- Seed Homes is rolling out the latest folding home in the Prefab Home market. I recently found out that Seed Homes had a new factory and a finished home with people living in it and instantly started planning a trip to them both. $58,000 for the Studio model is cheaper than the majority of the park model and tiny house mobile homes sold here. I went on the website and it’s super nice and much more high end looking than the park/tiny homes.

The price tag is the best part. I'm so sick of seeing tiny homes and ADUs for $200k+, defeating the whole purpose of mfg'ed and affordable homes
Makes me sad that the primary reason it's affordable is the material that's not allowed in the US :(

These tiny houses are 120,000. For 40,000 more you can buy a house. So ya 60,000 for a house is about all someone in this market can afford. Thanks guys.
@@TomCrockett-bl1gpBradenton FL: you can find Condos under 1100sq ft in 50+ communities for under $160K; detached SMALL (not mobile/manufactured) homes start @ $235K, &, under $325K is HARD to find; In greater Raleigh NC, detached SMALL homes (not mobile/manufactured) start around $290K, but again, extremely difficult to find something you actually want to live in for condition AND area, most are a minimum of $325K.

As an Albertan, this one makes me very excited. There aren't too many pop up housing makers catering to the Canadian market if at all much less the Albertan one where hail/snow/ice damage to ones property is not only common it's a way of life!
This home is breathtaking! I am gobsmacked by that kitchen and could just die happy in it. This home is just gorgeous. I wish I could live in one.

What I don't get about this type of home is this : If a product like this is a viable commercial option, why isn't a big company producing them ?
I'm sure any large corporation can do what a small company can, on a bigger scale, with much lower production costs.
So why doesn't anyone do it ?

Sorry your intro didn't work out! I absolutely loved this video! With lumber priced so high I think light gauge metal steel is an affordable option for the future. Very smart how they keep the utility components all in one 7' area. So very grateful to you for doing this video and others like it.

Dude I enjoy your channel and I want a home like this. The problem with every single company you visit or discuss is the same… the CAN NOT DELIVER! The wait lists are way to long and they just can’t keep up with manufacturing. Who wants a home like this if you’ve got to wait a year for it. Who cares if you can move in in 10 days if you’ve got to wait 2 years to get one.

Our town bought the second one built and it’s coming to Ontario, it should be all set up by the end of July. We bought the Garage option to go with the house. It will be located in Dubreuilville Ontario.
How much will the land rent or land purchase where the home is to be built on cost?

It will be interesting to hear what the occupants say about living in the Seed home. Very cool arrangement and when you're inside, it doesn't feel like you're inside a box the way some pre-fab homes feel.
We absolutely LOVE it, particularly the abundance of light and the efficient use of space.
Their website claims they have a 672sqft option for $54,788USD, but I don’t see it listed.
The home we see in this video costs 138,000USD.

Hi from SEED, yes we have contracts to 2030 but we are by no means sold out. An order today could be filled this fall. We have just opened a second manufacturing shop here in Calgary, we have additional plans for 9-12 months for another Canadian plant and then turn focus to USA as well.
this looks awesome, most excited for a prefab company in a while. Most places are just startups but these guys come from an industrial background, definitely going to be checking in once they get to the states.

@@cegengreenenergysystems8780 Just wanted to say that at 10ft wide, it's a normal "wide load" permit ( cheap and easy to do the paperwork on in the U.S. ), so drastically less money to move than a mobile home, which can be a lot more to move, as it's a "super" / two lane affair with the requisite secondary vehicles and special permits and so on. Not to mention issues with moving it as many freight companies don't want to deal with something that large and fragile. I've seen rates of 10K+ just to move a double-wide a state over.
A lot of people buy mobile and modular homes and forget to factor in the costs to transport. Kudos to you for thinking this far ahead :)

Wow. This is amazing after sustaining major hail damage last year, this option is compelling.
Such a great point. Weather is becoming more dramatic. As the owners of this home, we were able to meet with the engineer who assured us of its durability and strength.

