I had a good experience while investing in share market during this pandemic. Due to this pandemic, my expenses shrinks. Hence I had an option to pre-pay my personal loan or take the risk and invest the amount in share market or mutual funds. I took risk and diverted my 20% monthly salary since March plus some savings in share market. I choose some quality stocks based on my analysis and today my portfolio has been grown by nearly 29%.

Nicely explained. I will add few points, basis personal experience and observations :-
    1) Even though MF investments / Stocks may yield returns , marginally better than ROI on hsg or vehicle loans, many Indians attach stress with running a loan & ideally decide to foreclose them.
    2) As agnst popular convention of keeping 6 mths expenses rqmt in cash ( SB a/c or Lqd funds or ST FDs), Corona has taught us to plan for a longer period.
    3) Investments are possible only if they are done first, before using for expenses ie forced investment. Otherwise wants keep coming.
Thus Income minus planned investment should be allocated to expenses. Otherwise it won't happen.
    Thank you

I am sorry but I think your calculation is wrong, you forgot the compounding effect. Example:-
You take a home loan of 50,00,000 at 8% interest for 20 years. Your EMI will be 41,822 and the total amount payable will be 1,00,37,280.
After paying EMI for 10 years, your outstanding loan amount will be 50,18,640. And at that time, suppose you have the money to repay this outstanding amount. So, you can prepay 50,18,640 or you can invest this money.
Let's say you invest 50,18,640 in FD at 5% interest(Which you have shown in the video) compounded monthly for 10 years.
After 10 years your investment will be 82,65,747. Net gains = 82,65,747-50,18,640= 32,47,107.

    • @tarun7242

Compounding effect is on both and more on homeloan since it was being carried for 10 years ...some is definitely wrong with the logic and practicality here.

@@tarun7242 But the loan is calculated on present value basis and investment is calculated on future value basis.
Amount of Interest on loan decreases as you pay principle amount and Amount of interest on investment increases as you get return on investment and reinvest those returns
These will have huge effect in long term
You can verify on your own with the help of emi calculator and compounding calculator on google

I think you missed a point which should be considered as well. EMI has 2 components & usually these days all Banks offer reducing EMI. Therefore I think one should consider the outstanding amount of loan before pre-paying it. For Ex. If a loan of ₹10 lac was taken for 10 years then benefit is only available if we prepay it in initials years but if we want to prepay it after 7 or 8 years it will be a loss as banks have already recovered majority interest.
In nutshell I think decesion should depend on NET EFFECTIVE ROI & not the actual ROI as it's a sunk cost which is irrelevant for decision making.
Request you to kindly correct me if I am wrong. As I learn a lot from your videos

    • @nikhildumbre2115
      @nikhildumbre2115 2 ปีที่แล้ว

"banks have already recovered majority interest" this statement is wrong because bank doesn't charge more interest in initial year.
As we have higher loan amount at start the interest component is more and as we pay the principle interest charges is less (because outstanding loan amount is less )

I would still say, prepay Home Loans (if early years of Loan Tenure) and not invest in Stocks/MFs (if 25+ Lacs of Home Loan).
Because per year around 2 to 2.5 Lacs of Interest you'll be paying for such a home loan, whereas you'll be gaining only 10 to 20k in Stocks/MFs if you invest 1 to 2 lacs in Stocks/MFs and earn interest of suppose 10+ % on them.

Sir, with over 30 years of experience, as an investor, I can say with confidence that average returns on mutual fund investments (on overall CAPITAL) is between 7 to 9 percent (max 10%) for 98% investors. Average return is 7.5% only. Best is PPF & nothing else.... One has to do nothing, just invest & go to sleep, peacefully, without taking ant tension, live life happily ......Taking botheration, high risk, losing peace of mind just for 0.4% extra is foolishness..... BUT THEN WHO WILL GO TO BROCKERS ??

If one reaches that level of knowledge and skills then there is nothing wrong in taking a loan. A personal loan of 10lakhs will shell an interest of around 1lakh in a year. With that 10lakhs one can ear 10 lakhs provided he has knowledge skills n experience. Calculated Risks are crucial.

Most successful people started from nothing. They didn’t wait for the opportunity to knock but created the opportunity on their own by working hard. Mr carlos kingston is a legendary forex trader I have been trading with for about 7 mounths now I earn up to $15,000 from forex trade with him. this is why I will always recommend him for your trades. i guess this is the epic start to a new chapter in my life. I just feel like more people should be made aware of this opportunity, feel free to contact him @carlos_1uptrades on IG.

Hi Mukul, as per me If you invest 20 lacs in Kisan Vikas Patra instead of paying off early loan, your money will get doubled in 10.4 years means 40 lacs. And total interest on 20 lacs paid on home loan will be 9 lacs means 29 lacs. So we can utilize that option to make 12 lacs straight away. To save tax on KVP return, we can invest in the name of parents. Pls share your thoughts 🙏🙏
