      If I am not mistaken, Lackland/Kelly Air Force base is nearby and they do have C-130s flying in all the time. So, that might be why you couldnt film around the Foodbank

    This is my home city. Born and raised. I do Uber on the side and I've seen so many new home builds that I didn't even know the land existed. I've lived in SA for almost 40 years. Who's buying these houses? No one!

    Go to Zillow. Look on the immediate west side of S.A. Just near downtown. Look at the 250-350k homes for sale. Now go to “street view” and see the dump of a place you are looking at. Absolutely nuts that people are paying g these prices in those hoods! Nope!

      Same in the UK. People think old fashioned homes with 100k of refurbishment costs to bring it up to modern standards still refuse to knock the price down when others which are modern are just 30k more and ready to move I to!! Refusal to accept homes are dumps and need loads of work is clearly universal.

      The market is in free fall and is being driven by the Must Sell sellers or those people who can't afford the carrying costs. The people who still have the means to pay the outrageous insurance, taxes, HOA's, etc. are the delusional ones who aren't budging, but their comps are being reset weekly by desperate sellers trying to avoid foreclosure. Look at the "price reduced" dates on Zillow to see downward velocity. You can also see the ever increasing "Days on Zillow" and the blood red map to get an idea of the crash coming.

      You got it! West side and south side. People see these homes while looking from California or New York online and when they get here for there site unseen purchases. Lol they eventually leave . They are very generational properties and don’t want the gentrification in those areas. Get used to the pop pop pop if you move downtown San Antonio. Locals hate Californians moving here.

    The food bank is located within Lackland Air Force Base air space and directly next to the Amazon distribution center landing strip. That's why you can't fly a drone.

    People often forget how badly animals suffer when the economy goes down . San Antonio's so-called animal "shelters" execute an outrageous number of dogs. People are dumping their dogs and the dogs are being killed. Please foster if you can.

    Also.. as a longtime San Antonio resident. I can say that there isn’t many high paying jobs here. Unless there is a bunch of people coming into town with $$ already, I don’t see how the local population / job market can afford many of these new homes. Unless they moving in a whole family and all pitching in.

    I've lived in SA for 20 years. I'm a RE investor. Now is 100% not the time to be buying anything down here. If you don't understand the city or know where to look, you'll go broke before you even start if you are lucky. Most of the time, the house sits and wont sell, especially if it's the wrong area

      I agree cb .. 100%!! I live here in SA also & the market when we bought our 1st investment property (2009) it was reasonable & affordable! I quit looking in 2019 bc values didn’t line up with wages here. Now it’s all fake .. overinflated & overpriced!!

      We were lucky to buy quite a bit of acreage when it was 4% we started building last yr and are moving in the next couple months when the house is done. Then again we are from out of state. My partner has had a job over the years going there. I have a good job where I am but concerned abt moving out of state & finding one in S.A. but the acreage we got & property is beautiful.

    Noticed my dogs 35 pound bag of dog food just went up in price by 10 bucks... from $52 to $62 and thats with my wife's discount because she works at a vet. That's not 3.4% inflation. More like 19%. Moral of the story: Higher For Longer and this RE correction is only getting started.

      My dogs 35 lb dog food is $118 now and it used to be $89. My older dog eats the Fresh Pet food in the fridge. It's 3 lbs for $18 now, was $13 a couple of years ago when she started eating it.

      Prices on food are a different measurement than the inflation rate (3.5%) that you hear about on the news.

      @kristenmerrill-nl2dh The rate the FED lies about has little to nothing to do with the inflation rate for regular folks. They consider the inflation of products we aren't buying regularly or ever if we're poor enough. The price of a new house doesn't affect me at all bc I've lived in and owned my house for years, but my insurance has gone up a full 72% in a single year.

    The 300 to 400 thousand home range and higher in San Antonio is so unaffordable for the normal resident San Antonion. Those are geared to all the transplants to San Antonio which has really slowed down and some are moving away because they couldn’t stand the heat… I say good riddance!

      Too funny. I am reading the Cali folks are baling out of Austin partially for that reason. It’s too hot 🤣🤣🤣 Doesn’t anybody look up the weather before they move? But, it’s a win win. Maybe another summer will chase them out of AZ, too. Fingers crossed.

