      Kristina Smallhorn I would also advise to watch out for protected wetlands and the EPA. We weren’t allowed to build a certain distance next to a creek on our bought and paid for property that we have a mobile home park on bc of this creek. We had to get the army core of engineers out and everything..... you definitely don’t want to mess with the government! Lol!

    Survey survey survey. We purchased a house and after having the survey done for new fencing, we found out we owned more land then the seller had showed us! He wasn’t happy but we were!

      Happened to me bought 2 acres and my mom was on me about a survey before building , so I gave in and got one. Ended up with 3.5 acres!! For only 12k been great for my kids 4 wheeler riding!

    My grandfather sold property in Kentucky, kept the mineral rights, and at some point started receiving a few hundred a month that eventually reached around a grand a month for about 20 years until slowing down to nothing with the explanation there wasn't much demand for high sulphur coal anymore. A few years later the politicians in KY implemented a yearly unmined minerals tax. Anyway, that tax went unpaid so the state sold the property at an auction...probably to the corporations that bought the politicians. Add that tidbit to your wealth of knowledge.

      Interesting. If he had the mineral rights but technically didn't own the land, was he responsible for the unmined minerals tax, or were the land owners?

    I’ve watched a bunch of videos like this but no one discusses my number one concern, being surrounded by corn fields and the potential for crop dusting and herbicidal drift contaminating your homestead. Almost every property I’ve found is surrounded by corn or soy fields.

      Being in south Louisiana it wasn't something I had given thought about. I guess that's why I didn't address it. We have sugar cane and strawberries and it hasn't been a concern to people I have sold land to. Thanks for your feedback, I'll look into it.

    For those who watch the 'Homesteading' channels, know that a few of your favorites are either on 'Family land' or 'previously farmed/homesteaded land'. Or living in PRE-EXISTING homesteading communities. They just had to 'build' their gardens up or renovate existing homes or had license to pull RVs, mobiles, etc...

She's trying to 'teach' us about buying _Cheap land,_ I want people to know that some current Homesteaders, gardeners actually didn't have to BUY any land because they had it in their family already OR they purchased PREVIOUS Homesteads which CUT DOWN the cost of getting started with THEIR Homesteading dreams.

    When I first moved to Colorado we purchased land without knowing any of this. We had to put in a well, but we did not have water rights. The subdivision owned the water rights and could restrict how much you use. My second house in Colorado I did not own the mineral rights which meant that there could be fracking under the property. That was one reason that we sold that house. The fracking started going crazy in the neighborhood with lateral fracking. So you're really do have to watch water, mineral rights and surveys. Live and learn.

      Buying land in a subdivision is about the same if not equal to buying a house in a subdivision. The people who own the subdivision still gets a sayso in what you do to your land.

    If you buy property and plan on building start looking at the costs of building. Price of well, house plans, electricity, septic and even a foundation. A footing and stem wall foundation in rural Idaho for a 20x20 foot foundation was quoted at $20, 000 to $30,000 and excavation was about the same. $40,000 to $60,000 just for the foundation! The modular (Boxabl) we plan on putting there is $50,000. So we are looking at other foundation options. Crazy times for sure!

    This was great and depending on where you live - mineral rights, timber rights, WATER rights!!! You can't determine the actual value until you know these things and have an accurate survey done.

    Land for sale by owner and financed by owner is sold with cheap payments to people who cannot afford it who then miss payments and it is repossessed. Owner sells it again to another person, wash rinse repeat

      Anything for sale by owner one needs to do their homework, don't do anything without an attorney present or at least legal guidance. Some sellers are looking for opportunities to capitalize on people's misfortunes. You do finance by the owner, miss a few payments, you'll be done! There's no recourse to protecting your best interest. Do yourself a favor, get an attorney! End of story!

    Water rights are a big thing in the western U.S. Also, if you want farm animals, for tax purposes you need a certain amount of acres here in Wisconsin. Great video as always.

    Buying land isn’t the problem the real problem is you have to get plumbing and sewage and electrical and other kinds of fun stuff on your land

    One other thing, when someone says they have "SECRETS" to buy or sell RE, that is pure BS, there are no freaking secrets, we've been doing this stuff for 100 years within the applicable laws, when they say "SECRETS" that is a marketing ploy and you should be aware of anyone involved in real estate that has to use any "ploy" to get your business.

    Sometimes I think an agent for buying land is for people that are too busy or too lazy to do it themselves. If you spend the time to learn and have a title attorney you can do it yourself. Depending on your personality you may end up doing a more thorough job than an agent. Make sure you have title insurance too.

    Stay persistent. Keep looking. I got lucky. Found 2 acres owner carry contract with an unused well. Persevere you will find your spot.

    The other thing you can do if you are around a bunch of farmland is see if you could buy say 1- 5 acres etc from a farmer that had hundreds or thousands of acres. They’d probably do it for the right price

      Farmers often own non productive land that they would consider selling, but an easement is the necessary consideration as the land can be located away from any road.

