I've never had the pleasure of dealing with a leaky roof, but I've had plenty of building issues where contractors would say "Just replace it; you can never fix it right.", like boilers and loose bathroom tiles, which I kept alive without much hassle for many years longer. But I'm inclined to believe that fixes like this are more likely to work on a DIY basis, where either an owner or a live-in building manager who works on the building on a regular basis has enough experience with it to chase down leaks before they become serious and monitor the fix to make sure it works permanently, and that the structure of the building hasn't suffered from the leakage that has taken place. Most roofing contractors don't want to be bothered with that, and I don't blame them, since it involves multiple visits which would cost far more than the same work by someone who is always there. That, of course, doesn't make them crooks and the title of this video is a little unfortunate in that respect. And I'm sure there are some repair firms that will do this kind of work, and if they can offer some guarantee at a reasonable price, they many be worth trying. But even then, I''d want to be watching the situation closely, just to know that the fix is for real.

We do 4ply tar and gravel also 2 ply mod-bit(torch down roofing). Also do single ply but that's generally used for production on very large roofs. Much less labour to apply.

HAH. What a scam. Roofers like to tear up old roofing membranes for so many good reasons. Mainly being able to assess any water damage in your roof deck and structure. Going over existing membranes only creates more problems and doesn't fix other issues that a leak would cause. If you get a warranty for your roof, it's likely not a scam. And you gotta tear down to deck for any decent warranty.

I actually like some of the spray/mop coatings that I put down at work. There's one in particular, I think it's called Gaco Roof or something. It's apparently 100% silicone, and sticks pretty good to everything. The thing is though, if you put it where there there is already an issue with ponding, it'll flake and fail within the year guaranteed. If it were we me on my building and I had the money, I'd coat a brand new roof with it. It makes more sense to coat the roof before it has a chance to deteriorate.

I am in the process of tearing my old tar and gravel roof off (flat roof). Major pain in the ass. I'm replacing with a roofing membrane. Coated it years ago but that is only a temporary fix. Take your time and do it in sections. If the current roof leaks, buy tarps and tape the perimeter down with that tape they sell for exterior openings (window and door) until you can get to that area. Good luck!

It's fine to prolong your roofing investment!!! But to solve a repair is to have the necessary knowledge to trace the source of water penetration and then execute proper procedure. Most flat roofs can be repaired with generic materials offered at most building suppliers. ( May not last as long). Meaning if you can find the leak, you don't need a miracle in a can. But a pro can do it better and guide you in the right direction. Leaks can add up to a high cost on a worthless roof.

As a home/commercial building inspector, I run into this type of stuff constantly. First and foremost, these roofs being "repaired" were obviously never properly maintained to begin with. Secondly, patching flat roofing is only going to work for about 6 months at the max. Thirdly, if the roofing is being patched due to leakage that has penetrated into the interior of the home/property, you WILL have much more extensive damage under the roof's tar paper and/or decking that causes soft spots and framing or structural damage. That is why a proper roofing contractor would never authorize this type of half-handed work, much less guarantee the work. When it comes to your roof, just get the job done properly and save yourself thousands of dollars in future repairs. Don't forget, a roofing contractor is likely to charge more for removal when this stuff is done because it adds unnecessary labor and weight to the materials being removed.

it doesn't matter if roofing contractors don't want you to know these quick fixes, eventually that roof is coming down and you're going to need the muscle to install it and a home owner generally can't do it by himself. 5 layers dang I'm thinking there is a problem with the coating not being thick enough, not penetrating the openings, contamination by dirt. But i agree these including the new ones are temporary and would probably give 10yrs if done right before the roof needs to be redone. I think your roof could use a few more drains and maybe a good base layer.

    • @randolphbuffington3000
      @randolphbuffington3000 7 ปีที่แล้ว +3

if you put 5 layers of anything on a flat roof and it still leaked, you were not addressing the actual leak, buddy. i spray, brush and roll water-based elastomerics and i have never even had a failure. substrate preparation is key to successful liquid coatings working for any duration of time. 'yes, you [must] remove all the spider's webs or you are going to see some sort of lumping or blistering of the paint' an old painter taught me. yes, these are not paints, i know plenty about that already. the attention to detail still makes the differance

Don't be fooled. The reason a roofer recommends a complete re-roof is there is no way to guarantee the work they do. The person who has the roofer look at the roof wants a guarantee when the roofer patches the roof. Only a fool would give a guarantee on a patch job that was performed. Roofer in a can is a complete joke. What kind of guarantee is this product giving the person that has the roof leaks?

HI there, These products of a one coat system is a joke, but the biggest joke is roofing contractors using outdated methods to fix roofs , I have seen time after time roofs leakings, and most of the time its roofers or the labors they seem to want to use to do there job, as roofing does take skill to truly understand the building envolope and I think most not all dont understand or are to cheap to properly roof a roof, the flashing is where most the leaks come from but are in my experience done with overkill that they need for those extreame strorms. flat roof seem to always leak and it always roof ing error , the ponding of water, or where thet rain can barley get off that flat roof so it runs on the fascia board hand rot that, but it seems mostlly roofing error as everybody just wants to hurry and get done, if you dont like your job, get in a different field. but you cant because this one pays better thats why they dont leave they dont know anything else and would have to start over in a new trade. So the flashing is most of the time never done with over kill from the way they do it now. and for flat roof useing tar and felt. that stuff never lasts very long its not water tight very long time.
what I recomend for falt roofs and is already used is a fiberglass roof water tight and last for at 50years plus as far a testing can tell just think of a bottom of a fiberglass boat on top of your roof covering it you know that the boat doesnt sink as its water tight that the way to go to permatly end you flat roof problems call around you will find some contractors doing that.and you can pick the color of roof.
ps go to the pacific islands and see the grass huts made from nature and guess what there roofs dont leak like ours do with using tar.based products we have so many leaks
with newer style houses still and every time with those is always roof error never done fully correct with the proper overkill that is needed just the bare minimum that the roofing suppler recommends, SO I don't blame all roofers as there are very very good roofers but they have to do what there told as the way the roof will be done and its mostly just the same old bare minimum way. so save money.

