    First rule of property development. Do what is going to make you the most money. These people rarely listen to Sarah who is an experienced developer.

    The jail lady is a prime example of what not to do when property developing! I particularly like when she'd been so over her multiple-postponed schedule that she finally conceded it's because she has had no point of reference; correction jail lady...Sarah was your point of reference, and you vehemently refused her expert opinion. Oh well, your money, your jail.

      It was a real shame the estate agents didn't also quote for the wonderfully viable freehold purchase/electric gates/intercom.

    Unbelievable. The prison house woman is building in heels...The shop storage guy wants to spend a third of his budget on a glitzy staircase. While passing up a great opportunity to 1000% enhance the dingly back alley...

      I dont think she was really doing the work at all I think the camera crew just asked her to do it for the camera thats why she was wearing heels. Its a tv programme so they are all pretty fake really.

    20K to renovate that jail? On what planet? Jail lady is willing to go broke for her artistic vision and esthetics. It's a jail, not a manor house. Two flats are a great idea and the ancient and beautiful exterior can be left original.

    The potential should have been to get that alleyway so that the house is enclosed. It would have been completed. It could have been amazing. X

    i like how the host tells it like it is, shes really smart, i would be listening to her, and i am a seasoned property investor

      I agree with you. I think the dynamic of the show involves Sarah advising the would be developers, usually without success. Personally, I think they are idiotic not to follow her advice since she really does know what works and how to maximise your chances of a decent profit. But the show wouldn’t have much bite if everyone did everything Sarah advises!

    Since I've read "Property Investment for Beginners..." by Rob Dix, I started watching "Property Ladder" and I love it. The problem is, I can't find many episodes. Thanks for uploading some, keep them coming.

    If I was living in the jail house. The I would agree with sue and keep it as a house. As she is selling, it’s all about profit and not to let her heart rule her head. If she is selling, what difference would it make if she had two flats or a house. She’s not living there and once she get paid. She’ll forget all about it.
    What is it with people that they don’t listen to Sarah why have her in the beginning

    Thanks for up-loading these valuable lessons on property development, Sarah is very smart with money. She’s also pretty tactful with leading suggestions - pick them up and then make a profit and have great places for people to live.

      The beauty of following great, practical free advice is that generally everyone wins: Sarah's a valid, long-term expert. And it's no fun buying a property that's been carelessly planned, and executed, by novices.
      If the featured new developers ignore Sarah, so much the better for the rest of us.

    Sue, the jailhouse woman, is a former welfare officer - annnnd, she isn’t hiring local tradespeople to do the work! ‘Brilliant’ (as the brits would say)! Don’t hire folks in the neighbourhood who are trying to pay their bills by working at their jobs.
    [Edit] - good episode ... it made me feel most of my emotions!!!!!!

    Neil was TOTALLY OFF not getting the alley way and a gate. I don't get his reasoning at all. Especially since he was willing to spend £20k on stairs. Utter nonsense.

    Really? I don’t think the primary Design Feature should be a Staircase. A Stunning Painting on that wall makes more sense. A Large Peter Max, would be my suggestion.

    I feel so sorry for Sarah, she has to give advice with a smile to people who don't want to hear her views. She is trying to let them understand that they will save money and knows what people will like. Why does no one listen to her. Some buyers are downright rude to her.

    Neil and Alison have clear ideas AND are willing to consider advice. Good on them. Sue was painful to watch from the get-go. Yes, people are interested in historical property conversions. But not in being incarcerated.

    Sarah is obviously knowledgeable and has some great advice. I love the show concept. But sometimes she is really rude and just cannot let it go when people don't take her advice. Learn to let it go. I agree that the lady with the Jail house should have considered doing 2 flats...I agree that she was too attached to the property but you gotta respect her dreams, and ALL her hard work. She had balls to do all that own her own. Please don't kick her when she's down. Geez. Just my opinion

    It's upsetting how developers like the host (forgotten her name), are loosing their heads and souls in pursuit for the profit, whilst destroying the cultural heritage of this country. Shame on you!

      The thing is that the gaol buyer presented herself as a developer, and Sarah (the host/development advisor) gave her the advice a novice developer needs. It turned out that the gaol woman saw the gaol as a passion project and basically wanted to preserve a historical building - which is fine (in fact admirable) but meant that she was essentially wasting her development advisor's time.

    I just feel anything renovated on this show according to Sarah Beeny, would be cheap and tacky and done to sell, over quality

      Two choices: renovate to live in yourself so you design what you want OR renovate to sell at a profit. I think Sarah’s ideas are intelligent, thoughtful, and designed to work with the particular property which may be high-end, mid-market, or low end.
