Building Nightmares Unveiled: A Homeowner's Harrowing Journey Through Construction Chaos

  • In today's episode, we unveil a heart-wrenching story that no Australian homeowner should ever face. After three builders, numerous challenges, and a pile of unmet promises, this homeowner's dream turned into a nightmarish reality.
The tale begins with the first builder disappearing post-deposit and the second going bust. Now, as he deals with the third builder, a legal demand comes in. The builder claims the 'Lockup Stage' is complete. In the Victorian consumer law, the 'Lockup Stage' refers to a point where the building's external wall cladding and roof covering is fixed, the flooring is laid, and the external doors and external windows are fixed (even if the external doors or windows are only temporary). The real shock? This stage amounts to a whopping 30% of the contract price.
Our inspection, however, unveils a darker truth. Not only is the 'Lockup Stage' incomplete, but even the preceding 'Frame Stage' doesn't match the engineering drawings. What's even more alarming? The building surveyor had passed the frame stage, which the homeowner had already paid for. If a builder prematurely demands a stage payment, it might be a breach of both the Contract and the Domestic Building Contracts Act.
We delve deeper with insights from two industry experts:
🔍 Dr. Cameron Jones, a renowned environmental microbiologist, sheds light on the repercussions of using compromised timber members. How does prolonged exposure to elements affect the timber? More importantly, what are the health impacts of mould in our homes? Know more about Dr. Jones and his expertise

🔍 Peter Blyth, the Managing Director at Dynamic Steel Frame, provides a unique perspective on steel framing systems. He breaks down the benefits and potential drawbacks in construction. Dive deeper into Dynamic Steel Frame’s approach

This episode isn't just an inspection-it's a cautionary tale. It underscores the importance of vigilant inspections, understanding contracts, and being informed. For this homeowner, it's been a painful journey, but we hope his story can help others avoid such pitfalls.

As the homeowner, words can't truly capture the depth of gratitude I'm feeling in response to the incredible outpouring of support I've received recently. For the past 4 years, I believed I was facing these challenges in isolation. It's almost miraculous how Site Inspections entered my life at precisely the right moment - they have been my true saviors. Their unparalleled expertise and profound understanding of the field are truly awe-inspiring.
I extend my heartfelt thanks to all those who have reached out, and especially to the team at Site Inspections for being an unwavering pillar of support. I only wish I could personally express my appreciation to each and every person who has shown kindness during this journey.
Wishing you all the very best,

Our workmanship over here is actually still really good all things considered over the last few years. Contrary to what people may think about the building industry there are still builders and site managers out there who care for the client, the build and the company and are passionate about what they do and strive to provide each and every client with their dream home. Makes me sad to see stuff like this. Thanks for doing gods work mate in exposing this kind of thing. Simpler solution......STOP allowing the builders to engage their own building surveyors and have the lender and/or home owner appoint one instead. It should be law or at least contingent on a building permit and or home loan approval. Unfortunately the current model means the home owner either pays once and suffers the shodiness of the builder's surveyor (read mate) or they have to pay twice to engage their own independent inspector as well. Builders do factor in the cost of their surveyor when they sell a house build contract. We had to pay for an independent inspection company for our build and surprise surprise !....each and every stage of the inspection that the builder's surveyor had signed off on, our inpsector found many defects. After days each time back and forth with the builder throwing up arguments, the builder each time had to pause the build, reassess and then agree with us and rectify. This added 6 months to the build equating to 6 months of extra rent payments @ $600 per week of which the builder just shrugged and went "oh sorry about that", no refunds and no offer of a discount This essentially equated to us living without items we'd planned to do after the build due to a lack of funds which were re-directed to extra rental payments due to their stuff ups having to be reworked after initially being passed by their own inspector. Onlyone time did their surveyors rescind their approval after we challenged their 'expert knowledge' when confronting them with our inspector's findings. Can't argue standards I'm afraid!
At the end of the day the government has allowed this to happen by A. allowing builder appointed inpsections, B. not being heavy handed enough when builders breach the rules and C. creating this mess in the first place by pushing a building boom that builders can't keep pace with in the first place.

Many developers, builders and tradies will do whatever is quicker and cheaper when they know the inspector will just sign it off, sometimes it seems without even attending the site. If they know they can't get away with it, they will be less likely to try it on. The government has to step in and stop this daylight robbery of people's life savings and investment by rougue developers, builders and tradies.

I might have lost a few 1000.... he lost all job opportunities and definitely needs to move elsewhere for work.

You get 70 Uber drivers working under 1 builder with a ticket building 20 houses and this is what you end up with. Back 40 years ago it was 1 builder with 2 apprentices working on 2 houses. Reason for 2 houses was while other trades were working on 1 house the builders could jump next door to the other house and keep working. But they were always close by for the other trades to talk to if needed. No mobile phones and coffee shops in those days. The builders even laid the driveways but not these days. Passed off to sub-contractors and you wonder why houses cost so much.

how has Australia's building industry become a 3rd world joke?
I spent 15 years living in Indonesia and had far more confidence in finding a reputable builder than I now do in Australia.
The rules were near non existent but the quality was actually not bad.
My house survived a 4.5 earthquake with no damage.
As for the costs, I could buy Australian building materials for 30 to 40% less than I had previously paid for them in Sydney and the labour costs were very reasonable even paying a high local wage for top notch tradesmen.
I just can't understand what has happened here in Aus.

As a Carpenter that did the first nail together steel frame for BHP. That frame is not made by them. The frame company should not be in business. The carpenters that put the frame up should not have a licence. The council inspector should be sacked. The builder should be made to rebuild this home.with the owners personal workers. B types should be nail screwed to top and bottom plates with stud straps at the first stud after top and bottom. It's sad that the owners of project home's and bad builder's can do this. Sometimes people that own/have inherited large acreages or have developer friends will run for local government and once they manage to get in they will illegally rezone land so it can now be subdivided and sold off for a massive profit. It isn't uncommon for such land to be swampy either which should never be built on in a residential capacity. It's just corruption bottom to top.

The builder, his tradesmen (for want of a better name) and whoever signed off, are all in breach and all accountable for this mess.