@@wilty5 hello from SEED, yes, we can ship to the USA. Cost would be dependent on location but with our folding system, no oversize loads or restrictions. We do a lot of work in PA/WV etc as well as Colorado with our other divisions. A regular load to PA is about $6-7K. Cheers, Steve

This prefab home is big. I would change one of the living rooms and the art room and have two more bedrooms. The office would be my home recording studio. I would keep the living room with the bookshelf and the master bedroom. I would flip the kitchen to be open to the opposite side facing the living room with the bookshelf. This home could easily be a three bedroom home. And the price in USD was surprisingly low. Nicely done! 👏

A living room might have a seating space, various furniture accessories, and a purpose as an entertainment centre.
A lounge is typically a bit more formal and it may contain comfortable seats, couches, lovely tables, art, bookcases...

Well shoot, the "foundation" could be 10' wide and fold out with adjustable leveling pads for the anchor points too.
This is very cool, looks like they really got the foldable house figured out in an affordable way. These must have spray foam insulation? Steve mentioned "great r-value" @3:55 but didn't provide any real specifics. I look forward to them coming to the states, hopefully you can do a follow-up video on that.

But even with Seed Homes' website and all relevant videos, it is hard to find out what the quote of CAD$80K for the 400sf studio include, such as the appliances, interior design and finishes (floors, windows) and etc? Does Seed Homes also act as a general contractor who overlooks the entire building project including foundation and utility work? Thank you again

I wonder if mobile home parks in the USA would allow these, they don’t have wheels or axles and they also could be set up obviously as permanent spaces. But, they are still removable in a 10 foot wide section. So much like a storage building that can be dropped shipped, these can be dropped shipped tonight mobile home lot and removed just as easily. I don’t see what they would have a problem with it. I’m just curious. I like the fact that they could be very competitive with actual mobile homes and yet more sturdy and better built than a mobile home.
Has a high end double wide look with much better specs and longevity. 👍
Their shipping method should greatly reduce the end price.

WOW...wonderful...size , cost, layout..it's perfect ...i want it here in states!!! Finally finding what i like . but what would the cost be to ship it? i have one little unsure thing about it though...i didn't want to go with steel....for all kinds of concerns to do with things most other folks don't care about , I prefer wood or concrete or something other than steel but with everything else being perfect i could go with this ......what a find. With the steel frame welded to the ground pillars I think this would do better in a tornado than some of the stick houses we've seen, no? (With the inner "utility cage" providing a safe place to hide.)
I hope these catch on in the U.S. Would love to retire in some nice rural area in Ohio or Michigan, but existing housing stock either needs so much work or is so expensive.

Pricing starts at $79.9K CDN.
Seems like a lot of cash to me the true cost with foundation and other things needed will cost you over 100k you could probably bought a 1300 square-foot mobile home or even a modular home for around the same price from Clayton Homes🤦🏾♀️🤷🏾♀️
I was looking into Clayton homes last month withtheideaof havingone built. Lots of complaints about the quality of their buildings recently as well as dealing with their customer service people.

We have had over 100 people tour the home. It's been fun to watch the reactions, especially of those who visited the manufacturing facility first. The home just feels amazing the moment you walk in.

So I live in midtown Miami right now and they are building a new high rise and I gave watched them work on it ALL spring and summer and it's taking forever. HOW DO WE NOT have prefab high rise systems where we lock it on the exterior walls and then interior where the utility corridor is.
I watch these guys get here at 5 am and work in 100 degree heat and humidity and SLOWLY build it by hand. It makes NO SENSE. We should be able to ship each apartment and floor. And then it would be cheaper like they say above.

We are shipping 6 to Nunavut this summer. Snow and wind loads are not a problem
I like it! (and the price!) Seems like the only bottleneck (aside from the usual startup kinks) is sourcing the magnesia board. If Seed becomes a hit perhaps it will spur the development of domestic sourcing/manufacture.
We are working with ZS2 for the magnesium board who are here in Calgary
But most towns and cities have bylaws on what size of home you must build on their lots. This needs to change as we don’t need large houses anymore
