      I've been saying that same thing for the past few years. Stop corporations and investors from purchasing single family homes. Housing has gotten so expensive because of these investors that even basic started homes are now unaffordable for many people.

      Greed is human nature. Our modern economy is founded on human greed and it's an incredible motivator. The issue is that for finite resources like land, unlike any other thing you can accumulate (like money or material goods) you can't make more of it and thus it's ripe for the situation where people buy the land and then charge people for its use despite doing nothing except being there first to buy the land. To fix this we need the government to impose a land value tax so that they actually use land for useful things instead of collecting rents from people who actually need it.

    Something they dont talk about is how over 25% of new home were actually bought by investors, not people looking to live there. Even if boomers sell all the houses or more home become available, the problem wont go away, as wealthy investors will still buy up those supply of houses. This will keep the houses prices up.

      Not a word about banks, equity firms, Blackrock, buying up houses after the 2008 cruises as assets. You cannot discuss the housing cruises without discussing this.nOr discussing that largest luxury houses generate more profit than smaller non-luxury. Developers build for profit.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Annette Marie Holt for about 3 years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

      The 60s had a higher purchasing power for an hour of labor. Since then, minimum wage has been frozen several times despite exploding costs of living and inflation (thanks, Reagan). Also, over this time, social benefits have been cut and attacked while top marginal taxes have been slashed from over 70% to under 40%.

These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

      I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

      I'm from Denver. You could once rent a decent single bedroom apartment in an acceptable neighborhood for $400/mo. Those same apartments with no real added value (and worse mold) now rent for $1400+/mo less than 15 years later. It's absurd. Even if you can afford that, why would you WANT to? What a waste of money.

      I bedroom apartments in rural NY...1300/month. I have a mortgage...only 550/month...3 bedroom farmhouse on 4 acres. Isn't that WILD? It's 980/month if you include my house insurance and school/land taxes (which are 80% bullshit).

      @@silasakron4692 I had to leave Denver for this very reason......... Even though I was Born in Colorado and lived there for 29 years. I think that in the coming years I will probably end up in a van. I have savings and retirement, but I am just so angry at the world and society that I am kinda just giving up, I really hate this country, the people, everything down to my core. I don't want to be a part of this. So I don't even want to own a home and mow grass and try and keep up with the joneses. If I bought a house honestly I would probably let a bunch of homeless people live there just to piss off society.

    My wife died unexpectedly two years ago. I fell apart and fell behind on the lot rent which was increased twice after she passed. I ended up homeless for a few months, and trying to buy something on back taxes in Michigan this year was not even remotely possible as the corporations threw tons of money at the auctions. Corporations should not be allowed to own residences

      I would actually be all for business entities being prohibited from own residences and property management companies the exception, but with extreme limitations on how they operate and that they are not themselves owned by a larger corporation. Property Management companies being required to operate as cooperatives would likely be best. This video shows some of the first warning signs that lead to dystopian corporatocracy.

    This is just the tip of the iceberg. Regular home ownership is becoming unattainable as well due to corporate home purchases. They then charge rent high enough to keep people from saving anything towards owning a home in the future. It's clear the system isn't working.

    Private Equity should be BANNED from buying into the public trust. Housing, hospitals, et al. BANNED!!!! And citizens should come together to purchase and have 1st right of refusal when trying to put together financing for the purchase of their park.

We tried to do that when they're owner of the park sold, here told me us to get together but I no one was ready to on such shirt notice.       It's not just greed; it's the lack of responsibility. Thanks to convoluted legal loopholes, private equity firms have *no liability* when things go wrong with stuff they manage. As such, they have no inclination to treat anyone humanely or with any form of decency, because they won't be held responsible even when people _die_ as a result of their horrible policies. (One of them literally got out of a wrongful death lawsuit by claiming this.) And they've bought all the politicians so thoroughly that this situation isn't changing any time soon.

    I watched my rent space go up from 450$ per month in 2002 to 1200$ in 2011.
    This family owned property of 350 spaces in Southern California was sold to 1 of these Wall street investors & they have no interest in keeping it AFFORDABLE.

    I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighbourhoods. Then you’ve got Better, average sized homes in nicer neighbourhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      Personally, I can connect to that. When I began working with a fiduciary financial counsellor, my advantages were certain. I got into the market early 2019 and the constant downtrends and losses discouraged me so I sold off, got back in Dec 2021 this time with guidance, Long story short, its been 2years now and I’ve gained over a million dollars following guidance from my investment adviser.

