      I don't believe one floor plan option for elderly and wheelchair accessible is a good idea because I was lucky with my parent's house to make it wheelchair accessible so my parents could age at home and my mother could die at home. Their house now my house is only 50% larger with same number of rooms including bathrooms and bathrooms. How would you resell a one floor plan house?

      There are lots of older Americans who would love to buy a one floor wheelchair accessible home. I think you underestimate your market

    OMG this is my thesis topic for graduate school. I’m literally writing about modular construction and tiny homes to spur affordable housing. I need to research them, sounds like a great company!

      That is super cool Adrienne.
      A factor fighting against affordability in every community in every municipality- Real Estate is a ‘price taker’ marketplace, and I have not met anyone willing to leave profit on the table for their neighbour at scale (lots and lots of one off scenarios).
      That said, look into Heartstone Homes- they’re in Ohio right now and selling Manufactured Homes at wholesale because of their business model. Incredible humans running that company. They’ve been under the radar but seeing they need to be more public facing going forward.

      These vacant lots have rules. They only get sold, for one dollar to someone who lives on that block. It is to prevent real estate speculations and vultures from further taking advantage of economically depressed neighborhoods. It mist be owned. That's why these do not get built at a fast rate . TIFF areas , look up what those mean. That's why the grants are available. Zoning and funding.

      If I had a lot of land and money, I would have these built for low income people. Plant fruit trees, a community garden and hen houses. Then we could raise some of our own food....

      The difference of 150k is forgiven it only works if they’re able to build & keep the value up if you build & lower the value in the area it won’t pan out.

Blame the city, city codes, cost of permits, state and local taxes, corporations that buy empty homes when they have no business in real estate, infrastructure costs from plumbing to electric to roads...it all adds up to the final cost. Huge and complicated problem.

      I wouldn't call it holistic. They're not planning neighborhoods. They just build and offer financing for houses.

Having found a way to vertically manage the WHOLE process, they've also cut through all the normal NIMBY & institutional red tape, to offer a full spectrum of services & can still make a small profit. You just don't see this in the "BUY" arena. Yes, in the "FOR RENT" industry, where there are formulas for tax abatements, local/county/state/federal grants, loans, etc. But OWNERSHIP is the key.
      Inherent is helping with down-payment costs, offering LOW-Interest mortgages, acquiring the lot in a "free market," building out of a factory that can build modular units at higher & higher volumes, training labor in saving time/$$$, sourcing materials, appliances, fixtures, etc., at discount/economies of scale ... and creating careers & jobs for those in the area. And delivering a "turn key" dwelling, as well. And for a final build cost of 260/sq.ft., is astounding in a city, after all subsidies. It's about as HOLISTIC as you can get in this day & age.

      how i work in construction managment of modular pre fab homes. these pre fabs are make in a warehouse by robotsmand only needs a team of 5 unskilled workers to assemble. instead of 20 skilled trade workers. putting trade workers out of work.

    Many industries rely on dog & pony shows and carnival barkers to attract customers, and apply smoke and mirrors to distract them from their obvious failings or rip offs. Sadly this is the MO of most of the residential building industry and players on the modular and prefab side of things. Not here. Inherent Homes has the right approach and mission. If I could have my feet cooperate, I would give them four thumbs up. This is the first video showcasing a company that didn't raise red flags or offer an unpleasant whiff of usury. Bravo!

    Very nice, especially for the real world and the tight, financially-stressed, urban setting. These are the “best uses” of prefab, where all the advantages come into play. Contrast the wide-frontage ADUs with huge window walls for wealthy buyers who have huge lots. These narrow units can fit most any American urban environment.

      It'd be interesting to see how affordable prefab row homes can be. Too bad a lot of cities aren't zoned for row homes.

      @@freddybell8328 I know there was a study done by Habitat for Humanity, and the response (to get through the NIMBY resistance) was to develop "Townhouse"-type groupings of homes. They appear to be far more substantial as a perception of value/income. And the 2nd benefit is that there is a shared cost of walls, with hopefully room for a small yard, or shared, communal area in the back. British blocks were built this way in Notting Hill. A small area for a back yard/garden & then a communal piece of shared land with walkway, seating, planting, etc.

    So much to like about this story. Not just an affordable pre-fab home, but re-creating community. Like the focus on high energy efficiency (low utility cost, etc), and building trade skills within the larger community. That they offer lots of exterior custom options, it give homeowners the ability to customize the look of their home while managing building costs with a similar interior floorpan.
    Hopefully you can revisit in the future to see how Inherent Homes is evolving as a builder, and the impact they're having on the community. Great story. We need more of these in other North American communities.

      It seems. But the fact that these are quickly made super fast yet they price them outrageous an way overpriced for most. But that the whole point. To keep ppl in debt. The bank needs these ppl to get loans add interest etc same with them builders to get loans to build. The interest is where the bank makes its money. Your money my money isn’t

    Hi from Sydney, the 2nd most expensive housing market in the world where the median is 1.2mil aud for a 3 bedder. Our duplex homes don't look much different to these and go for 1.6~1.9mil, but have questionable build quality.
    Wish I could swap markets. Adore the look of these and all the effort put in to help with affordability. Respect the hussle Kerry and effort you make to show new products and perspectives in the prefab market over there in freedom land.

