Vertical development senior citizens ना त्रासदायक वाटते. त्यांच्यासाठी पेरिफेरीवर शांत ठिकाणी ३/४ मजली इमारतीत फ्लॅटस् व सर्वसमावेशक सोयी असलेल्या टाउनशिपस् केल्या तर शांतपणे रहाता येईल.मध्यवर्ती ठिकाणच्या सदनिका विकून अशा ठिकाणी त्यांना जाता येईल.
विनायक, मी तुमाचा channel regular बघतो. विषय चांगला आहे पण मला हा एपिसोड effective वाटला नाही. 57 मिनिटे खूप जास्त आहे. परखड , स्पष्ट विचारांची आवश्यकता आहे. टाऊन प्लॅनिंग, urbanisation आणि better life साठी out of the box thinking आणि कठोर उपाय हवेत. ह्या episode मधून काही take away नाही.

बरोबर, पुण्या सारख्या शहरातील लोकांना ह्या तात्विक चर्चे चा काही उपयोग नाही. सगळ शहराची कधीचं वाट लागली आहे.

जगात होतंय म्हणून आपल्याकडेही झालं तर काय विशेष! हा दृष्टीकोन पळपुटेपणाचा आहे. एकीकडे तुम्ही म्हणताय की परदेशातल्या शहरांशी आपण तुलना करता कामा नये आणि त्या शहरांमध्ये पूर येत असतील तर आपल्याकडे आले तर त्यात काय ते येणार. इथे मात्र सोयीस्कर तुलना करताय.
चाळींचा पुनर्विकास करायचा असेल तर काय करावं लागेल? मालक काहीच काळजी घेत नाही चाळीची आणि आता जरा कठीण झालं आहे त्यात रहाणं. कृपया मार्गदर्शन करावे. फार चांगलं होईल. 🙏🏻🙏🏻
FSI नावाखाली आकाशात जमीन निर्माण करणे हा अधिकार सरकार डॉलर छापण्या प्रमाणे वापरत आहे. त्याने वाट लागणार आहे सामान्य माणसांची .

What is the rationale behind redevelopment of a society which is in a very good structural condition,and is at the most 15 -20 years old?
It seems like a fashion to get the society redeveloped,without actually studying the benefits gained by the owner,in comparison to the benefits gained by the developer and the corporation.
Does it seem sensible to demolish a well-standing construction, just because there is leakage from the drain pipes?
Any silly reason is sufficient for taking the decision of reconstruction in the name of redevelopment.
Also,aren't we harming the environment by wasting the previously used constrution material which is supposed to last for 30-40years or may be longer?
Is the waste obtained after demolishing the building recyclable or reusable?
Expecting answers to my queries.
That's what ma'am said. If there's any logical solution to such questions such as mentioned here about the drain pipe problem, then the residents of the society would know it and through participatory planning procedure of the local area planning process, they can present to the authorities and accordingly can be acted upon. If there's no solution then the problem remains and would invite more. Redevelopment should be prioritised after.

1987 pune developement plan is only 35 % achieved, this is mainly due to highly corrupted munciple corporation beuracracey (PMC town planning ) and lack of accoutability and state government influence.
Look at AEQ in pune and Mumbai is 200 and 400 PPM. There is no ring roads to divert the traffic, last 25 years there is no international airport.
When this will change.

Shruti ji ,principal of planning should be 'whole to part ' and not 'part to whole' .the impact area is in hundreds of kilometer for any city . Providing redevelopment f s i , f.a.r. is nothing but to stop natural organic style migration and disturbing whole economy and sociology .its not a job of govt to provide this extra fsi subsidy but its a job of land lord/lords to take care of reconstruction of thier own house/houses . The damage to sociology ,economy ,govt tresury is huge because of this fsi. There is no innovativeness principally in providing this extra fsi. The land is saved by providing more fsi in existing city is a total myth on scientific,mathematical grounds if we think in proper integrated manner for total impact including loss of land for providing water ,electricity , food etc etc to this too much dense concentrated cities made by providing extra fsi. Our country has not yet consumed 3 percent for residential use of total land area of entire land available. Its job of govt to set precident for citizen the best suited lifestyle for all citizen. Nariman point and ballard estate in mumbai have same fsi ,its a best comparision to choose weather high rise buildings are suited or low rise are suited for our lifestyle in general.
