I’m a carpenter in WA, I mainly build roofs and second storey inserts, over here we build our roofs properly we cut them out and pitch them ourselves, none of this truss crap. This guy would be hard pressed to find any problems with our work, we take great pride in our work everything is up to code, sometimes it’s better than the Australian standard and the builders we work for really appreciate it and we are always flat out busy because of this.

I am not a builder. I am not planning on purchasing a new home to be built. This video has nothing to do with me, I have no knowledge of or need for this information. With that said, the thumbnail drew me in, and got me to click, and then the format, editing and explanations hooked me for the entire video. I love how he explained what was wrong, why it was wrong, what should have been done, and gives the codes to support his findings. Such an interesting and well done video. Bravo good sir. I had no business even clicking on this video but everything about it got me not only to click but to watch the entire hour and 33 minutes.
We hired a guy to install 2 large windows in our bathroom. In addition to using new wood, they used a couple of old 2x4's, from our back yard pile, to use for framing. And then did a bad job framing it. We took them out and replaced them ourselves. Shameless. (BC,Canada.)
"You're trespassing" as the homeowner who hired you and them is sitting right there. When the builder is scared of the inspector and expects to be notified ahead of time so he can hide the shotty work you know you need to fire them and head straight to court immediately.
Just looked them up. Their excuse is they use external contractors for inspections that are not directly associated with them. This is a whole can of worms, and honestly disbarring or outright banning the use of subcontractors should be the first step for all RBS policy moving forward. The builder surveyor is Opes Building Solutions btw.

I’ve said it before, as the prime demographic to buy a house in the next government property pumping scheme, I will never touch anything built in the modern era. It’s amazing people can literally turn up to work and build something like this, like literally how do they get up in the morning! You should really be the 2025 Australian of the year.
I've worked as a sparky in high volume housing developments and the stuff you see is rediculous. Clients complain for months before anything even maybe gets fixed. Water issues are always the main thing, either crap gutters or unglued aircon drain etc. Also some wild electrical rush jobs I've had to fix. So glad i mostly just do security systems in high end houses now, volume housing destroys your soul after awhile with what you see.

Speaking of Queensland, most places don't have insulation, and they don't build to the climate. I installed some ceiling insulation and you could feel the difference immediately.

Im a builder and I got a quote today for my annual construction insurance policy and it was almost 50% higher than last year!! The reason I was told is because of large increases in claims from water damage. It makes me mad seeing this sort of work and that they are getting away with it 😡🤯

You certainly won’t get this in New Zealand. I know we’re a little county, but our Councils are responsible for building inspections, and I assure you nothing gets passed those inspectors.

You don't have to do an apprenticeship anymore, pay your money and get a licence. We Old school tradesman saw this coming twenty five years ago. It also doesn't help that you have pen pushers with no onsite experience in the industry making the regulations. Some of the new materials are a joke, styrofoam as cladding? What do you expect. I've always refused to build with that stuff as well as the fake stone slabs that everyone has been loving in Thier kitchens. James Hardie ring a bell?