    I've lived in my mobile home for 25 years. The rent has gone up EVERY YEAR! It started at $525 a month, now its almost $1800. Once I'm retired I will no longer be able to afford the rent, even tho my house is paid off. It is disgusting what corporations are doing to people.

    I live in a mobile home community in AZ. Encore bought it in 2016 from private owners. Since that time, my rent has SKYROCKETED over 220%! It has significantly impacted my quality of life. When all of your income goes directly to housing, there’s nothing left over to have a life. They raised the yearly rent another $1,000+ for 2025 and now residents have to pay for garbage, internet, and basic cable which was included in prior years. Also, we are now required to our own yard work, which again was included in prior years. Upsetting to see an 80 year old neighbor on her hands and knees pulling weeds. Corporate rent gouging and greed in its most disgusting form.

    I live full-time in an RV park in Quartzsite, Arizona. We have investors buying up parks. They hire 'managers' who harass the tenants to force them to leave. Many cannot afford to move their rig to another park. Once it is abandoned, the park owns it and rents it out. It's disgusting. We have 2 state laws for protection, but no one enforces the law. Please visit us in Q. We have over 65 RV parks and several low-income residents. We need you!

      I live on SS. When I moved in 7 yrs ago my rent in a 55 & older mobile home park was $740 a month here in North Phoenix. 2 yrs after I moved in, the private owner sold it to a corporation. Since, my rent has gone up every year. This year I just got a notice my base rent will go up $98 a month. PLUS they are now making me pay an EXTRA $25 pet fee per dog. So starting Nov 1, my rent will be $1375 a month. I LIVE ON $1500 A MONTH SS. I have less than 2 months to try to find something affordable. Since I have 2 dogs, I need a home or mobile home. I AM SO DAMN ANGRY. I started looking online and the prices are out of bounds. What is worse, is at least 1/3 of the spots are empty or the home has been for rent or sale for THE ENTIRE YEAR in the park.

It was sold to a large company a few years ago and they raised rents and I remember her telling me about some of her elderly neighbors who were on social security and Medicare that were forced out, absolutely despicable.

    Sold our 2nd home back in 2023 because being on a fixed income…we could not afford the insurance, taxes and upkeep on two places anymore.

    As a Black woman who's worked for over 20 years as a EKG tech until 2020, and I'm still struggling to live and pay my bills, the American dream has NEVER EXISTED for me and most Black people!!! If I could afford to leave America, I would leave without any hesitation!!! But I can't afford to leave, so I'm stuck here until I die in poverty and debt!!!     Canadian here. We also suffer similar abuses due to the increasing financialization of housing (treating housing as an investment, rather than a human right). How many times have we been assured that "the market will provide affordable housing" (!) when the most cursory glance at conditions reveals this to be a blatant lie. In Toronto, the ending of any kind of rent control has meant that the average rent for a one bedroom apartment is now $2400 per month. Our provincial government thinks building single family homes in the suburbs is "affordable housing". It is all about greed, urban sprawl and profits over people.

    My 90-year-old mother lives in a manufactured home that she bought 10 years ago. My sister lives with her, and between the two of them they manage well. They have a very nice house. The park they are in is run by a young man who has taken it over from his parents, who ran it for years. The lot rent has gone up over the years, but only in proportion to actual costs rising. The park is very well maintained, they enforce standards to keep it looking good, and she is very happy there. It will be a disaster if one of these private equity firms buys out the lot owner and raises her rent significantly.

Sometimes people realize they don't need more than that. Especially when they are not anonymous to their customers, but interact with them regularly. At any rate, they will stay there as long as they can, and hopefully that will be the rest of their lives.

    The way these corporations are preying upon and putting the squeeze on the poorest of the poor is beyond obscene! If I had to pay through the nose for a dilapidated trailer house, dirty tap water, non-functioning pool and deserted community center, I'd be royally pissed too! Any guy who can buy and sell dozens of mansions like it's no bid deal while his tenants are facing eviction deserves a special place in hell!

    Its been three years since I retired, and while inflation has made it challenging to maintain my lifestyle and even worse when I lived in the city, relocating to the countryside has helped to manage better, its lonely, as most of my friends and family are still in their routines but It's been easier to stretch my savings and hopefully, I won't outlive it.

      I’m nearing retirement myself, and I had similar concerns. I started investing much later than most, and just relying on ETF compounding wasn’t cutting it for me. After working with a financial advisor, I managed to restructure my investments and am now on track to retire with around $4 million. If I hadn’t sought advice, I doubt I’d be as confident in my plan right now

      Good luck with that plan. I found living out in the sticks to be more expensive. Food costs, gas, propane. Have to drive at least a half an hour to get anywhere. And trying to find capable medical care that is more knowledgeable than the local vet can be a challenge.

