Brandon I'm already subscribed to showingtime+ and i CAN see the target market analysis, i CAN'T see the showing report that breaks down total showings week over week. why is that, is there another way to get those graphics?

Your videos are amazing. I'm not an agent; I'm a seller and my (ex) agent only listed the property on mls and nothing else. Needless to say she did not go through this type of exercise before lilsting (none of the other agents in the area do anything but listing on the mls, or hosting open houses). And they all want 3% listing agent commission for this "work" along with long contracts.

I wish our MLS here in Southwest Missouri all used a universal showing service for all listings. It would make buyers agents live so much easier and obviously would be great to have this showing activity data to be able to get the sellers but we’re pretty old-school here stillhave over 70 to 80% of the agents that you have to contact individually

I am a public insurance adjuster. I see many similarities between real estate sales and my business. Can you please point me in the direction of someone who has your mindset that could help me.
Listing agents should treat ALL of their listings equally, REGARDLESS of where the price falls on the price range! Instead, too many neglect the lower priced homes, rather than showing these to first time buyers or empty nesters, urging the former group to look to "FRIENDS AND FAMILY", the NEW "sourcing and seasoning" and come up with the money to PURCHASE OUTRIGHT! WHY put $100K down on a condo and MORTGAGE the rest, when you can add $20K more and BUY OUTRIGHT? As Realtors are showing homes in MH communities, THIS is the question they should be asking!!
I like that showings report in ShowingTime but unfortunately you have to have a higher level access to get it. Not sure why they do that. "Note: This report is only available to those with a staff or manager level role. This report contains offices that the Admin can manage." I think I could have someone run that report that does have access in the office and email it to me before a listing appt. It does seem valuable for the DOM conversation.
In the same way at our Board, there are so many "Add-Ons" like Fast Stats and InfoSpark that would benefit my clients. The board doesn't want to vote yes for these add-ons. I understand having x amount as a package deal that is included in our fees with the board and then allowing me to pay extra for the add-ons. The realtor board isn't willing to pay for it. I just don't get it. Your situation sounds like the board checked off on using the other add-ons, etc but, you have to be a manager at the brokerage of higher

My brokerage keeps telling me to just run Facebook ads and work my sphere but nothing has came from it yet. I want to cold call and do what you teach but I feel like if I do that since I have no experience I can not gain people's trust. how do I gain their trust when I haven't done one deal?
Cut the price by 40-50%. Buyers will start overbidding each other knowing that its underpriced which will bring the price up. It will end up selling for EXACT REAL value or very close.
