Hey Grant, What confuses me is that in this day and age to put a down payment on a house is anywhere between 10,000 to 50,000 even higher depending on where you buy. How do you initially come up with that payment if you are saying you did it without money? What bank is going to loan to you if you don't have the evidence of having a stable income? or what banker will loan you the money? Hope to hear from you.
Ive watched a lot of his content. There’s only 2 ways he really mentions: 1) either you have other assets you can borrow against. Home, car, guaranteed money in bonds… the bank doesn’t care what you get paid each month, the bank just wants to know you have something of value you could sell or they could take, to pay them AND they will take the property anyways if th8nbs go badly. Or 2) you find the deal and partner with someone who HAS the money already and they include you in as a small % and you build up from there. That’s it. Those 2 ways
I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

GC, great enthusiasm and knowledge but, you never talked about vacancies and debt servicing particularly in a soft market. Notes/loans get called when debt/payments are not made on time. Do you use cash flow from an east coast property to cover debt service on a west coast property in a soft market?

Just try to diversify your portfolio to other market sectors, that way your investment is balanced and you don’t get to make so much losses.
