Yes I live in my dream home in Lake Denham with 2326 sq ft on a pond and a corner lot with a large lani with two car garage and a golf cart garage. I love my house, and you both need to stop by and say hi sometime.

Nice video!!! Just an FYI as a courtyard villa owner, do consider if you are interested in a corner lot or one that the rear of your villa backs up to a street, you will likely be responsible for maintaining the landscaping on the opposite side of your side and or back walls. My corner lot courtyard villa neighbors have to not only maintain the landscaping behind the wall on the side of their yard, their backyard backs up to a street so they have to also maintain the landscaping behind both their back wall. You may not think you will, but two years in we and most of our neighbors now do our own grass cutting and trimming for a variety of reasons. So if you choose to DIY landscaping on a CV that backs up to a street, you will have to wheel your lawn mower onto the street to get to the area behind your backyard wall because there are no gates on the backyard walls to access that area from your back yard. If you take a ride through the Levi & Boaz villa neighborhood in St. Johns where we live, notice some of the different landscaping that runs along villa side and back walls which is because each owner chooses to do their landscaping in that area differently. We were lucky in some respects as we have an end unit Avondale, so we have two gates and only 1 side neighbor. But, our side wall where our side lanai is backs up to Warm Springs Ave. so it can be noisy on our lanai during morning and evening traffic. Fortunately our bedroom is on the opposite side of our house in the rear so we dont hear traffic in our bedroom like our Avondale owner neighbors across the street. The back of their villa where their bedroom their back wall backs up to Warm Springs Ave. so they hear the traffic from their bedroom, and for that reason rarely they open their bedroom windows especially when the go to sleep at night because of the traffic noise. Lots to consider about lots.

@MichaelTiffanyTVE We have our design appointment beginning Jan 27. We are moving down from PA on Jan 20 and renting a townhouse near Brownwood during the build. Our sales agent believes our close will be late May or early June. We'll know for sure at the end of our design sessions.

We are closing in mid Jan a designer in Shady Brook. Thanks for the tour these Vilas are very nice, and a great location. We will have a 2 car garage plus golf cart and see it as a benefit for us and for resale. The Villas with the same garages look like all garage the entrances and porches unfortunately hardly show from the street view.

To get to that CV neighborhood, you will have to drive through a construction zone for 6-9 months. Also would be very noisy near Central Pkwy and the circle. Dump trucks will be using that road for years to come.
Do you think there’s any plans to put a gazebo over the ends of the shuffleboard courts? Sure would be nice to have some shade and maybe seating while playing the shuffle board. I played it at waterlily, and they’ve got shade on both ends, which really made it nice.
Great question! The maintenance fee covers the annual upkeep costs for everything in a neighborhood/area that the bond paid to initially build. We will try and do a better job of explaining in an upcoming video. Thanks!
They did an updated cost of living video about a month ago. I think the monthly charge for home insurance is $120. Just put “cost of living” in the their search bar and you will find it, it’s good watch.

I heard it was around $57,000 but that can't be correct because that would be more than the larger Michael Villas. So just wondering if you have an idea how much it would be. Depends on the home type, and number of homes in a particular neighborhood. Some are more, some less. Our two year old veranda home in DeLuna has a bond of $37K with a 3% interest rate. Interest rate is much higher now, so we lucked out.
Thanks! Hopefully they are done raising the amenities fee and bond amounts. It’s still a good value (for now) for all of the amenities we have access to. But there will come a tipping point when the cost exceeds the value.
The amenity fee here compared to the HOA fee we have in Virginia, taking into account what we get here vs in Virginia makes the Villages amenity fee a flat out bargain!
Wow, these seem expensive to me and not necessarily a good investment. Please correct my thinking if it is incorrect, but the Villages appeal to a niche market of retirees. What is the market for the Villages going to look like in 30yrs? There is a high demand right now, but will there be enough demand in 20 - 30 yrs? Will they hold or increase in value?
I think that you and Tiffany are the type of people who want to research all the information before making a choice, so before you select a water view lot, please look into the negatives as well as the positives which is the amazing view. The water retention ponds can go up and down. And with that, can develop problems. Look into the pond issue in the Village of Calumet Grove. There's also at least one other pond with an ongoing issue because of the mysterious loss of water. Everything that had pluses, has minuses.

Sadly, only regional recreation centers get the covered areas.

The bond for verandas is always higher than for villas. So my guess is yes, verandas will be higher than Michael courtyard villas. 😊

I'm going to guess the bonds in Watersedge have to be at least 38-40 thousand or more.
Depends on the home type, and number of homes in a particular neighborhood. Some are more, some less. Our two year old veranda home in DeLuna has a bond of $37K with a 3% interest rate. Interest rate is much higher now, so we lucked out.

The bond for Michael Villas is half what I guessed. It’s not bad. I wish the amenity fees weren’t $195, but what are you going to do?
Thanks! Hopefully they are done raising the amenities fee and bond amounts. It’s still a good value (for now) for all of the amenities we have access to. But there will come a tipping point when the cost exceeds the value.
The amenity fee here compared to the HOA fee we have in Virginia, taking into account what we get here vs in Virginia makes the Villages amenity fee a flat out bargain!
Wow, these seem expensive to me and not necessarily a good investment. Please correct my thinking if it is incorrect, but the Villages appeal to a niche market of retirees. What is the market for the Villages going to look like in 30yrs? There is a high demand right now, but will there be enough demand in 20 - 30 yrs? Will they hold or increase in value?
I think that you and Tiffany are the type of people who want to research all the information before making a choice, so before you select a water view lot, please look into the negatives as well as the positives which is the amazing view. The water retention ponds can go up and down. And with that, can develop problems. Look into the pond issue in the Village of Calumet Grove. There's also at least one other pond with an ongoing issue because of the mysterious loss of water. Everything that had pluses, has minuses.

You can if you buy a lot and build a designer home. You’ll have a few color choices for your home.

Careful buying too close to a square. You may hear blaring music nightly or pickleballs daily. This can get annoying a few months after you move in.
