Thanks for sharing this tour. I assume that any dwelling house in Accra valued at three quarters of a million US Dollars will come loaded with quite a bit of bling, given land prices, the use of adjacent properties, location advantages, prospects for repurposing, or reselling the property advantageously, etc and this one doesn't disappoint.
I thought it included a few features which might generate more interest, with a little bit more info on them. For e.g.:
ALPHA - The smart fridge is one such. It adds a little more value, b'cos you conserve energy by not having to open it to discover what is and what isn't in there. (At what price does than come though)?
BETA - Dishwashers have been demonstrated to conserve energy, water and detergent.
GAMMA - The 'African kitchen' is a thoughtful addition, because our cooking methods tend to saturate the open kitchen and adjacent spaces with the aroma pretty quickly. (A high powered overhead kitchen ventilator certainly does help and in some cases, it may be all one needs).
I imagine this property comes with embedded smoke detectors, sprinklers, etc to mitigate the cost of insuring it, given the level of our preparedness to fight fires effectively.
a house like this should be built on a farm... with no neighbors, just your beautiful smart house
Although the electricity issue would be solved by solar panels, this is a smart home after all. It needs decent internet connection to work properly, and an isolated house away from urban areas will struggle to get good internet.
@@jacksonm.6549 No needs for internet for a smart home to work... NFC, Bluetooth, LAN can be used as well..... building a house like this in a terrible community will drop your property's value

African kitchen is properly referred to as "Chef's kitchen, Dirty kitchen or Wet kitchen" where you can cook all the messy foods and washing or scrubbing dishes..
I always don't like the idea of having powder rooms without windows for natural ventilation and besides being tacked to the kitchen.
Though I can understand some home owners love to show off their dry kitchen next to family room so they can talk to their friends when they come over while in the kitchen...
I guess the house has a small lot size but they managed to the space in the house very well. The it's very tacky and not friendly to kids moving and running around. This house will be much appreciated when it's on a large lot.
Master bedroom could be properly laid out well for a walled TV.

What is African kitchen? And what is normal kitchen?
If in a foreign country someone tells you price in dollars don’t walk, run. It’s an overpriced ripoff or a scam.
Also, land is a 75 year lease. For 750k you don’t own the land.

Nothing happened to those outdoors furniture. It stays outside even when it rain or snow here in USA. They are waterproof.

Seriously..I think her video about this smart house is more in-depth and better. And wode maya's video was an interview with the owner of the complex but her video is more of a real estate agent's point of view
@@kelvinquartey8887 The content is the same. Maya did an interview and also showed the place. I am actually addressing this because I have seen others doing the same thing. The estate that Kofi developed at Oyarifa was the same thing. There are about 4 videos on it. I am just encouraging them to not duplicate or replicate content. Ghana is too vast and too big for all of them to chip at different angles and content.

I don't think you understand how selling real estate works. Real Estate is LISTED with anyone that can sell the property faster. Not just one person. Owner of that property want to get that property sold ASAP even though it is inflated /overpriced

@@MarintiaEiko Location is a big factor. If I place this house in nearby Labadi it won't even sell for $300k. Cantonments is one of Ghana's most expensive neighborhoods. So you're paying for the opportunity cost. Because for $750k you can buy something that can rent out for upwards of $5000/month. A $750k home here in LA won't even get you $3000. And then you have to deduct property tax and possibly HOA fees. The price reflects the land/rental value. If this was in Aburi it'll cost about $350k and on a hill with views for days. But nobody's paying even $3000 a month to rent that in Aburi. And your could probably get a lot with a view in Aburi for $25k. A lot in Cantonments is about $600k.
quite expensive, I do agree. Not sure of what the target market is.
Cantoment is a security zone. land there is expensive because it comes with almost zero risk of robbery plus your neighbors are ambasadors and former heads of states for 750k.