Also in Arizona the only code is what the manufacture suggests .
But again the main problem is flashing flashing flashing it's half the time never completely done adequately or in all areas needed an example is a fascia board rotting on a house that's only 10 years with the amount of rain in Arizona it's probably been getting wet from day one I'm tiled roofs in Arizona to make the tiles very close on the flashing where to roofs meet together called a valley they got the tile so tight in there the men that use or leave broken pieces of Kyle to prop up the cut tiles they don't have support from their cut in half so what happens is those pieces of tile using the size of the 50 cent piece work order getting the valley get stuck from all the other towels in the way now you have inadequate drainage you just down there Valley up it's very problematic as every almost every Roofer I've seen has some issues with the valley drainage because of the tile roofs for the way they have been installed then with a hard rain water sports - go left or right and not down the valley which then makes all the water started jumping on the tar paper membrane which is your last defense and should not be doing that if roofed correctly when the flashing exit the roof they cut it too short so it drips on the stucco house wall so using labors don't care or have no attention to detail or have no business doing roofing you need grilled you Roofer just to get the job done and done right and not cutting any corners has your roof is your main and only defense from water intrusion so why is it so hard to get that done correctly also in Arizona there is no inspection approved if there is its just random very random African had to be fermented and there will be money for inspectors to check these rooms to get them done right we have an ROC in the state register of contractors who want to enforce the contractors are doing their job correctly but they seem to have missed Roofing don't know why that is the main concern water intrusion mold water damage costly repairs is it really that hard to have inspectors for the roofs since they went to the state wants to release the contractor's what are not doing it on roofing or it's not enough to be noticed and make a difference in getting quality Roofing done there's a lot more still to talk about anybody's got any comments on their issues they've seen I would welcome it to bring light can almost epidemic problem

Thanks sorry for the typos was dictating while at subway and wanted to get that out to the public because it's a big deal as you will probable pay a roofer to fix the leak or water damage.
So have your roof checked by a sesonsed (mature ) roofing that is good and knows his trade forward and backwards takes years to see and learn from enough roofs what is right and what is not or marginal. And who's has a positive attitude some roofers didn't want to be in that trade and got stuck because of pay now there just a warm body going through the motions and not even concerned if they somthing wrong that's small . I seen saw marks on a tiled roof I guess the roofers were to lazy to put a board underneath that home had a dozens or so cuts on that roof. Yea it won't leak but your paying for a professional job charging the going rate . Next is cuts for the razor blade while there cutting the tar paper seem 2 or 3 in a 6x6 area recently with no repair done by them just a 1 or 2 inch slice right through your tar paper which is really keeps the rain out of home so if water gets under the concrete tiles usually for blowing storm and or a cracked tile which has direct exposure to the sun slowly drying out that area where it can crack the paper and or it breaks down like regular paper as the oils in the tar paper exposed to the sun has now dried out the area and hopefully if that wasn't the case the roofer who cut through the tar paper during installation and said cracked tile is in that area above it .
A good rain will show you a leak.
Conclusion have your roof inspected during and after installing when flashing is layed. First inspection and second inspection when roof installed and don't pay finally bill till after inspection, withhold 10 percent.

This is totaley a quick fix repair job, not a solution to a leaky roof. You would have to be stupid to think it is a total fix when you have NO IDEA what damage and mold you have underneath. I have no idea what this costs but i am sure it is not cheap, SO why waste your money on a temp fix unless you are a SLUMLORD trying to save money. I am not a roofer, but i would say get one...

I don't know where to begin....this sort of "fix" is pissing money away. I wouldn't do business with a client that wanted this type of nonsense. The building owner would be money ahead to just have a "tune up" done (recement all details, cut & 3 course any blistering and coat any leaking alligatoring) then have leaks repaired as they happen.
A "tune up" could be done for $6,000 to $7,000 on that building whereas this crap system would run $25,000 minimum and the results are the same...

The truth is, this method WILL work...temporarily. However, it is extremely outdated, self-defeating, and not worth the time and effort. A quick example would be that it is similar to patching up a leaking bucket with duct tape. Although it does work, further leaks are usually (not always) inevitable because a new onset of leaks are a clear indication of a compromise in structural integrity. Wouldn't recommend...period (unless your a scumbag who is trying to sell a home to a buyer [victim] that is avoiding a proper fix for an easy buck).

one who builds a house or a building with a flat roof is not a very smart contractor because water has to have a slight angle to run off if you make a roof that's flat and it catches water in puddles you're a fool

No 70ies. Pace had been around since 1974. The roofs show here were most likely Pitch (coal tar Bituminous) & slag 40 to 60 years old. In the 50ies oil companies wanted something that acted like Pitch (self sealed when the sun came out) So they blew steam through asphalt. It was marketed as Dead Level Asphalt because it acted like pitch for the first 2 years, then leaked. Anyone tell you to spay anything on your roof is a thief. These should have been torn off, and a good 4 ply roof put in it's place.
