us. Just saying. We camp in The Smoky Mountain National Park, where nature flourish in our self contained Rpod. Beautiful sites, with trees and real campers who love nature and don't have to have the kitchen sink with them. Just saying 😊
No one should go, the city took a innocent parties property to build it.
Looks like a great place, little pricey but very nice. Y’all should come down to Mississippi and try out the new Percy Quin State Park. All redone and it is wonderful!
