For the newbie if you're actually trading in the crypto space and you don't have a sound mentor. Then you're certainly going to get liquidated in 90% of your trades. Yeah that's sad truth. Thanks for all the shows! I wonder if you could give a general comment about your thoughts on renting properties in TV. Do you think most people turn a profit? I was thinking of purchasing a Two bedroom two bath home between the 6s. If I purchase a Home, I will not be able to use it much for the next six years, but would like to rent it out. Any thoughts are greatly appreciated.
If you pay cash you can make some $$, but there are safer investments with less headaches than tenants. If you want to rent it to cover your expenses, that would be a great way to go and there are companies there that can do that for you.

@@SharperMind123 Safer probably wasn't a good word. Less headache is more like it. Real Estate isn't very liquid and then you have tenants. You can easily find a 4%+ savings account to put it in that will earn you more.
I wonder if the 2nd floor of those townhomes get hot. If there are two A/C units zoned to each floor, maybe not a big deal but hot air rises and 2nd floors in hot climates tend to be warmer than the bottom floor.

@ really wasn’t set up right for a elevator. The one we were looking at was 3 floors. Beautiful only one car garage and some extra HOA fee too. But if I was in my 50’s I would have done it. Not sure where the AC unit is. We thought maybe on the roof as we did not see any outside
Those townhomes offer more privacy than many of the single family homes. And the size of that yard is not too shabby. I wonder if that HOA is in lieu of the CDD.
I believe it is but that fee takes care of everything from the studs out. It also has a metal roof by the looks of it. It’s well worth the fee.
You are passing bad information. Villas, whether courtyard or patio, are all spec homes. The price of the lot is baked in. You’re not getting into the lot lottery like you would for a designer or premier home that you were going to build yourself. Second, I haven’t checked the address, but my guess is this courtyard Villa is in Dabney, Lake Worth, or one of the more distant villages. Those villages just aren’t selling because they’re too far away from everything. Location, location, location. Another point is, the family communities like Middleton and Oxford Oaks don’t have access to all the same amenities as the other villages. In fact, there is no golf cart access in Oxford Oaks. Middleton only has access to the amenities within Middleton, The don’t have access other rec centers or golf courses. You really have to check to make sure the Home you’re looking at is not in one of the family communities. That is going to make the cost of those homes lower for resale or even initial build.
@@donaldmilliken2210 Specs homes, yes, but I can go buy a lot right now for a set price on their website and build what I want, even if it’s a patio villa. That ranges from $0 to $30k mostly. Don’t think they aren’t charging you for the lot, even on a spec home. They are. The rest we already know.
If you're buying a house in The Villages as a frog, then you want the lot/house that you want to live in for the rest of your life; I don't care about the ROI.
I agree, but some of those lots aren’t getting the price on resale they used to get. It’s a warning to those who think a pond view will make them more $$. Not everyone plans to live there forever.
The realtors I've talked to say The Villages is a bad investment up there from what they're telling me the Realtors they're saying that because Trump's coming into office and with these tariffs he wants to put in they feel the economy is going to go in the hole me I think because of the Market it's the way they are I think we've been in a huge bubble and everything I'm seeing now is people pulling out of the state of Florida I'm seeing a lot of younger people move out actually recently a couple weeks ago I seen one couple move back to New York Buffalo they said it was cheaper there than it was here those places up there are you got to realize that if you're retiring you need to have medical and the Medicals just not up there yet and it's going to be years before it is if you do want to come to Florida I'd say Tampa Bay or you would be better because you got USF in Tampa General in the house is in some of the surrounding counties the property is a lot cheaper there's a lot more restaurants down here that are very good you have the beaches you have all the other amenities that you don't have up at The Villages the ones I've talked to that were in The Villages that moved out all said that you have to drive pretty far to get to a decent restaurant they're now down in you know Pasco County and he says we have you know 25 restaurants that are really good right around us and we don't have to drive that far Buddy Holly Insurance prices are going to go Skyrocket soon and the taxes are going to go up with the insurance going up I will not move to the Florida I would look at other states
If material is harder to get, it could be a problem. I’m at a wait and see stage. I don’t think Trump can do any major changes in one term. The RE market is due for a correction and that’s happening now.
In my opinion the new homes in The Villages is hurting not only sales but also the rental market. Most people want to be want to be close to Eastport. People are swarming in to buy the new builds. Buyers go on a lottery system which I think adds to the drama of being "lucky enough" to make a purchase if they win. Many of these buyers rent out the home as soon as they purchase it. Problem is there are not as many people coming down to Florida as there were in the past leading to less renters and/or buyers. And people would rather stay in a newer home for rental so it hurts the folks trying to rent further north. Way too much new building going on. As time goes on it's going to be interesting to see how things go. Everything is getting more expensive. These newly built homes come with a pretty hefty bond and between that, taxes, insurance, pest control, lawn maintenance and so on, it may become too expensive to stay or rent out these homes. It would be great if attention could shift to building a state of the art medical center. That's something that is really needed.
New homes are definitely hurting resale homes but the newer sections are too far for most. Unfortunately, they don’t realize it until after they buy.
Not sure the village golf front lots are 200k plus listed vs same or better home internal locations I get listed might not mean selling price but the gap has been for the year I have been looking and sales prices stable …
So from what I remember when I looked into the condo townhomes in Spanish Springs, the HOA condo fee covers some structural insurance and exterior maintenance. There's the ones on Avenida De Las Casas, and the ones on Avenida Sonoma. Over in Glenbrook, there's the Carriages at Glenbrook which are also condo. The style is more colonial on those though. They are gorgeous in each location.
It is lovely. The village newcomers did a story on these homes already. The problem with this is this is a retirement community. Many people can not walk up those stairs or if they can , will anticipate they will not want to at some time.
I've been looking at a few of the homes in Middleton that have already popped back up on the market on the VLS, and they seem to be retaining the entire lot premium.
No one should get involved in business if they are "insulted" by offers and counteroffers.
Most agents haven’t been in a down market. They don’t know what to do. Experience matters.