The best way to build is to get your own private independant inspector , just like this site inspection guy, and let them do all stages inspection, so that the construction process is well on track. The example on this video showing you a lock up stage which is just too late to do any rectification , it still can be done but it will cost more to fix, better to do all stages inspection so all stages are correctly done, from: - prep slab inspection ( i.e: to check the layout of all reo steel bar are correct and as per Engineering drawings, no cutting corners before pouring the concrete because once its poured, its hidden you cant see whats inside the slab) - frame inspection ( roof and walls) - Pre plasterboad inspection - Pre - paint and waterproofing inspection ( like to check if the wateproofer membrane and waterstop are correctly installed as per AS 3740 ( Australian Standard) and NCC ( National Construction code - Practical completion/final inspection - Post hand over inspection If the client do this, the chance of getting a disaster like the one shown in this video will be significantly less, if there are defects most of the time is just minor and cosmetics which can be easily fixed. Private independant inspector is better, because it is paid by you the client and not the builder, so he will work for your best interest not the builder. Never trust a Builder who said that they have their own inspector because that inspector will work on the interest of the builder because the builder paid them not you, so even if the inspector/surveyor said that the building is okay to you as a client, he will be mostly lying and not telling the truth. Most of the time Builder who said that he has his own inspector , that inspector is likely to be his friends or someone that he knows quite well and been using his service to approve his building work regardless if its compliant or not lol.
yes its very important, we did build few years ago, and thank God we used private independant inspector to do all stage inspection from start to finish. the pre slab pour is critical, as it is the base and the foundation of your house, which bear /support everything like your walls, roof etc ( including dead loads and live loads, like people, your car, your furniture etc), Just imagine if the layout of those steel bars are not as per engineering spec/drawings and the builder just cut corners using small size bar or even removing some bars to save cost, once its poured you can't see shit and you think your slab is fine , and not until few months later you start to notice some cracking on your floor slab. I would say all stages are just as important, waterproofing also is another thing, some builder's just don't even bother to put water stop on the shower perimeter and on the doorway (i.e between bathroom and other non wet areas ), which will cause water leaks under the tiles to other rooms ( causing water damage) to skirting board, timber door jamb swelling and wet carpets, and when that happens its just costly to fix as you need to remove the tiles, remove the carpet and just redone the waterproof membrane + waterstop plus retiling and regrouting all over again. Even when waterstop is installed by the builders, mostly are not installed properly like the waterstop has to be installed together during waterproofing installation, so it creates a closed seal where water is then tanked in that area and then directed towards puddle flange drain. Some builders just don't understand or maybe ignorant of NCC and AS 3740. The safest way in our experience is to get licensed waterproofer who is also a licensed tiler, so he will do all together. Sometimes you have different person to do waterproofing and then another person is doing tiling, at times, if the tiler is not careful, he might break or damage the waterproofing membrane that is already applied by the waterproofer and then you wouldn't know if your waterproofing membrane is compliant or not.
You really should print out your comment on good, laminated paperboard so people can stick it to the fridge or office wall for quick reference! I know that a lot of what you wrote would seem obvious, but it is not as obvious as one might think for a lot of people. It's not like the roof will collapse that fast but give it some years and those nails will keep weakening and the roof will split even more risking to collapse, this is a big mess up, at least the owner(s) now know what's going on so they can move legally.

They are using 3rd world labour and materials mate - not supprising when there are absolutely no control mechanisms at any level. Cushiest jobs are a building surveyor and inspector - sit in a car, look, then drive away to wash their hands of any responsibility. Welcome to the new Australia.
Box gutters I frame square with the structure. Use a tapered insulation board to create slope. Use rubber or a torch down roofing material to line the gutter. Drains are oversized and I instal more than is required. If an overflow is required by local code . Depending on area. where I live notches on outer wall that the water can just dain away freely. As rains that would cause an overflow are so rare they are not needed. As the oversized drains take care of the problem. I have also installed underground systems that also take care of overflow that diverts the water to areas meant to take care of the 100 year rain storm and have access to clean out drains.... If metal is the requirement for the gutter. No screws are exposed. As I solder all joints.
I have never seen anything as rediciliouss as these box gutters in a generic house. I could not have imagined that anyone would use such a totally silly solution anywhere.

I don't get why people pay the builders until independent inspections are done. We held payments on stages if things where not up to scratch back in 2011.
Mate, I have done a few structural steel jobs as a drafter - and the amount of times the builders think they can just change connections, the way it carries load or relocate/delete details is mind blowing. Each and every job "yeah nah mate, we've built it this way so can you just delete that?". I normally email the engineer with the request but CC the builder, then walk away as I watch it blow up. Complete rejigging of locations, requesting changes to make it easier to built but less structurally supportive. My most recent one on a 3 story build - the builder changed from floor coverings to a 100mm topping slab to do exposed concrete flooring. No consultation with the engineer at all before this decision. Adding near on 90T of concrete to a project without a single thought to what's holding that up? Christ mate!!!! Their response? "Don't worry about it! We've done it before" Thankfully this was stopped in its tracks by myself and the engineer when it was calculated how much the design had to change to carry this load.

@@thormidthagahast8914 Concrete weighs 2400 kg / m³ so he's talking about 37 m³. So at 10 cm thick he's talking an area of only 370 m². That's just 3-4 appartments in terms of size. A particularly large home with multiple floors or two houses could already have that much in them.

