    With hill cutting and rampant deforestation , it's a matter of time, when it coud go the Waynad way....
    Major water and sanitation issues and law and order abysmal......
    Last but not least....check the legality of the land ownership....

      In Goa the migrant culture is rampant and with it comes high crime rates. In recent past Goans have lost trust in outsiders as crimes rates have shot up by outsiders. And, hence the backslash. Otherwise Goans are nice open minded and hospitable people.

      @@jumpinJUMBO you are partially right Jumbo it is part of India no doubt. But the thing is since it is small state population is also small. When more outsider infilltrate and showing dadagiri to local people can be dangerous. Not only to goa but it applies rest of India. Let me give you example. I don’t know you belong to which state? Imagine one from Punjab and setting in Tamilnadu and interfering with Tamil culture doing dadagiri with locals. Do you feel Tamil people will spare this person. You consider any state. Up wala going to Mumbai and doing this to maharashtrian. All answers are self explanatory.

    Great. Pls circulate this Vedio everywhere. I m from Goa. You are absolutely right sir. We don't want outsiders in Goa. They are responsible for rise in real estate prices in Goa. Goans can't afford to buy a small plot in Goa for their residence. outsiders simply buy properties in goa and keep vacant. Goans are struggling to get ownership rights from their landlords. Litigations are going on for years against landlord and outsiders come and buy properties, flats, Villas thinking that they will earn crores. Finally keeping it vacant.

    A few things why NOT GOA
    1. Medical facilities - just one hospital for the whole of Goa
    2. Very poor sanitation
    3. Garbage issues
    4. Natural disasters a common thing and to be worse than Wayanad in Kerala as all mountains are being used for residential complexes
    5. Totally unsafe and poor Infrastructure
    6. Lack of jobs and even if so, poor salary and complete corruption
    7. Unsafe for traveling alone both day and night
    8. Uncertainty in the Government machinery
    9. Loss of actual Goan culture, where in there is a total take over by the Delhi mafia gangs
    10. Currently the Drugs capital of India and also moving towards the Gun culture because of the Delhites

    Dubai is a Boom & Bust market. The only city in the world where prices can rise by 100% and fall by 50% and can easily go below your cost after couple of years. Chiller cost is high. Another concern in Dubai 90% of residents are foreigners who are there only for work. They will leave as a when they loose their jobs. Imagine a situation where large numbers loose employment during a severe economic contraction. That’s when property will fall 50-60-70%
    In Goa local politicians run a water tanker racket. PWD does not supply water or supplies only 15% of water requirements. Local politicians have ties to the tanker mafia. In villages the local panchayat will collect only dry waste once a week. Wet garbage is not collected. So people who live in apartments and don’t have garden for composting such people throw their garbage on the road. Property yields are very low. After deducting society maintenance dues the yield will be below 2%.

    Goans are not happy with non goans purchasing land. Cost is increasing and outsiders are becoming landlords. Goa's Culture is different from rest of India. Many construction, so lot of outside labourers. Outsiders are involved in making fast money so drugs, prostitution etc and are taking business and employment opportunies from Goans. Outsiders are disturbing commumal harmony.
    Buying flat and using it as airbnb will not work anywhere in India. Goa is the best and will be best today and in future from the rest if we preserve the natural beauty. Thank you for advising not to buy property in Goa.🙏🙏

    I was born & lived in Goa. You have spoken the truth and real. Goans don't like outsider to stay in Goa - Although Goans welcome you as tourist - come drink, dance and enjoy beach - go back without leaving any dirt and garbage around.

    Correct.. real estate investing should be done as per your own income level. No point in Investing all your hard earned money into real estate, paying taxes and bank interest. Instead once you have a Good house for yourself then you start enjoying your life.     Being Goan my 2 cents :
    No good public transport, you must own your own bike and car.
    No ola uber, local taxy drivers run their monopoly hence heavy taxy rents
    Corrupt RTO, police, mla.
    and many more socio economic and political issues which the rest of india is not aware of.. such as mining industry closure, drugs, river diversion by karnataka, minor communal tensions and many more

    I have lived in Goa, Dubai, currently in Canada and next year I will be moving to the USA, Amit ji is 100% right, trust me the water and sewage issue is bad in Dubai and Sharjah both. Goa is overrated and will get worse as time progresses. I will prefer Coimbatore anytime over Goa when I move back. Thank you Amit ji, in this era where 90% of influencers are misleading people, you are someone who is trying to create reform in the society.