      I asked a farmer in my state and he stated the working farm and the government said only 20 acre plots. I only wanted 3-5 acres

    This was great info. Want to get the book, too. I also check with FEMA just to see if it's in the flood zones, which would probably make flood insurance a major factor. My cousin was considering a divorce and wanted to buy a trailer on a piece of land. I checked FEMA and learned that this Missouri county was under 6-8 ft of water in 2017! You have to check a car history, too, if buying a used car -- was IT in the flooded area and is now being sold in your area?! LOVE your videos!

    I learned alot Last year.I discovered the land I was purchasing Was not wetlands I was Flood Prone And A Separate Survey. And So much went into Just Building The Grade. In The end I opted Out. My Financing Decided to Have Me use Some Money to pay my car loan. I opted out.

    Owner-financed sales almost always revert to the original owner eventually. I'm not talking about theory or possibilities here, I'm talking about cold, hard reality. At some point, the buyer just walks away. Happens a lot. Crafty sellers know this, and that's why you see roadside signs saying "owner financing available."

    Septic tank only holds solid waste
    The drain field is what you're talking about that's where all the water drains back into the ground

    Hi. I enjoy your videos. I live in the coast of N. Carolina, minutes from VA. On minute 5:33 you asked if anyone knew what that “snake hole” was. Well, I get those a lot on the easement between properties. After heavy rains part of the lot floods and crawfish wanders away from they main waterways into the property. When water starts to dry out they are forced to dig these holes to stay wet in the mud. I need to actually take a shovel and make sure but that’s what a local told me. I hope it’s not hornets. 🐝

    Check about if it's in a flood plain too. Also talk to neighbors about flooding. In our area, some areas have some pretty major flooding every so often.

    Kristina. Are you aware the housing are dropping drastically in Venice Beach Ca. It’s so so bad with the homeless doing crimes and lighting fires that people can’t afford to sell and no one wants to move in. They expect this to catch on to all the beach cities in Ca. The homeless are permitted to park their broken RC s and tents on the sand or directly on PCH. And they are not drivable.

    it's rough finding some land that you can pop a prefab house on, Boxable looked amazing with the Casita, i can't wait to modify it a bit and tinker with the design (Safely and with the help of the manufacturer) I have ties to Salem, AL and there's a bunch of 7.5 K lots of land there. I live currently near LA, California, i think you know why moving sounds appealing haha much love and thank you for allllll the info you've put out there. Both entertaining and informational!

    I bought land for an investment. I pay $1500 a year for taxes, fees and cleaning. I`ll never get that back unless I build a home on it.

    Another item I have 5.9 acres. I have a usda farm and field number, but the state and county do not consider anything under 10 acres for farm . Though I meet all the income requirements on what I produce it is treated as a retail

      In states like WV, water is plentiful and minerals can still be found intact.

    It also fair to inform newbies that you never really "OWN" the property. Owning today simply means you may pay less rent. And you control the property for time being. People who own property know this. Private property will soon be a thing of the past

      That's right, if you squint hard enough at the closing contract, it reads that you are a tenant not an owner. Due diligence! Allodial title, deeds, trusts, title, land patents etc, oh my, what a racket!

    three years ago i found a beautiful 6 acre piece of land "with water". I asked the owner if he would do owner financing for 2 years until i could get bank financing for it. because here in WAshington state a bank will NOT finance land unless you already have building permits. which means you have to jump through all of county hoops before they give you building permits. The "shared well" ended up not being an approved water source by the health department so i needed to dig my own well. I was in a water companies service area so i had to get their permission first. they took 5 months to tell me NO, i couldn't dig a well, they wanted me to hook up to their lines with a price of $115k. I got a lawyer who looked up the laws to get around the water company. sometimes buying land can take way more time when having to deal with counties, permits etc. it is probably easier in different states that aren't run by democrats.

      It is worse with fascist republican run state comrade, it was your responsibility to find out the restrictions on water. If there is a municipal water source in place then you are required to hook up, why do you think the former owner sold the property. Don't blame Democrat's and or republican run governments for your stupidity, also the area you live in has a republican local government

    Tennessee isn't so cheap now. Prices are going way above asking. Was looking. People are leaving crazy states for there in droves. Waited too long. Disabled so need a decent house to start but can handle a large garden and some livestock. Putting in a well and septic, etc along with a house with high lumber prices and other things to build is more costly than a place built now.
    A lot of appliances and furniture has months wait now.

    Selling land will be a problem... compared to city condos, etc... but if you can afford to live far and less people etc. You can own , me I am single.. so I can !

      as she mentioned in the video, drive around the area you want to buy in. look for lots with abandons mobile homes, lots with utility pole and box with nothing else ( previous owner may have moved trailer or had a large RV set up)