It’s been in a buyers market for a while. We can put an offer in 30k below list price and probably get it accepted on many homes. As long as inventory continues to rise prices will fall.
I agree Mark. You have to build what you want without expecting to get that money back. I have heard that Central Fla is where people want to move because they are tired of dealing with the Hurricanes on the coasts. Unfortunately most new home buyers just can’t afford to buy a house. Just look at MLS near me and there isn’t a home for less than $1.2 million most are in the mid to 10’s of millions. As for expecting bailouts from the govt it’s because they see a large % of their classmates whose tuition and housing were paid for by the govt. Then those same people got the job because of reasons other than being qualified for it. BTW TV is building a new Street of Dreams in Well Point.
Premium lots don't always mean MORE return. In a down market, they can actually lead to you losing money on your up front purchase. Tell us what you think and post below.

Fact is current sellers that had FOMO and bought at the 2022 peak (sellers market) are most likely under water on value going into 2025. Hard to chew on losing money in two years when the Dave Rambles and Babawa Cockrins were telling everyone to hurry up and buy now because the housing market was going up forever. How many short sellers in The Villages? Are you seeing foreclosures?
There are foreclosures. More and more motivated sellers I am seeing recently. Luckily, many in the villages buy with cash so they should be ok. It'll still hurt a little walking away with less than you paid if you bought in the last few years. Many were counting on rates dropping but I don't see that happening anytime soon.
Interesting. Buying retail real estate with cash. That’s Boomers with little fiscal sense and lack of real estate experience. Should be financing when rates were almost free. Keep the cash deployed and earning a living. I like seller financing and other creative financing. I keep my eyes open for distressed sellers. My 2 cents.

Looks that way. Considering there were only 99 homes on the market a few years ago, things have changed quite a bit.
Here's the other thing up in The Villages there's been a lot of sinkholes because of the heavy rain and we're about ready to get another storm Sara if that comes true. The insurance rates up there will go through the roof I've seen this before what's the Realtors I know up there say the banks are not agreeing with what the Realtors are in the people want to sell their houses for the banks think that the money they're asking is not in the house and these days you got to go Insurance shopping first to see if you can find a company that will ensure up there

Good for you! That home at the beginning of your segment wasn’t meant to be. But why is she looking at a house for that many people, and there’s only one and a half baths…Move on, as there’s just under 500 homes for sale currently on sale in TV… and that’s only the ones listed MLS.
@@SharperMind123 school district is amazing and because of that there aren’t a lot of homes for sale around it.
I'm just a spectator in the local market. I think it will be interesting to watch as the snowbirds and vacationers come back. I suspect it may help solidify asking prices for the season but still a soft market.
The realtor or owner of the first house must be smokin crack to think a patio Villa is worth $600k.
Banks are required to review every appraisal to be sure valuations are acceptable (high or low). Bank's thus have ownership in the overall quality of the appraisal including appropriate comps and overall value.
Let me guess. The seller who was offended and did not want to accept any offers, is from New York!

Hi Mark. We have friends in TV and they have an enclosed lanai like the one you showed at 15:05. They have a mini spit in there but it’s not counted as home sq footage because they never removed the doors from the house into the lanai. If it’s opened up to the house is when it’s counted and you pay taxes on the extra sq footage. Keep up the great work, love your channel.

I've read the lanai floor needs to be even with the main floor to be counted, which this is not.

Car insurance prices and property insurance prices are insane in Florida, then add in declining school results and a healthcare crisis. Too many other options out there.
@@adoptsalot if anyone knows why Hawaii in California especially Hawaii has the lowest insurance rates on homes and cars I don't understand it did Hawaii just have a whole city destroyed by fire and had hurricanes and everything else California's had wildfires mudslides yet their homeowner policies are less than what ours are sounds like a scam all around
Don't buy in The Villages Fl. right Nov. 12 2024. 728 homes for sale more every day people are leaving Florida as after Hurricanes this year insurance rates are expected to double. Even Florida Citizens Insurance the insurance of Last Resort is now not taking any more customers. Property taxes are going up. If you have get out of the cold weather buy and RV and go to AZ or FL RV lots its cheaper way to live while keeping home up north. The housing market is about to drop huge in Florida. Plus there are places that don't have HOA'S CCD or maintenance fees The Villages has all those and they go up regularly. and its not that friendly lot of clicks groups. When it comes to FLORIDA trust no one everyone after your money.
@@myk55501 many pay cash for their home. Their expenses are much less than the average buyer with a mortgage. Can’t disagree on insurance though, but that is going up nationwide.
@@gilborealty The Village has a lot of sink holes that a lone will drive the insurance rates up huge. Claremont Florida is one place you don't want to be near cuz they got tons of sinkholes and the insurance agents I talked to since they have sinkholes their rates are going up

Is there an HOA in The Villages? If so, what's the monthly cost?
@@usa91787 no HOA but there is an amenity fee of $195 per month. They still act like an HOA in some ways, especially what you can and can’t do with your house and yard.
Had a realtor down there tell me “We sell a lifestyle, the price per square foot is irrelevant” Oh really ? I said buh bye.
I guess they aren't lying, but if thats the case, they wouldn't have 40 different designer homes. Many moving there are coming from very nice homes and property with views. You better have more to sell than lifestyle.
