I can imagine turning that place into a home, I have past experience with turning unconventional proeprties into homes. The water flow is an asset, you could generate a massive amount of electricity using a modern turbine generator setup. The actual sawmill cutting area would make an awsome room, I would cover up the pockets in the floor using polycarbonate so you can see the old pulleys and shafts.

That is an amazing property! There is that structure to make the comfy home easy and cheap, then all the rest to transform into a bigger home, rb&b or b&b! Looks great, full of potential!

Of course there is lots of hydro power potential but it would take a lot of work, the place is very kid-unfriendly and being in a gully, there's no sailboat-quality sunsets to enjoy. It's probably a balance between initial and repair costs but it looks like a place with non-stop repairs, kind of like a sailboat. I'd keep looking.

That is a cool property you could do so much with. I would check into recreating the saw mill powered by the belts. I would also add hydro power from the water. I think the stairs were just leaning where you climbed up. Check out the water and soil to see if it is safe for you and your family. Dumping was common and can cause problems for all kinds of things down stream for water and Environmental on the soil. If that comes out clean then check out to further.
Put a glass floor over the mechanicals in the floor with indirect lighting. Love it. Infinite free off grid energy. You could a run crypto mining operation with all that free power.
Great property!!! If you do get it I know a retired civil engineer who is currently living there and he would fall in love with it also. But I'm sure he would be happy to help you if needed on complicated projects.
Its beautiful! As a retired technitian my first thought was, a generator where the paddle wheel used to be and you have free electric for life! (My dream, lol) My concern? What is your leagal liability for the dam. Should it break, what happens below and who's responsible for any damages Best of luck guys! It is awesome!

James I am late posting this so I hope you see it, I would look up Mr and Mrs Adventure on TH-cam they bought a watermill in Portugal, I am not sure where but they are presently converting it, when the first moved there it was completely overgrown but they hired a guy with a excavator to start clearing and what the discovered is amazing but if you can get in touch with them they can give you some insights to the pitfalls, Good Luck

James, Anna wants a house that requires the absolutely minimum of rehab. Purchasing appliances and furniture is the extent of her "perfect" house. "Her" daughter, unbeknownst to you, is her primary concern. Obviously, to you, every project is another Zingaro. The first Zingaro, I suggested a complete refit. Unfortunately a lack of funds truncated a viable refit. Zingaro slowly fell apart. Now, you are enthralled with land property, that will be underfunded.
I just see work, work, work, and never ending work and a lot of money to get up and running, then comes the maintenance. Been there, done that, now all I want is a small piece of manageable land, small cozy house, rigged out with best, so I have a home base and be free to sail and explore.
I like this property much better than last weeks property. When you build your house, consider building it like RR Buildings builds his buildings. Look at his Dream Shop Build on TH-cam. That's the way to do it for the best bang for the money and have something supper nice! How many acres come with this property, is that flat land above the metal staircase part of the land and would you be able to build on it? I like it for the water and because the structure looks like it has a solid foundation. Question is, can you improve it without much red tape from the government?

Also, of course, def find a good civil engineer to evaluate condition of buildings, cliff, and most important: what it will take to strengthen the dam! And what is peak water level. Good luck!

Because it was a commercial property , might be worth having the water and soil test for chemicals and bio-hazards.
Absolutely, esepcially with a kid onboard who will be down in the dirt and generally more vulnerable to things like lead/arsenic.
