I concur on the winter pricing. Some designer homes have recently appeared on the MLS at $600 to $650 a square foot. In my humble opinion, and talking to loan officers, a designer home is not going to appraise for this much. These owners are likely trying to hook a "cash cow" down for the winter who buys on emotion.
375k, any lower and seller either gets indignant (insulted) or questions your finances. We ignored low ball tire kickers when selling and made a good offer on the one we really wanted when buying. We were willing to go up $10k on our offer because it was The One. It is worth what you are willing to pay.

The house number was visible in one of the photos. Just have to sleuth it out with the street names in Belvedere.

What would be a reasonable offer price on a home listed at $400,000?
There are so many factors involved that without seeing the home first it would be impossible to say.

Don’t forget to add $400 a month for HOA and amenity fees in TV. $5000 a year before taxes and utilities.