    Excellent. 🙂👌 This is the way things should be done in these times. They are not just building "affordable" housing, but they are also helping the purchasers find >agreeable financing. And providing good permanent jobs. And utilizing dilapidated, empty lots. And helping to establish, to develop and to support small associated businesses. They are tackling the rebuilding and revitalizing of community. I would love to see what their smaller, bungalow units are going look like.
    Hopefully no big corporate realty organizations are going to come in, take over and ruin all of this....by reverting to doing things the way big corporate realty organizations most often do

      Indeed, I love seeing how Kerry ventures out. Although we are looking for a prefab or modular home in the Southern California region. We are waiting for a 3 bedroom and an office space layout. It is not even for kids, but we love to host guests while having two separate spaces for our remote work. I have a job where I am in meetings all day, which would drive my partner up the wall.     What’s new is old. When I was serving in Japan in 1980s, my in-laws lived in a house that was modularized. Four modules, about the size of a shipping container, were customized and put together to form a house on a basement level foundation. These houses in Chicago look really nice.

    This ticks so many boxes for millions of people who need homes without huge costs, also socially helpful, and very helpful to the big shortage of skilled labor. If I recall correctly, there is a shortage of 5,500 plumbers in the U.S.! The trades are excellent sources of lifelong employment. Just so cool!

    This home rules! Love the front exterior brick veneer. It’s very urban. I look forward to their expansion into other cities, namely mine. 🗽
    The layout is perfect. The living room/kitchen area is ideal for hosting guests. The family room would probably be my home recording studio. 🎧
    Inherent Homes might have moved to the top of my prefab/modular list. Sorry Boxabl. The company founder sounds like a really cool guy with a big heart. 🏆

    I do like the layout, but I always think that 3 floors works better, so that a single garage can go on the ground floor. In this situation, cars would have to park on the street.

      I live in Chicago and many homes that have either a basement, third floor or both are typically either single floor condos (3-4 units) or single family in more expensive neighborhoods. I sense they figured out with the first ~20 homes that this is the most economical way for them to build/scale and keep price down given their single family focus.
      Also, garages are usually detached and at the rear of the property with alley access; that's probably also not done for cost reasons, but easily something a buyer could add on later.

      @@makeyourmark00 Two floors probably is the optimum, especially when no car is allowed for. I've been to Chicago, but years ago. I'm in New Zealand and have designed a 3 floor townhouse, influenced by various Japanese designs. We've allowed for a hole in the house for the car, but not quite the size of a single garage. This means that the front door can be accessed from the car space rather than needing a door at the front of the house. It also provides good shelter for the door area.
      On the ground floor there is room at the back for a bedroom and en-suite, then up the stairs which are situated at the side of the car area and have a middle landing (2 flights per floor). Middle floor has a compact living, dining, kitchen and scullery. Top floor is main bedroom, walk-in wardrobe, bathroom, laundry, office and a compact sauna. All crammed into 160 sqm.
      Because of the seizmic zone, there does have to be a lot of engineering and deeper foundations. Structure is timber with a coloured steel exterior. Total estimated build cost in USD, is 475K. Not exactly cheap.

      I HATE those front facing garages but apart from that, they are a waste of otherwise usable space. In urban environments, street parking is quite common.

      @@eattherich9215 Well, they are not exactly pretty, but certainly functional. Even though I grew up in England, I don't like leaving cars on the street. I'm now in NZ and cars get a lot of UV damage over time. We have a build spot with limited space, so the only real option is to go three floors and put the car at the bottom floor. In one sense it is wasted space, but if car storage is important to you, then it's not a waste. I've actually opted for a partial middle ground because the car space is not quite long enough to fit a car inside and shut a garage door. Basically it's a house with a hole in it, that most of the car can drive into and the house entry door is in the same hole. Quite a few Japanese towhouses (garage houses) have this type of design and this is what we are modelling it on.
      It's nice to have a spot to drive off the road in the rain too, with shopping. The only negatives I can think of is cleaning the car with a hose, would have to be done away from the house and possible fire risk from an EV. There seems to be a few houses lately that have had EV fires in garages and the whole house burned down. Probably rare but something I'm considering. Three floor houses sometime sell better with a small elevator. I'm missing it out because to me it's 1 sqm of wasted space per floor. You might say, skip the car port and add the elevator? Our design has not yet been drafted, so it could change. I've looked at a lot of pros and cons to having the car space contained inside the house footprint. I feel that it suits us to have it, but it is definitely a lot of livable space lost. The problem we have with a two floor option is that we have a limit of about 9m of depth space. The footprint will therefore be somthing like 6.5 wide and 8.5 deep, with a 1.5m street setback.

    WOW! God bless! I used to live in Southside Chicago, if it's affordable, it's a dump, and even back in the 80's this was true. I LOVE the layout, inside and out, very good looking units. It's nice and new, lovely design. I realize it's a bit pricey, but with the new projects, he's considering everyone's situation, I like the sound of the bungalows, too. I have high hopes for his company. I really would love to see more companies following his example, not everybody can just LEAVE the city, for whatever reason and buy rural property. I love this project.

    I'm impressed! Very aspect of this home, it's organizational function, and the overall intelligence of the builder is a first of its' kind. What a very well built home with great energy effigiency and purpose. My hope is that they will work hard to keep the property taxes way way down so the families that are blessed to recieve the grants and perks of such a beautiful home can afford to keep it.
