Having worked abit in real estate and the particularly the agent for the landlord. Now you know on what grounds I talk. Firstly real estate is quite new area in Uganda particularly commercial sector. Now most of the landlords build these places on loans thus to benefit alot they set the prices quite high in order to fetch the city tax,loans and profit. That being said,space is leased out by square meters. Secondly location. Usually to get traffic to an area we need an achor tenant. Banks usually or big supermarkets are the anchor tenants who bring in the small retailers. However because of reason no. 3,that the economic is struggling and taxes are hefty. Those potential tenants will fretter or default at paying their rent thus making the places difficult to rent. We can give an example of the big supermarkets thar exited the market or banks going digital. Thats affected or has affected the retail sector alot. With corona coming,the uncertainty hit the economy had even those anchor tenants thus less expenditure of money. The other reason is because we have so many cheap products on the market from China or second hand that beats these prices say if the places where full. Who would buy? Look at the other malls. Competition is with the cheap goods from China so quality products will be left for those downtown. The other important reason is because most of the spaces don't sublet. Subletting means having say 2 or 3 shops in one space. Downtown most retailers sublet but it has its disadvantages like being crowded. Kenya's real estate is developed because the country has made sure they support home brands and also fertile ground for investors.

What we need is more investors in the essential aspects of the economy employing Ugandans and paying them well. If someone is paid well , they will have extra bucks to splurge.

I personally think all those big buildings are empty because the owners (most of them) steal money from poor Ugandans to put up very big malls and arcades....then still expect the same Ugandans to rent their buildings. Where will they get the money to rent those buildings if the money is stolen from them? On top of all that, high takes and licences to operate there.......Metroplex has been empty for so long as well. Sadly the rent is so high, only foreigners are able to afford them...explains why acacia is rented by mostly foreigners
By 2022 just after COVID19 lockdown probably shops had to be empty but now in 2024.. it’s all full and actually the completion of the flyover project boasted development and access around Arena mall... maybe u come back n check...

Why do we need so many malls yet our hospitals are in a deplorable state. Ugandans don't have purchasing power because people are nor paid enough to afford things in malls. Most people are just trying to survive.

The current economy will struggle to absorb such luxury businesses, GDP per capita in Uganda was at 817 USD compared to Kenya which is more than double as at end year 2020. Lets fix the Economy first, then we shall have more disposable income.

Phil good thing you're moving to Nairobi you'll notice something different. In comparison to the real estate sector look at the infrastructures in place like roads,the job market,you'll b suprised they are close knit. Most of the brands you see in Kampala actually do well in Kenya than here yet we are well gifted as a country say the tourism sector however because of poor infrastructure and corruption under development is inevitable. I'm not based I love my country however I did love Nairobi's development. No wonder Rihanna was wise to keep her shop in Kenya. Major brands are struggling in the real estate sector with huge debts in rent up to almost $3500 per quater. Vodafone left the market the same reason and liquidated their assets. So our general problem is the economy retrogresses development. I can't wait for Nairobi's journey.
Besides the fact that nairobi is the biggest economy in East and central africa no wonder it has 100s of multinational companies it also has its share of challenges which actually u just named above including corruption, some companies closing shop etc

Uganda has great potential to be an emerging centre of prosperity by investment in regional industrial centres. But M7 who may be out of date in his views said owing to the vastly traditional agricultural and rural way of life, his country is comprised of the rich and the poor. It may be a truism but a large city supports many walks of life who are seekers of comfort and luxury
When COVID hit and businesses were slow alot of businesses moved to the city out skirts, before then tenants in our traditional malls and arcades could pay what we called good will which was worth six months of rent but wasn't rent before even the construction was completed that's how high the demand was but now i have seen a few landlords attracting tenants with a month free, so i think the overall undeniable reason is the economy is not doing so good the purchasing power is low and then the culture of Ugandans most of us don't go to malls.

That mall opened during the pandemic, with businesses recovering and Kampala widening...quite a few factors but it will pick up. Location is prime for the nsambya-munyonyo-muyenga lot.

Majority of Ugandans, buy used pants, socks, underwear, electronics. Used shoes, bras and knickers. It just doesn't make sense to pay the high rent in that mall just to sell third grade Chinese merchandise.

Ugandans with malls yet so many kids are on streets, dirty roads every where with big pot holes, people are starving, people can’t afford everyday needs to survive, gas prices are ridiculous, corruption at its highest point, in the end the rich in the government keeps stealing all the money while nothing being done to help the poor, and don’t get me started with poor job growth, or jobless man and woman with degrees, 😢

Majority of Ugandans, buy used pants, socks, underwear, electronics. Used shoes, bras and knickers. It just doesn't make sense to pay the high rent in that mall just to sell third grade Chinese merchandise.
