Hi Mohamed , Thanks for the videos . I have 2 apartments with EMAAR . One is a 2 bedroom in Clearpoint Mina Rashid and another one 2 bedrooms in Forte tower 2 Opera District downtown . Which one to sell and which one to keep if I must sell one of them ? Another question , I also have a one bedroom in Ellington Porto Playa RAK . Which 2 shall I keep out of these 3 properties ? Thanks a lot
I think you should keep the Forte and Ellington. We can sell the Clearpoint because there are better opportunities in the area. Downtown Dubai is gold and Marjan Island we need to wait.

So you don't recommend ALTUS AT DUBAI CREEK HARBOUR by Emaar? You do not see any growth potential with respect to per square feet rate over next 3 - 4 years?
I would prefer to invest in a property with a sea-view.. View is a very strong factor in Dubai. Palace Dubai Creek was a strong product for investment.

@suryavzb The style of my channel is an unbiased overview of products in the market and my vision as an investor. So , If I were to invest 2.5 Million AED. I would invest in a full sea view property. JBR has one of the worst finishes in the market , but it's a commercial success due to location. And there are several private developers doing phenomenally well on JBR walk.

U have an inherently Indian connection. It shows clearly. But having been raised in UAE, u try to attract British clients by using that accent. I argue this won’t go far. U can’t be more British than the British themselves right? I like your sincerity & earnestness. It’s a trait very few agents have. Consider it as a feedback & not otherwise.
Investors only look if the broker is able to source good units and has good track record and none of the above bs you mentioned about being indian or having a british accent

Kempinski location is bad. What happened to your taste of properties?
It's located next to Marina Gate , Kempinsky in itself is a brand. How can a 2 bed in Dubai Marina branded by Kempinsky for 3.5 Million AED that too 1700 sqft ! 2 bed.. be a bad investment. And PS : I'm not selling Kempinsky. I'm selling a full sea view 2 bed in Maritime City for 2.5 to 2.9 Million AED , paying 60% and using leverage of 40%.. How is it not a good investment.
If Kempinski is such a great property then why is it still unsold. 2 months since launch date. Why is devmark struggling to sell same??? Plot is surrounded by tall towers.

Zohaib … one thing very funny … U tell Damac is big name no 2 in GCC u also tell 5/100 out of their VILLA is leak ( Damac person acknowledges on of ur video ) U tell their agents are less knowledgeable than u Also tell they not able to keep timeline of their construction And u tell all builders all products are not good … and it’s our job to find out which project of number 2 GCC is good … So others are much worse in Dubai so Damac gets no 2 ? With all their drawback ?

La Quinta in Villanova are the best product in 3 Bed Independent villa segment. They are really spacious with large plot size. I believe, products like La Quinta 3 Bed Independent villas will never be built again in Dubai..

Hi Zohaib, I started following your videos recently , and they’ve been very informative. Keep up the great work! Question for you - for an off plan project for a 1 bed apartment , would you pick siniya island or somewhere within the dubai city limits for a budget of 1.5M AED max. Asking coz, siniya will be an exclusive island project far off from dubai - so it pretty much cuts off the long term rentals out of the equation. ? Which is a better pick in terms of ROI? Your insights will be much appreciated .
