6k for this conversion seems reasonable, cheap even. You'd need to panel the walls, add a sump pump to suck water out, . . . You need drainage unless you're above sea level and rain can't flood the basement. All building materials let water through! Especially when age cracks it!
The guy who owns the property works at a local estate agents and as for as I know left it with the water coming in. They didn’t use us for the work when they found out roughly what it would cost.

@@dampsam I know its London so everything is more expensive but shouldn't be more than 6k-8k and thats a bargain for an extra room
