    Everything seems perfect, but I don't see the demand coming in as much predicted by the dubai government. Because to reach their population target, they need to add 250,000 people every year to the population, and in the last 6-7 years, it has never happened. Usually, dubai averages at 80,000 new people a year, and 50% from that are the people from the labour class who are coming to work and I don't see them affording anything even in JLT, they all stay in diera & Bur dubai, and now even Qatar & Saudi & even their neighbor Abu dhabi is promoting themself at an extreme level, I doubt if dubai will even be able to attract 100,000 people a year for next 10 years until and unless they generate really good high paying jobs because let's be real for now the most high paying jobs in dubai are in Tourism & Real estate, dubai need to diversify their jobs sector aswell

      Dubai is just attracting the top 10-20% crowd of US , UK , Europe , Africa , India , Pakistan and Australia.
      People and children who are affected by the "WOKE" culture , who prefer safety and a better lifestyle is moving in..
      We have never come across recession in these ex-great nations.
      This is a whole different ball game brother..

      ​@@zohaibmohammed9316 I don't disagree Zohaib and I understand your point but don't you think Dubai govt knows that too? Still why would they keep the population target if they knew they can't attract that many people so my question is if they have kept a population target and according to that they need 250,000 people moving to dubai why are those targets not being achieved, Again I wanna point out Zohaib that I don't think dubai is heading towards failure or bubble or anything I just think that now competition is increasing before Dubai had monopoly in the gulf & still it has but I don't think Abu dhabi, Riyadh, Doha is far now they will soon be coming for Dubai's position. Because let's be honest they all have much more resources than dubai than it be Qatar's oil reserves, Abu dhabi's oil reserves & I don't think I have to tell what Saudi has 😅
      So I want to know what you think about this and if possible than a video cuz if you will make a video on it than definitely you will do indepth research so we can get more facts on table as you are living in the region

      55,000 units. For me it's like a JVC on the sea.. very tough call.. a few brands like Nobu, Address and JW will make it.. I feel safer investing in Dubai , that's why haven't spoken about it..

      You are severely underestimating the market there. You're too narrow minded on Dubai. The developments and plans for RAK will bring lots of wealth there. Even Bvlgari residence coming shortly

      @@Polygonzk I guess nobody know yet for sure at this stage.. too early to know as a fact! I do agree thoguh that there is a subconsciuos bias from most of Dubai´s Real Estate Developers,.. which is also understandable to be honest due to the success of the city! But frankly I would not look at this as a "RAK vs Dubai contest" but rather interconnectedness and beneficial for UAE as a whole...

    I missed the opportunity to invest in Floarea Vista by mashriq, Serene Garden II by Prescott, Beverley Garden by AA HMB,
    Now new project is coming in "Discovery Garden" name " Enqlave" by "AQASA Devloper". I am confused should I go with Branded Developer or tier 2 & 3?
    As you mentioned in your earlier videos few plots are available near Al furjan & Discovery Garden metro station.
    I follow your suggestions, Can you please suggest I should go with this new Devloper Project?
    Since 2 month I am trying to connect you on call but yet not connected.

      Because of the prices brother. Off-plan real estate , stocks are a gamble. You need to take calculated risk.

    Aldar's Athlon project: 1100 units and one clubhouse vs. Expo Valley: Government-led project, 530 units, 3 clubhouses, 70% green area, 3-year post-hand-over payment plan, and ready infrastructure. Hmmm

      If in the new masterplan the plot size is around 1700-1900 and BAU above 2000-2100. Good option for a TH right now in the market