It's made me realise how many homes you look at and think "looks alright" are possibly hiding so many defects. If I ever have the money to buy a home, I'll be using his services to make sure it's not going to be a nightmare. I had a look at the builder's website and the homes look nice but seeing their actual work here just shows what a bit of paint and render can hide (for a short time).
I feel so sorry to the owners, they are up for a lot of sleepless nights. On top of this, the government wants to rush through hundreds of thousands of new homes to help with the shortage. Australia is up for some serious issues in the next 5-10 years with faulty homes. VBA and the government need to get on top of this asap!

I am a renovater and seriously the word trade is a very loose term. As for new builds I would not buy anything unless it is a minimum of 15 plus years old. Buildings and especially houses all tell you a story of how they cope in drought and high wet weather. It shows all the additional problems with neighbours or street drains etc. I have had the privilege of working with extremely competent commercial plumbers who are saying that in 5 years all the plumbing issues that new houses will face will be massive. I just feel sad for everyone involved in this industry. It is very broken.
Partway through the video, i figured "ok.. so roof needs to come off and be redone + gutter system." then finished the video and with all the framework issues, support issues + that one wall being almost an entire brick-width over the foundation... it almost seems like the entire building needs to be torn down back to the foundation, and started over. It's curious how technologies / engineering differs between countries. In Poland we usually build houses using foam concrete bricks, here the frames are as I understand a default choice. The shapes are usually much simpler so the roofing is also simpler / easier to inspect by an investor. The foundation also differs. I suppose.the main differences are due to climate. Just curious fact and observation. Great material mate!
how weird to have rain water drainage go into the house like this, just seems like an interior leak just waiting to happen. Where I live in the Nordics we have plenty of rain and snow, we have all guttering on the outside.
It's normal for houses in Australia to have external guttering as well. All of the pipework sits outside of your house and drains down those external pipes into stormwater drains. I've never seen a house with internal gutters, because the government encourages us to collect rainwater for outdoor use/gardening generally in case of droughts and you can't do that if the gutter you're diverting is behind brickwork.
It's not normal practice here. I was concerned before we even saw the details, by the number of changes of direction in the roof. Every corner and every valley is another place for a leak to start if any part of it is not built properly. Simple roof lines are just better!

I received a call from a property owner claiming that near by council works had caused movement in her property. I have a look underneath. A builder had replaced the perimeter timber stumps with concrete stumps. The rest had been removed and replaced with a three 15 metre span RSJs that did not sit on top of the perimeter stumps. They were attached via a return 300mm down the side of the concrete stumps using a single dynabolt.
Reckon you could do an episode on how this got through planning. Looking at the planning register this site has had a few goes at it. 1. No on-site parking for Dwelling 1. 2. Secluded private open space for Dwelling 1? (probably down the side, not off a living area though) 3. No vehicle turning area for Dwelling 2. Especially with the second carspace. 4. Driveway too tight. And that's just skimming through the video. Would love to see the endorsed plans.

Mate, i started my roof tiling apprentership post covid, worked for 10 months before getting injured thanks to shonky safty, but in that time the main thing i learnt was "if theres no scaffold no one will see it" that low drip on the bottom run of tiles is so bloody common, also just to show how dodgy the whole thing is after sitting on my arse for a year waiting for surgery i got my cert 3 in roof tiling certificate in the mail, ive done non of the work, the whole industry is a scam
The laws to fix problems and errors, if the builders/ plumbers are not brought to task and the owners have to chase insurance then the VBA needs to be defunded. The building inspector should loose their license to inspect.
Seems to be how the world works nowadays… people will spend extraordinary amounts of time effort and money to keep from having to do something correctly, when doing it correctly would save time effort and money from the start. the problem starts with the department liable for issuing licences for builders , most don't even do a proper course , should be a 4-5 yr apprentice ship to start with then we wouldn't see 90% of these reports AND they should be taught by this fella doing these inspections
If you had proper regulators and inspections, nobody would start building unless they had properly trained builders. The reason they start building is because they know they will get away with it.
In Victoria you can get someone to do your builder license under the table for 20k. Lending a license (Indian circle) is around 12-16k, this is why there’s a lot of Indians out there scamming tradies or getting them to do more work. They gotta make that 12-16k gap for license rent somehow.

