    Ek taraf tum premium 3 bhk bol rahe ho dusri taraf affordable bhi keh rahe ho…ek baat decide karlo ye premium hai ya affordable…rahi baat civitech ke layout ki to inhone 1250 and 1275 sqft ke layout me zabardasti ka 3 bhk bana rakha hai
    Negatives - layout ko dhyan me rakhte huye
    1. Loading - Matlab agar super area 1250 ya 1275 hai to built up area 878 ke aas paas hai matlab inhone 26% ke around area me apne walls and pillar me use kiye hai to apka actual living area 878 sqft me hi bana hai(isme balcony include mat karo)….ye loading bhot zyada hai
    2. Bedroom Size- 3bhk me 3 bedroom sabka size 10x10 hai matlab 300 sqft ke total 3 bedroom huye….ab ye batao isme master bedroom konsa huya ? bas wooden style tile lagane se room master bedroom nahi ban jata…aap queen size bed to rakhoge kamre me (avg queen size bed is 6x6) to bacha kya bedroom me space fir ? Inko kam se kam ek room to 10x12 ka dena chahiye tha….ye 3 bhk kam Sarkari quarter zyada lag raha hai…is se zyada bekar layout apko sec 12 me kahi nahi milega…i mean coco county jaisa hi layout hai jabki coco county 1152 sqft ka hai inke paas 100 sqft zyada super area tha fir bhi inhone nihayati bakwas layout banaya hai
    3. Drawing/Dining area - 10x15 sqft ka size hai…isme ya to apka sirf sofa ayega ya sirf dining table…dono rakh diye to fir uppar se chadh ke jana padega kyunki jagah bachegi nahi…again layout me galti ki saza hai ye
    4. Modification - Dekha jaye to modification ki zarurat padhni nahi chahiye thi..agar design sahi se banaya gaya hota to…walls brick ki hai kuch jagah pe saari jagah nahi kuch jagah pe hi…but agar aap aage chalke modify karwaoge ye sochke ki chalo drawing dining bada karle to aapko ek bedroom ke saath samjhota karna padega…kehne matlab ye hai ki bedroom chota ho jayega

Pricing - apko 1250 ya 1275 80lac-85lac ke bich me padega without 5% gst….gst lagaoge to wahi 86-90lacs ka bethega…uske baad possession ke 1.5-2 lac maan ke chalo charges or lagenge…iske baad bhi aap modification or interior pe kharcha karoge apne hisab se to yr ye affordable bhi kaha se hua ?

    What is the reason ki sector 12 me sabne chhote sizes hi nikaale, ATS, coco county and now Civitech strings ?

      Hello Sir , the reason developer is building smaller apartments in Sector 12 is to keep them affordable. In the future, bigger apartments, like the 1800 sqft ones, could get quite expensive, starting at around 2 crores and more. Their focus is on making homes that are budget-friendly for a broader group of people.
      just for an Idea in Nirala estate 1900 Sqft apartment cost around 1.60 Cr.

      Sector 12 inhone bechna hai isliye sab affordable ka ratta laga rahe hai…reality is ye flats bhi 90lac to 1 cr ki range me hai to ye affordable category bhi nahi hai. Yaha pura game comparison ka hai. Ye log dusre sector ki property se compare karke is sector ko bechenge affordable bolke. 1cr is not affordable. Stop lying.

    I don't think this sector will get affected from Adani sector 80 Data center project but yes they will definitely get the benefit of Hiranandani Data Center project which is just nearby of Sector 12 Noida Extension.

      @@fortune09_estates If someone working in Sector 80 or Noida Phase 2 SEZ they will prefer to pay more rent or buy little expensive property instead of staying 15-km far away from their office and spend more money on fuel and stuck in traffic.
      They will save equal their extra fuel money and time also.

      6300 is base selling price for top floor…since there 1 tower is 26 floor and the other is 27 floor…as you go down the bsp is increased by 15 Rs per floor….kehne ka matlab ye hai ki agar 26th floor ka bsp 6300 hai to 25th ka 6315 hoga and so on….ye abhi Mivan construction me sabse sasta rate hai lekin fir inke 1250 and 1275 ka layout bhot hi bakwas hai…loading bhot high hai
