    Some great ideas there - real food for thought 🤔 Regarding roof windows, my house has solar panels that cover the southern aspect of the roof that faces the street (I intend having a large dormer to the rear). Do you have any suggestions how I can include some form of natural light (& ventiliation if possible) in this scenario? I have seen some houses with a roof window surrounded by panels, but without having done precise measurements I'm pretty confident I'd have to lose a panel to accomodate that - which I obviously want to avoid. I have thought of possibly using a couple of light tunnels up near the ridge, but that wouldn't help with ventilation. All advise is gratefully recieved 🙂👍

      Hi Tony. Thanks for watching and the great feedback. If the front aspect is covered with solar panels your best option will be to include the roof lights on your dormer. There are lots of options for flat roof lights but make sure you go with the ones that you can fit blackout blinds onto as otherwise it will be very bright early in the morning! 😁

    Great video. We are starting the loft conversion process now, having a nightmare with architects. One quoted £5k, another didn’t reply to emails or calls after we asked them to produce the plans. The last one has quoted £990 for plans but still waiting for further information on planning application/building regs fees. What are the average costs for the planning process in the South East? Happy to pay a premium for a decent architect but equally don’t want to get ripped off! Thanks

      Hi. Thanks for watching. Architects can be very expensive and unless you are designing an amazing new build palace you don't need to pay a fortune! There are plenty of comparison websites that you can use such as MyBuilder.com where you should be able to find cheaper quotes. Alternatively have a look on your local council website, see who your neighbours used for their plans and give them a call. 👍

      You don't need a proper architect for a loft. Its all mostly basic. If you live in a bog standard type of house (3 bed semi detaches for example) a planner is more than enough and cheaper. Go via recommendation first. Ask around friends and family. 2nd - neighbours in your street that have lofts done. Knock on their door. I did. People are mostly friendly and will be sympathetic to building woes as most people have suffered from cowboy builders. Places like check-a-trader are full of cowboys and there is no recompense following complaints (believe me I know). Failing all that try the federation of master builders.

    Great videos, I am really enjoying the advice / guidance your channel provides. I have recently bought a house that has a large loft, sadly, it has a low pitch on the roof. If I measured correctly then its about 1.9m in height, so a little shy of the 2.4m you recommend. The rooms below have 16” of clearance above the door frames so I could lower the ceilings to get the height required, but as you pointed out, would be costly and messy. May I ask, is the process of lowering a ceiling a speciality, because I am not able to find many / if any where in the midlands that offers the service.

      Hi Karl. Thanks for watching and the great feedback. Lowering ceilings is not that common so lost builders probably haven't done it. It isn't too difficult for a builder to work out but does cause lots of mess and disruption. As long as you tell the builder up front they will be able to factor the cost into the job. Have any of the other houses on your road converted their lofts? If they have it would be worth knocking on their doors and asking them what they did and who they used. 👍

      @@JoeBlogs thanks for the response, i am not worried about the mess / disruption as we'd only be doing it once and plan on being here for the next 30+ years. Sadly no one else has done it and its probably due to the scale of the works. If you know of any resources that could educate / assist me on the matter that would be greatly appreciated as i'm struggling to find anything at the moment. P.S. Keep the content coming.
