    Grant you give me real motivation!!! I am a single father with no help from my kids mother and I raise him everyday by my self. I own a small business and want to learn all i can about real estate and show my son that through knowledge and hard work you can acheive what most think is impossible!     Thank you Grant!!!! I too am a single mom I got in to the car Business at 19 years old. At 20 years old I was already making 6 fig. Bought my house at 23 years old but you have me thinking my house isn't making me money. Looking at my present and future way different. Waiting to receive your book.

    Grant, I would watch the hell out of a real estate TV series where you're looking at deals. This video is what people don't get to see. Like what are the ten questions you ask? How does it look when you talk to the broker? I'd give you my MONEY for a TV series that give me the same benefit as a ride-along.

      Carlos You should check out a Keller Williams agency around you and go to all of the agents and see if you can be their "inside sales associate"

      Take 10,000 (work 2 full time jobs over the summer) and put that in to your RSP (or 401k in the US) and until you're 55, put$100 a month in to it. You'll be a millionaire when you retire off that alone.

      I hope you read this but I’m 15 and since we started earlier the early we will succeed. My 3 tips are simple. From 14 to 18 always look at ways to make money weather it’s jobs or chores! Save money all your money to invest at 18 and keep learning about money and also the business you want to do

    Please make more videos like this. I know you said don't buy anything less than 16 units but I am nervous and buying my first 7 unit property block from the beach closing the 24th of this month if everything goes as planned with the bank. Then when I build my confidence with having this property I will go for bigger. In the meantime would love to see more videos like this.

      I agree. Even though he stays to start big, I want to start that snowball effect early by starting small and learning the ropes of that. It's honestly not easy to start big unless you put in years of saving!

      No offense Grant probably doesn't mean anything because we have calculators and you might have put your brain power to something higher. But HOLY SHIT, your mathematical skills are horrendous. 4k x eleven hundred = 44000 like wtf, you can't do 4x 11 in your head? Listening to your pet calculate these easy calculations hurts my head. I mean I can not really spell for shit, so maybe it's sort of like that. I use spell check and you use a calculator but for some reason, I think those are logically different. Anyway, I really enjoy most of your videos but every single one doesn't need a recap that you have done well. I came here to learn good initial steps for getting into real estate not how many of your mom's homes you could buy today. What I did take away is that multi-family residential(apartments) is a good investment, Sadly it is so hot right now. Sorry for the grief but people do at least the simple math next time, makes it so hard to take you seriously.

    Mr Cardone, you should be very proud of what you achieved. You say your father drove around looking at real estate, never actually bought anything, I bet that was for whatever reason better known to himself at the time, maybe lack of funds, confidence or belief?
    But You sir are living his dream and following through with it.
    He would be very proud of what you have achieved so far and are going to achieve, as you took his dream and maxed it out.
    You are in fact probably doing everything he wanted to do, but he never got to tell you.

    The part he leaves out is that he saved up a million dollars. That within itself showed the content of his character, he was primed to be successful. Million dollars and his dedication is what led him to where he is. So when he states “if I can do it you can do it” is an overstatement ! Not everyone has what it takes

      I wanted to ask what the best way is to get started in this business? How do you get that first property going when you don't (yet) have a credit score, or able to get bank loans, etc.
      I am a student right now, and I will graduate at the end of the year. I am planning to get a steady full time job, and do small-scale real estate on the side (Like owning and renting out a small apartment-to start with-monthly or via AirBnB) because I've always been interested in real estate.
      I'd love some start-up tips.

      Guido Anselmi Establish a credit history and save for a down payment. It’s better to start with purchasing a single family home or duplex for your first investment property. The down payment would be a lot less than an apartment. If I did it over, I would have bought a duplex: live one one side and rent the other.

    I just found your videos and you remind me of where I would like to be one day. Im extremely impressed by your story. I have rehabbed many properties for banks, realtors and investors.ive made them a fortune . I want to get into the real estate game but am stuck as a contractor. Only if I had $200k I could invest so I could just get started in buying and fixing up properties for myself, I know I could make it big. I don't mind starting at the very bottom and working up to the top. I'm a very driven person and very confident in my abilities. I always think big but doesn't seem like anyone is as enthusiastic as me or would help with a loan just to get me started. I know the money is in real estate. I want to get into real estate more than anything. This has been my dream since graduating. My problem is just getting that money to start. I am self-employed and it's near impossible to get credit when self-employed. All the investors don't want to loan me money because I point blank make them millions. I feel like a hamster stuck in a wheel. I want to break out but don't see a escape of my current situation without a little help from someone. I think even if I had $50k I could make it happen. Not to brag but I am one of the most skilled contractors in my area. I have a college degree in construction as well as 20 years exp. All my customers love my work. To this day I have yet to have a unhappy customer. I want to combine these skills with real estate. So how do I get the money just to get started with ? I can show anyone past jobs I did and how much I made investors. I'm doing 90% of the work on these properties but I'm making a fraction of the money the investors are because they just contract it out to me. Please advise me on what I should do. I would like to find someone like you to partner up with or someone already in real estate. Obviously you don't know me but maybe you could just point me in the right direction. At my age I doubt the bank will lend me money (I'm from the uk by the way) I currently have no money saved but for the next few years I am going to be working and putting every bit of money aside that I possibly can. As I'm putting money aside I will also be studying as much as I can in real estate. I would highly appreciate it if you could reply with some tips on how to get started, love your work bro your a inspiration!

    If I heard correctly 4000Units multiplied by an average rental of $1100 will give you back about 4.4million/month and you paid 32million for it In about 8months you would have gotten your money back. Wow that's amazing man some inspiration learning from you hopefully I can also do this in Zimbabwe much love for you Grant

    I've been watching your videos Grant and it seems like the take home message is that if you are an accredited investor then it is better to have partial ownership of a good deal than 100% ownership of a bad deal. In other words, it would be better to have one or more business partners and contribute to buying a large apartment complex than to buy a single family home for the same price.

    Grant! should i get a degree in real estate and use real estate as my main source of income? or should i get a degree in something else, like say accounting, and then use real estate as the side but good income as well.       There is no degree in Real Estate. If I were you, I would get a degree in finance and once you make enough, get your Realtor License (schooling and licensing fees)- Get licensed in your state, analyze deals, and then buy them yourself. ...If you get licensed and whatnot, buying your deal will save you 3% (commission for an agent). Every market is different, and being even a pert time agent will fund your first deal