I am not a builder. I am not planning on purchasing a new home to be built. This video has nothing to do with me, I have no knowledge of or need for this information.
With that said, the thumbnail drew me in, and got me to click, and then the format, editing and explanations hooked me for the entire video. I love how he explained what was wrong, why it was wrong, what should have been done, and gives the codes to support his findings. Such an interesting and well done video. Bravo good sir. I had no business even clicking on this video but everything about it got me not only to click but to watch the entire hour and 33 minutes.

We hired a guy to install 2 large windows in our bathroom. In addition to using new wood, they used a couple of old 2x4's, from our back yard pile, to use for framing. And then did a bad job framing it. We took them out and replaced them ourselves. Shameless. (BC,Canada.)
This is all to do with sustainability and minimum affect on the environment by using existing materials.

"You're trespassing" as the homeowner who hired you and them is sitting right there. When the builder is scared of the inspector and expects to be notified ahead of time so he can hide the shotty work you know you need to fire them and head straight to court immediately.

Just looked them up. Their excuse is they use external contractors for inspections that are not directly associated with them. This is a whole can of worms, and honestly disbarring or outright banning the use of subcontractors should be the first step for all RBS policy moving forward.

I've worked as a sparky in high volume housing developments and the stuff you see is rediculous. Clients complain for months before anything even maybe gets fixed. Water issues are always the main thing, either crap gutters or unglued aircon drain etc. Also some wild electrical rush jobs I've had to fix. So glad i mostly just do security systems in high end houses now, volume housing destroys your soul after awhile with what you see.

Speaking of Queensland, most places don't have insulation, and they don't build to the climate. I installed some ceiling insulation and you could feel the difference immediately.

Im a builder and I got a quote today for my annual construction insurance policy and it was almost 50% higher than last year!! The reason I was told is because of large increases in claims from water damage. It makes me mad seeing this sort of work and that they are getting away with it 😡🤯

You don't have to do an apprenticeship anymore, pay your money and get a licence. We Old school tradesman saw this coming twenty five years ago.

I’m still waiting for you to show a real life response from VBA or similar, to have a job revisited, and be signed off by a certifier, these people need to be heavily fined! I’m glad this show captures the short cuts of cheap builders and sneaky trades to be busted for cutting corners.

The best way to build is to get your own private independant inspector , just like this site inspection guy, and let them do all stages inspection, so that the construction process is well on track. The example on this video showing you a lock up stage which is just too late to do any rectification , it still can be done but it will cost more to fix, better to do all stages inspection so all stages are correctly done, from:
- prep slab inspection ( i.e: to check the layout of all reo steel bar are correct and as per Engineering drawings, no cutting corners before pouring the concrete because once its poured, its hidden you cant see whats inside the slab)
- frame inspection ( roof and walls)
- Pre plasterboad inspection
- Pre - paint and waterproofing inspection ( like to check if the wateproofer membrane and waterstop are correctly installed as per AS 3740 ( Australian Standard) and NCC ( National Construction code
- Practical completion/final inspection
- Post hand over inspection
If the client do this, the chance of getting a disaster like the one shown in this video will be significantly less, if there are defects most of the time is just minor and cosmetics which can be easily fixed.
Private independant inspector is better, because it is paid by you the client and not the builder, so he will work for your best interest not the builder. Never trust a Builder who said that they have their own inspector because that inspector will work on the interest of the builder because the builder paid them not you, so even if the inspector/surveyor said that the building is okay to you as a client, he will be mostly lying and not telling the truth. Most of the time Builder who said that he has his own inspector , that inspector is likely to be his friends or someone that he knows quite well and been using his service to approve his building work regardless if its compliant or not lol.