      I disagree with "families and citizens". Many people do not have families but are citizens who worked for their homes. What I strongly disagree with is the government giving border crossers that benefit at the cost of letting US citizens go homeless.

      Praying isn't going to cut it. You should see the lot rents in Phoenix, AZ for mobile home owners. And of course the lot rent makes their mobile home worthless. The lot rent precludes them from ever selling their home. Lot rent is commonly in the $800-$900 range. And of course, its worse in CA, OR, WA

      Ummm, no. When I was in my 20's in the 1990's almost all apartment complexes and mobile home parks
      were individually or locally owned. This all started under W Bush in the early 2000's and Obama did NOTHING
      to stop it when he took the reins.

    The worst is when investors buy up mobile home parks and proceed to kick them out, demolish the park, and build luxury apartment buildings on the site. It's happened time and time again in the Salt Lake City area.

    This is happening with my mother's community. 1 month after she downsizes into a manufactured home in a 55 plus community north of Pittsburgh, private equity buys the community, raises lot rent by over 40% and starts passing previously covered utilities like water and trash to the tenants.

      Yeah, we find a solution to handle her tightening budget, I buy a modular home in a nice community and have it remodeled for her. I was happy to do it so she could maintain her independence and self sufficieny. She moves from her high rent apartment, expecting a $450ish monthly fixed cost and bam, price increase most of the way back to her old rent and I have thousands invested in the building so now we're committed long term. It's like the video said, it's hard to get out of these places without a significant cost.

    That's why you never put a manufacturer or mobile home in a park situation because things can change with the property ownership and put you in a serious dilemma. That's why as a real estate investor for many years I always tell my friends if you're going to get into something like that put it on private property and you just pay your taxes and try to stay out of a HOA situation

      Yeah, the greed is insane. I started renting a place in Canada in September of 2021 for about $145 a month. By this year it had gone up to $211. I ended up having to downsize. I just can't stand greed like that.

    I managed the manufactured housing stock for a county auditor for 6 years. It won't take much of an increase to push people out of these parks. It's horrible. They are displaced at the absolute worst time in their lives.

      Socialism is a rich tool. They open banks, we put our money in. Banks use our money to loan to other people. Protecting the rich persons money and then lending us our money when we need it. But if there is any sort of error or whatever, depending on the bank you could lose all your money. But the rich person who backs the bank, is fine.
      Rich people get so much for free. They spend a week at burning man, leaving money behind and relying on trade and socialism.

Had to pay an extra $654 bill to keep my dog for Christmas last year. I had to buy a $100,000 dog bite insurance for an 8 year old dog that goes outside in a fenced yard under my supervision to go potty for maybe a total of an hour a day. Got her accepted as an emotional support animal (she really is) and had forgotten her vaccines being the 1st anniversary of my fiance's death. So it was suddenly required to have or be fined and charged new pet deposits and monthly pet rent? Was 25 days late on her vaccinations so I think they knew I had a dog and didn't suddenly notice I did like they claimed. I've lived here 15 years with a dog and never had the lot rent double like it has in the last three years. Did write him a letter the 1st year he owned the park and he rescinded the lot rent increase that year. God heard my prayers and had mercy on me and my neighbors. Really had hope he would turn his ways around and stop destroying innocent people financially being greedy. Still reeling over the pay up or kill your pets for Christmas game last year. What a way to say Merry Christmas, pay up or kill your dog in a crowded shelter or be fined to death until you comply. We have window covering fines, parking on sidewalk fines, speeding fines, using the dumpster fines, weed fines, skirting of trailer fines, registration of vehicle fines, parking no more than 2 vehicles fines, yards not tidy, dog running at large fines, and can't remember what else.. oh yes, the new dog fines for vaccines and $100,000 dog bite insurance an inside dog doesn't need, to add an extra Christmas financial burden to the backs of the working poor. Oh my Jesus, forgive us our sins, save us from the fires of hell, lead all souls to heaven, especially those most in need of your mercy. Amen. God have mercy on all the residents of trailer parks that got greedy new corporate owners. God please have mercy on us! Amen.

    This is happening where I live. Manufactured homes were suppose to be affordable housing. Now seniors disablled or retired are facing rent increases that price them out of their homes. Rents so high slow private sales basically trapping us. Seniors are the highest percentage of homelessness and suicides. No one in the U.S. should allow seniors to come to a choice of homeless or suicide. Stop the corporate takeover of affordable housing and give the seniors the dignity to retire without financial ruin.

