1. 關於稅務問題,當然以ATO 的答案為准。我嘗試用ATO 平時教我們的報稅指引來回答: A. 對住客來說,如果這是他的principle residence, 這是可以經 capital gain tax exemption process 伸請免交。 B. 對於Retirement Village Operator 來說,這是他公司的revenue income, 要報稅。 2. 退出時會由該retirement village 機構連同其他空置單位代為放售,但他會收行政貴。 Aged Care services 是一個超大題目,要做好多Researches. 先記錄在案。
Foreign Investment Review Board (FIRB) advice is that yes you can, however you must submit your offer to lease subject to FIRB approval and make an application to them. Allow 30 days for the application to be processed. This is for new properties only not re-sales of established houses. You should contact the FIRB to confirm your personal situation. www.firb.gov.au. Regarding stamp duty surcharge, I can’t answer that as there are too few of such case. Logically yes but you have to check with FIRB. Not sure if anyone gets the answer?

我沒有朋友是這情況,但正確方法是到Service NSW 告訴他們你的情況和你的期望,你可以叫他們給你找傳譯(免費的)以傳達你的意思。