yes its very important, we did build few years ago, and thank God we used private independant inspector to do all stage inspection from start to finish. the pre slab pour is critical, as it is the base and the foundation of your house, which bear /support everything like your walls, roof etc ( including dead loads and live loads, like people, your car, your furniture etc), Just imagine if the layout of those steel bars are not as per engineering spec/drawings and the builder just cut corners using small size bar or even removing some bars to save cost, once its poured you can't see shit and you think your slab is fine , and not until few months later you start to notice some cracking on your floor slab.
I would say all stages are just as important, waterproofing also is another thing, some builder's just don't even bother to put water stop on the shower perimeter and on the doorway (i.e between bathroom and other non wet areas ), which will cause water leaks under the tiles to other rooms ( causing water damage) to skirting board, timber door jamb swelling and wet carpets, and when that happens its just costly to fix as you need to remove the tiles, remove the carpet and just redone the waterproof membrane + waterstop plus retiling and regrouting all over again.
Even when waterstop is installed by the builders, mostly are not installed properly like the waterstop has to be installed together during waterproofing installation, so it creates a closed seal where water is then tanked in that area and then directed towards puddle flange drain. Some builders just don't understand or maybe ignorant of NCC and AS 3740. The safest way in our experience is to get licensed waterproofer who is also a licensed tiler, so he will do all together. Sometimes you have different person to do waterproofing and then another person is doing tiling, at times, if the tiler is not careful, he might break or damage the waterproofing membrane that is already applied by the waterproofer and then you wouldn't know if your waterproofing membrane is compliant or not.
This is making me want to just renovate my house myself, at least if it's wrong I fucked it up!

Box gutters I frame square with the structure. Use a tapered insulation board to create slope. Use rubber or a torch down roofing material to line the gutter. Drains are oversized and I instal more than is required. If an overflow is required by local code . Depending on area. where I live notches on outer wall that the water can just dain away freely. As rains that would cause an overflow are so rare they are not needed. As the oversized drains take care of the problem. I have also installed underground systems that also take care of overflow that diverts the water to areas meant to take care of the 100 year rain storm and have access to clean out drains.... If metal is the requirement for the gutter. No screws are exposed. As I solder all joints.
I have never seen anything as rediciliouss as these box gutters in a generic house. I could not have imagined that anyone would use such a totally silly solution anywhere.
There is no way I'd be getting on those roofs. I wonder how many homes this builder has shat over Victoria? I hope the inspector that passed this home is out of a job by midnight.

I don't get why people pay the builders until independent inspections are done. We held payments on stages if things where not up to scratch back in 2011.

Mate, I have done a few structural steel jobs as a drafter - and the amount of times the builders think they can just change connections, the way it carries load or relocate/delete details is mind blowing. Each and every job "yeah nah mate, we've built it this way so can you just delete that?". I normally email the engineer with the request but CC the builder, then walk away as I watch it blow up. Complete rejigging of locations, requesting changes to make it easier to built but less structurally supportive.
My most recent one on a 3 story build - the builder changed from floor coverings to a 100mm topping slab to do exposed concrete flooring. No consultation with the engineer at all before this decision. Adding near on 90T of concrete to a project without a single thought to what's holding that up? Christ mate!!!!
Their response? "Don't worry about it! We've done it before"
Thankfully this was stopped in its tracks by myself and the engineer when it was calculated how much the design had to change to carry this load.
Why did they want to make a change like that? Was it a request from the homeowner?

Concrete weighs 2400 kg / m³ so he's talking about 37 m³. So at 10 cm thick he's talking an area of only 370 m².
That's just 3-4 appartments in terms of size. A particularly large home with multiple floors or two houses could already have that much in them.

It's made me realise how many homes you look at and think "looks alright" are possibly hiding so many defects. If I ever have the money to buy a home, I'll be using his services to make sure it's not going to be a nightmare. I had a look at the builder's website and the homes look nice but seeing their actual work here just shows what a bit of paint and render can hide (for a short time).

I am a renovater and seriously the word trade is a very loose term.
As for new builds I would not buy anything unless it is a minimum of 15 plus years old. Buildings and especially houses all tell you a story of how they cope in drought and high wet weather. It shows all the additional problems with neighbours or street drains etc. I have had the privilege of working with extremely competent commercial plumbers who are saying that in 5 years all the plumbing issues that new houses will face will be massive.
I just feel sad for everyone involved in this industry. It is very broken.

Partway through the video, i figured "ok.. so roof needs to come off and be redone + gutter system." then finished the video and with all the framework issues, support issues + that one wall being almost an entire brick-width over the foundation... it almost seems like the entire building needs to be torn down back to the foundation, and started over.
Hopefully you can give a update later on what happens with the homeowner?
I would not trust the people who built this to have constructed the foundation right either. Take it down to bare dirt and start over from there.