      They lease they made me sign says I need to give them 3 months notice before I sell. And pay them 1000.00 if I'm on lease. Which they make you sign.
      Lot rent was 330.00
      Now its 550.00.

Our lot rent went to 850 and they no longer do yard maintenance or tree work leaving on elder residents who are financially strapped. The street lights in here light for about 60 seconds before turning back off and we have a Cayote problem killing the park cats. They also wont allow residents to go to clubhouse during violent storms here on west coast Florida. New resident pay 1050. in lot rent. It's a sin.

    I live in a massive manufactured home community. It's a city of manufactured homes. It's an actual city with streets and a sewer system and a government. They're not like old school trailers, they are manufactured homes. There is no lot rent. The lot and home are both owned as one. There are many home owners here, but there are also many renters here, too. So anyway, the rents for these places were like $500 per month about a dozen years ago. But what has been happening is when a homeowner sells their home or they pass away, the home ends up getting bought by a corporation who intends to rent the home out, and the corporation is often a corporation from another state. Then they go into the home and do repairs. Sometimes they do good repairs, but often they just put a new coat of paint on it. They don't fix the roof or put in a new AC or put in new floors or put in new plumbing. Sometimes they might put in new appliances. Then they put it up for rent at $2000. Then a family usually moves in quickly because that family is in a tough spot and can't afford to rent a concrete block home for $3500 per month. So they end up paying $2000 per month just for an older manufactured home which needs repairs. The wages around here are low and definitely don't support that price, so the family sometimes gets evicted after just one year. It's really sad. That situation is common here, too.

      Who is running the community? Who determines snow removal and community buildings? Do you have a group like an HOA, but for your manufactured home community?
      This "HOA" needs to make rules of no renting. The owner must live on site. (You can rent out a room in your trailer, but you must be present as the owner).

If I'm lucky, I'll work till I drop.     I have been saying it for 2 years, the single biggest thing we can do to free up affordable housing and get a handle on a rental prices is to push private equity out of owning single family homes. I'm not a huge fan of government regulation, but this is one place I would have no problem setting a boundary that only private individuals can own single family homes, and even then there should be a reasonable number of homes you can own.

      Does your brain still function? Are you creative or smart enough to do more with your life than watch tv or sleep 12 hours a day. Can you support your community to gain new friends and skills? I lived in a rented room for $400 in the military because my family was in a different state. I had to pay all the taxes and rent for that area and pay for my small bedroom just to support our government to keep everyone safe. I had no car and barely enough to eat on - luckily the base had a food court which I lived off $10 a day on food. I did this for a year because I had to. Today I have pain pump and spinal stimulators and still have to provide. How I did this and continue is I don’t watch TV, I don’t go out, I just work and come home in extreme pain, work using my brain on projects. What happened in the past sucks but it had to be done. Today I know what I did helped countless others to live in a free nation. So take the money you get for free, and work to better yourself.

I worked hard everyday as a teacher for 32 years, and my salary was over 100k annually.       this has happened in Canada as well..most rent in almost every "city" has doubled in less than 10 years .homeless issues in canada is a major issue and government is paying lip servise to fixing it..this Private equity stratagy is happing in most western countrys now.

    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

      I feel your pain mate, as a fellow retiree, I'd suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

      In the 80's my Dad worked a modest job, Mom stayed at home and raised the kids, and they lived a nice middle class lifestyle including owning a home. Nowadays both I and my partner works and can barely afford to make ends meet. Soon the kids and family dog will need to work to keep this household going. It's the destruction of the American dream right before our eyes.

      I was a late bloomer, but Tracy Britt Cool Consulting, my financial advisor helped me bring it all together and got me into crypto. Now retired for 6 years at 72, my managed portfolio with Tracy generates about 9k a month on average more than my RMD on my retirement accounts. Not real big, but together with SS we're able to live reasonably with 160k a year. While being mortgage free.

    More Perfect Union... Please do a story on this situation: I live in a rent restricted 55+ apartment complex in Stafford, VA. Bought by Blackstone and now the rents are going up crazy every year. Many people have already had to move. Idk who has ended up on the streets. No end in sight. 😢 We don't even know how to check to see if they are raising rents above the restrictions. Most of us live on SS and/or are disabled.

      Call your city government. Vote. Attend your city council meetings. A lot of times, companies if they are checked by the city, can be in big trouble if they evict seniors or the disabled.

      They aren't evicting. People are just leaving because they can't pay the rent anymore. As l said, many are disabled, including myself. Idk if I have the mental, physical, or emotional wherewithal to pursue meetings or to be an advocate for all of us. That's why I was asking them to do a story on our situation.
