Why is Andrew Wilson surprised that Perth had a massive year ? Very simple logic , massive demand and no supply of housing .The mid and top tier will continue to grow over the next 3 years as there is a massive supply shortage with developers very reluctant to start any new construction . I found it very strange that he was surprised that Perth grew so much . Perth is not the same as what it was in 2019 . Covid and post Covid has been a huge game changer with non stop immigration from overseas and interstate .I would not be surprised if Perth's median overtakes Brisbane and Melbourne in 2 to 3 years and becomes the 2nd most expensive city in Australia after Sydney. Historical data needs to be thrown out of the window when it comes to Brisbane and Perth as they are very different cities to what they were in 2019 .
@PradyVK I don't think Andrew was surprised that Perth was the top performer this year - in fact predicted that 12 months ago. I think he was surprised at how much Perth property values grew over the last few years., in fact honest commentators would say the same