It's curious how technologies / engineering differs between countries. In Poland we usually build houses using foam concrete bricks, here the frames are as I understand a default choice. The shapes are usually much simpler so the roofing is also simpler / easier to inspect by an investor. The foundation also differs. I suppose.the main differences are due to climate. Just curious fact and observation. Great material mate!

how weird to have rain water drainage go into the house like this, just seems like an interior leak just waiting to happen. Where I live in the Nordics we have plenty of rain and snow, we have all guttering on the outside.
It's normal for houses in Australia to have external guttering as well. All of the pipework sits outside of your house and drains down those external pipes into stormwater drains. I've never seen a house with internal gutters, because the government encourages us to collect rainwater for outdoor use/gardening generally in case of droughts and you can't do that if the gutter you're diverting is behind brickwork.
It's not normal practice here.
I was concerned before we even saw the details, by the number of changes of direction in the roof. Every corner and every valley is another place for a leak to start if any part of it is not built properly. Simple roof lines are just better!
Mold manufacturing construction. This home will kill anyone that lives here. By the end of next summer, this home will be condemned due to mold.

I received a call from a property owner claiming that near by council works had caused movement in her property. I have a look underneath. A builder had replaced the perimeter timber stumps with concrete stumps. The rest had been removed and replaced with a three 15 metre span RSJs that did not sit on top of the perimeter stumps. They were attached via a return 300mm down the side of the concrete stumps using a single dynabolt.

Reckon you could do an episode on how this got through planning. Looking at the planning register this site has had a few goes at it.
1. No on-site parking for Dwelling 1.
2. Secluded private open space for Dwelling 1? (probably down the side, not off a living area though)
3. No vehicle turning area for Dwelling 2. Especially with the second carspace.
4. Driveway too tight.
And that's just skimming through the video. Would love to see the endorsed plans.
I thought the other dwelling would be for a family member or something

The roof designer should be brought to justice. Looks like crap from near and far. Amateur builders. Or more like con artists. Contractor's board in AUS must be crazily corrupt. Actually I've never seen such disgusting building sites in the US and that includes some shacks! Been in construction most of my life. Go for the full video! It's so funny they made the roof framing as they went. Add a stick here or there til it works ( maybe!). Non-compliant! Next door neighbors need to keep an eye on their rotting fences, they'll end up in the new house! in that roof every tile joint is directly below the joint above. Think about it.
I have literally made guinea pig hutches with better build quality than that roof
Some roof tile manufacturers do allow that. Known as straight laying, and is the only way some tiles can be laid.

Mate, i started my roof tiling apprentership post covid, worked for 10 months before getting injured thanks to shonky safty, but in that time the main thing i learnt was "if theres no scaffold no one will see it" that low drip on the bottom run of tiles is so bloody common, also just to show how dodgy the whole thing is after sitting on my arse for a year waiting for surgery i got my cert 3 in roof tiling certificate in the mail, ive done non of the work, the whole industry is a scam

The laws to fix problems and errors, if the builders/ plumbers are not brought to task and the owners have to chase insurance then the VBA needs to be defunded. The building inspector should loose their license to inspect.
So the builder will pay for a surveillance camera and lawyers letter over access but not for a good job by trades? LOL

Seems to be how the world works nowadays… people will spend extraordinary amounts of time effort and money to keep from having to do something correctly, when doing it correctly would save time effort and money from the start.

the problem starts with the department liable for issuing licences for builders , most don't even do a proper course , should be a 4-5 yr apprentice ship to start with then we wouldn't see 90% of these reports AND they should be taught by this fella doing these inspections
If you had proper regulators and inspections, nobody would start building unless they had properly trained builders. The reason they start building is because they know they will get away with it.
They want these builders out there to prop the construction industry. Good builders charge more, which in turn would create a building shortage.
In Victoria you can get someone to do your builder license under the table for 20k. Lending a license (Indian circle) is around 12-16k, this is why there’s a lot of Indians out there scamming tradies or getting them to do more work. They gotta make that 12-16k gap for license rent somehow.
