I don't believe Lennar should be classified as mid-level. Considering factors such as quality of construction, materials, and customization, I would place it at the bottom of the list, perhaps around the 25th position.
True, Lennar has changed in the last 5 years. Trying to pick the order the bottom 7 and the top 5 was hard to pick because a lot of them can be pretty terrible for what you get now. 🫠
I agree. Once I saw Lennar’s placement in the list, I knew this list wouldn’t be useful for me. Granted it’s all subjective but Lennar is pretty down there in terms of quality compared to other builders/homes I looked at.
@annagra-ce the bottom half is literally all pretty horrible builders and I couldn’t put them all as last. I was also thinking of warranties, if they changes prices on you after signing a contract , and the willingness to fix problems after closing. Surprisingly Lennar is marginally better on those things than some of the builders below them on the list.
We bought a Perry at Sunterra. No sure why Perry left Sunterra. Rumors were land to expensive and they didn't like how Sunterra was handleling the community.
Great video! I bought a Historymaker home on a 50 ft lot/waterfront and it is very well built and energy efficient. The house came with a Brilliant smart home device that controls my lights, garage doors, thermostat and security cameras. It also came with gutters on all four sides, a tankless water heater and a sprinkler system. We found several minor defects due to workmanship and every issue was promptly addressed and fixed to our satisfaction. I highly recommend them!
good to know! Some of the builders are so similar in terms of quality and what is offered that it was hard to put in a specific order. Some are very much rated basically the same on the list. Also, this list is just personal opinion and experience. Def do research and inspections on whichever builder you end up with. :)
I have a home currently being built with Brightland. At the design center I paid the down payment at the design center for all the plans with electrical and later I spoke with the builder Mike a few days later. Mike told me and my wife that since November 2023 they aren’t allowed to put outlets on the islands anymore and if I’m okay with it? I said yes but I wasn’t thinking straight at the moment and days later I realized I’ve already paid for everything and why am I can’t have it. I visit the design center on February 2, 2024 if they couldn’t do it why did the lady still asked me if I wanted this and I said yes and paid everything electrical. I don’t m or, I’m hoping they instal the outlets on the island because right now I feel lied to.
Sorry your experience! That is certainly frustrating. I do believe there has been a code recently updated about an electrical outlet on the island. I did a pre-dry wall inspection with newmark homes a couple of weeks ago and they said the same thing.
your not the only one we found out the same no island outlets and i used a different builder maybe they can give you a discount ours did we used the difference on a ev car charger
My wife and I were set to close with Long Lake. The construction supervisor was telling us that a code passed that islands don’t require outlets anymore. We later noticed newer homes what outlets. When we brought this to their attention, they said they were going to add an outlet.We decided to pull out of the contract because of this reason and others. We felt lied to.
We purchased a inventory home actually the same exact one that you have in your picture for colina homes And I have to say by far they're one of the worst texas-based builders there's so many things with this builder to poor workmanship trying to get someone out to repair things the shoddy work and apparently with this builder they don't allow the home buyer to blue tape during blue tape orientation they will have the homeowner point out areas to the superintendent in the superintendent will make note of it for repair That's what I was told by the warranty rep fortunately for us we were able to blue tape but apparently their policy is they don't allow blue taping and just be prepared if you do purchase one of their homes All their walls are painted with a flat paint including the bathroom so don't touch the walls because you'll end up having to repaint the walls And they do overprice their homes My realtor even said this home we purchased through them was not worth the price they were originally asking for
Is the Lagoon finally open. I changed my mind on Sunterra after hearing about the lack of development of amenities and grounds keeping like overgrown grass by the lake. Your thoughts?
@@tyerrascott6596 So the lagoon doesn't open till 2025. They recently just opened the pool about 2 weeks ago along with the lazy river. The gym is going to be opening soon. They've already had somebody vandalize with the gates to get into the pool. They had to repair that they put hammocks in at the pool. Apparently those were vandalized as well and broken. They're expecting everybody to use the mobile app to get into the amenities, but that's not fully up and running so they basically have you show your app to get into the amenities or your driver's license to prove that you are a resident here. As for the overgrown grass at the lake, I don't know much about that cuz we haven't gone to that section yet, but I do see landscapers out here once a week mowing grass and maintaining the plants throughout the community. One of the main complaints from residents here is the pools constantly jam-packed and for a community this size there should have been a second pool and also the other complaint is they're relying on the app to get everybody into the amenities and not issuing key cards
Wow, that doesn't sound great. I hope it gets better for y'all. I wanted a KB home because I fell in love with the floor plan but the pricing seems out of wack and I don't want to use the communities Internet provider. There are some things I've struggling to overlook but good luck in your new home!
@@tyerrascott6596 we had a KB built almost 5 years ago when we moved to Phoenix before moving back home to Texas, Katie is pretty good. Their warranty is excellent. They're very responsive with your warranty requests. We live in a colina home And it's a total nightmare. It's like pulling teeth to get them out here to fix things. We've been in our home for 2 months now and we're still trying to get them out here to complete their touch-ups it's to the point my husband even told me maybe we should have just went back to a KB home. He's like this builder. They're just lazy. Non-responsive and we've had just nothing but issues since moving in. I even spoke with a neighbor and she says yeah. She's had nothing but problems since she she got her keys. It's pretty bad and KB would be a good choice especially you can design how you want your home to look on the inside from flooring, paint, color cabinets, countertops, fixtures, doors even if you want their higher end kitchen where you get the built-in wall oven. But definitely in the next few years we're going to go back to a kb

Because I can be that realtor too…there’s only 4948282 realtors that will tell you exactly what you want to hear. Sorry me being realistic makes you angry.

I would put Westin on the top. Their 50 foot lots have great floor plans. Take a drive along sting cove drive, the homes feel premium.
No Perry Homes/David Weekley/Khov or Toll Brothers?

I heard Perry builds a solid house but have no experience with them. My friend lives in a Perry in Cross Creek and loves it there.

BEAZER and Centex should be at the bottom of the list. Both use the cheapest materials available. Very poor quality of construction

KB has a design studio. Im surpirsed they were olaced lower tham Lennar. Ive heard no so great things aboit Lennar. Thank you for the list.