      Your opinion is based on a coffee table gossip during tea time hours among people who own. Nothing in dubai and don't have the slightest clue what's happening statistically or economically. How is the sewage effected the dubai realestate market last 24yrs . It's one of the fastest growing market with the highest ROI return than any major realestate market and not to mention Tax Free and the smart money knows that which might explain the No.1 investors the majority buyers are Indian nationals which obviously is a big concern to your goverment. Your info on Maintenance fee was totally BS villas and town houses are paying below 1USD per sq ft apartments are starting at 3USD per.sq.ft . India has not only property maintenance fee but high taxes aswell so your comparison has no logic and clearly makes no sense. In your entire Yap you have not given one single link ,stats or data to back your gossip. Your gossip clearly entertains the illiterate and the uneducated.

    I agree 100% with what you said Sir ! I have lived in India and Dubai too ! It is said - Everything that glitters is not Gold ! and this is very true with Dubai , here there are such a lot of hidden charges and plus everyday fines which is indirect taxation!
    1.vehicle registration every year
    2.exborbitant vehicle insurance charges
    3. Road tolls - Salik
    4.VAT
    5. Corporate tax 9%
    6. Public transport at exhobirtant rates
    7. Everything artificial
    8. Parking charges everywhere
    9.exhorbitant fees for child education with inferior quality .
    10. Once your visa expires you will be forced to leave .
    And finally it's a very materialistic world out here !

    You are right! Never buy property in tourist place. Very few tourists visit same place twice. Religious tourism is still ok as people might come again, but never leisure tourism. Coastal cities are developing across all the states of our 7500km coastline, and some beaches in Maharashtra, Karnataka, Kerala are already better than Goa beaches, so lot of competition amongst these states for beach tourism. Weekend home concept is also flawed. But property only if you want to live in it, or if it is your native village/town with some family connection.

      @@mailmeim I goto Goa every year for religious purposes, so I know the tourism sector of Goa well from my friends living there. I personally haven’t visited Goa beaches for past 10 years, although I might have gone there for about 15 times in past 10 years. Local friends say that most people come there hearing stories about hype of beaches and beer and nudity, might come once or maybe twice but thereafter don’t come. Yes other states are having good unexplored tourist friendly beaches too that are developing very fast, especially Karnataka has comparatively very less explored tourist friendly coastal regions.

    I m from Maharashtra.
    I have visited Goa many times.
    You are right and I am agree with you 100% about Goa.
    Pune is the best option for north Indian people.
    Only IT and Software people who are staying in Bengalore should invest in Bangalore.
    Pune is just 3 hours away from Mumbai. Also no Language barrier in Pune. Also the travelling distance is half compared to Bengalore.
    Job oppourtunities are more as compare to other cities due to diversified industries.
    The most important, there will be no water crisis in Pune for next 50 years.

    I am in Gulf, 11 years, business development, real estate etc..i a telling live asset ight, loan free or as less as you can...do t over urden yourself.dont buy much real estate not in Goa , Dubai, or Indian cities,..now prices are. Ot real very inflated cor example Aftwr Covid Drstic rise in Real estate property value...i am from Pune i have buyed couple of but prices now are exorbitant. Builders are marketing and selling the price which is 4-5 year advance so when you sell it after 5 -6 years you dont get that rate. This is reality. Builder can sell because of rheir resources marketing gimmic.. so dont over burden your self, unless you have extra money then go for it otherwise must buy 1 for self other for investment ot more than that

    Net plot (carpet area) is 155 square yard and net carpet construction is like 240 yard, now metro station completed just 200 meters away. and GIFT is 3km away. (costed 1.5 Cr in 2022) Rental is not that much but appreciations and liquidity is awesome and future rent is also seems good . overall quite satisfied with investment

    dubai maintenance is extremely high...dubai does not have rivers and even sewage is taken out of buildings every day using trucks. imagine the maintenance cost

      Sewage system is there in Dubai. System you are talking abt is in other Emirates. How ever maintenance cost is extremely high and there is no guarantee of resale value. It fluctuates up and down. Sq ft rate, electricity rate is higher for expats.

    Akshat was couple of years back strongly against real estate investment as it is high maintenance. He invested heavily in Goa and now is sitting in Dubai. Now since he has realised Goa investment is a waste he has been strongly promoting Goa to gullible investors in the hopes of liquidating his investments. Once done he will release a video stating Goa is overrated, so avoid. Akshat releases videos only after he has either invested or moved out of his investments. Never ever will he create positions after releasing a video

Boring as hell hai. and I cant tell how happy I am living in India after coming back. India is so much better for living. Develope bhi achha khasa ho gaya hai.

    I am goan. There have been attacks against outsiders because locals are angry against them. After all, we cant buy land anymore in our own home land.
    There are no jobs in Goa. It is a pure speculative bubble and there are good chances you won't be able to enter your home if you buy a flat or land in Goa. There are groups forming in every village to ensure that.

    My dad and relatives give a different reason for reluctance to buy property in India (and instead buy abroad if one has capital), and that is corruption of promoters and possibly poor quality. And also, if given in rent, the tenant may not ever vacate and use legal loopholes. I am not sure how much we should be fearful of these issues in Indua, please also talk on this sometime. I am not certain of the best of best cities like Mumbai or Gurgaon, but particularly, cities like Kolkata or Lucknow or interior parts of India maybe having those sorts of issues.

    My Goan brothers who are saying they dont want outsiders to buy property in goa, are axing their own feet by their own hand. let me explain. those outsiders who buy property in goa are 180 degree different than tourist who create lots of garbage. the property buyers are rich n educated. plus constant influx keeps goans wealthy n business flourishing. try to stop them and see how once bubbling n bustling goans becomes poor and unemployed. goans themselves will start to migrate elsewhere. this is said after studying various 'once' flourish cities.     Sir, you are 100 percent right.. I have stayed in Goa for sometime and I feel it is no place to own a property... The maintenance due to Monsoons is too high, not only for a house but also vehicles... A car develops holes in the floor of the car in 8-10 years, irrespective of any good construction, the houses will always leak... Moreover, what's the source of income..none other than tourism.... The locals are always anti outsiders., Once you see all beaches, the next time a relative visits you, you generally book a car for him or send them in your car with a hired driver..... Afterall, how many times can you visit a beach.... The list gets endless when you have actually lived there.... So very rightly adviced by you... Great analysis...👍💯

    I live in Dubai, dont suggest buying here, you will never get citizenship and who knows after 30 years, you might loose rights over your property. Your children may not enjoy the money you spent buying house in Dubai. In India, your property will ALWAYS be your/your family's property even after 100 years.

    I have never commented on your posts before, but this time I felt compelled to share my experience. I've been searching for a flat in Bangalore since 2019, but I was only doing SIPs (Systematic Investment Plans) because of advice I found on TH-cam. Watching and listening to TH-cam was a big mistake both are important Real Estate and Stock Market. I witnessed the appreciation of flats and plots in Bangalore right before my eyes. In 2022, I finally purchased my 3BHK flat.
    I am more convinced with Amit Sangwan ji.

      My recommendation is never ever buy a flat, buy independent plot/site and build your own. Nowadays flat owners association is headed by a bunch of crooks who always embezzle a lot of funds in the name of maintenance, once you have purchased a flat then you are locked until you sell off your flat. It's ok for only those who want to just stay for a short time like 5 to 10 years... Beyond that period you will feel that You are living in your flat at someone else's mercy (consider improper maintenance of flat by managing committee, overcharging you, etc )

    Mumbai is best for long term investment appreciation n rental income.. No water problems, no electricity outage etc. People are all busy making an income.. No cheap politics either. cosmopolitan feel. Good schools, colleges n corporates all attracting renters, so good rental yields can be expected.