    Austin became the "IT" destination during the pandemic. People in Tech in California and New York were told they could work from anywhere. They didn't have to buy a million dollar condo in NY or California. They could buy a home on 1/2 an acre for $500K so many did. All that influx drove up prices and, like before the Great Recession, everyone assumed prices would keep going up.Those buyer found out their employers want them back in the office. The Austin real estate boom they started, is turning into a bust. Home builders rushed in assuming that demand would be high so they flooded in with plans for new construction. No doubt, we'll see ripples of this across the country.

      I liken the Austin land boom to the boom in the truck market during the pandemic. Dealers were jacking up prices on all trucks and tagging on a $20K "we're in a pandemic" premium. Now the repo people are picking up most of those trucks.

I live in LA and to own a home for a million dollars, you are in the middle of a Crips/Bloods war zone. Park your car in front and it will gone before the engine cools off.

    San Antonio never learned from Austin,Houston, or Dallas when it came to growth. Native San Antonion who has seen the city grow but also resist change. There is so much potential for the city, however, a failure of leadership, investment, and difficult decisions have held it back.

      Looking up the old numbers, we at +60k when they said +240k over the past decade so things didn't pan out and they wanted more than that. Infinite growth as the only reason a city sustainable just doesn't work. Dunno what numbers they had for the decade before but 2003 -2013 they mighta wanted it even more, basketball team doing well and all.

    We lived there for 8 years. Bought new construction in 2006 in 78253. . Sold in 2014 and lost $60,000. Illegals were given mortgages in ‘06-08 and they all walked away. Literally loaded up Uhauls in the night, decimating 1/2 our neighborhood and home values. Armadillo Homes! Their “preferred lender” did this! I bet it’s happening again!

      Indeed. This is the 1929-42 pattern, but with a reverse/bad war spending effect this time:
      It has been the precursor crash, brief boom due to policies help, then downward longterm spiral- followed by mass govt spending on mil.
      Missing is the infrastructure jobs works to benefit the nation and workers en masse and continuing, and currently the *internal* mil spending at the source and resource mfg stage.
      And the govt CAN'T spend on these in the mfg and real jobs level as that has been gutted domestically for too long.
      Meanwhile inflation is still drastically accelerating and fuel costs climbing without internal resource ramping, exactly like in the 1970s stagflation cycle...
      The outcome of this major depression and inflation cycle is highly likely to be a worst case scenario for normal working class and in debt older people, or those living where they cannot regulate base costs like prop taxes if not in debt.
      I am becoming far more worried about economic conditions impacting everyone than I was in 2019, and that doom finance situation has only been pushed forwards and magnified irl since. 😶

    So I just want to point out a few things about San Antonio:
    1. This is a military heavy city. There are 3+ bases. 1/10 homebuyers in SATX are military therefore a lot of people using VA loans with 0 down.
    2. Melody said it herself but during recessions the job market tends to favor public sector over private sector jobs. This is why some people in Texas refer to San Antonio as “recession proof” city
    3. New construction and apartments are VERY stressed. I personally know someone who is closing on a new construction with a 4.25% interest rate (bought down by builder). Apartments are only requiring $250 security deposit for rent that is $1200+. Some are even saying if you pay rent ON TIME for 3 months, they’ll give you one month for free.
    Overall the signs are here that a recession is coming. But how long it will last is yet to be seen.

      We're told the national debt is increasing by one trillion dollars every 100 days or so. Currently the interest alone on the existing federal national debt is over one trillion dollars a year which is a huge portion of revenue and with a 'balloon' payment interest reset coming soon that debt interest payment will skyrocket even more thus eating into existing big programs. We're also hearing the end of the dollar as the global reserve currency is likely very near and that would itself trigger very painful hyperinflation. Too bad we have never had very honest MSM reporting and now it's getting to be worse in terms of hiding important facts.

    Correction on your report of the San Antonio food bank and the No fly zone by where the food bank is located. That no fly zone has always been in effect. You are next to lackland air fore base, Kelly air force and Medina. San antonio is military city USA. Alot of training goes on around that area. I also volunteer at the local food bank. I would say the large in crease is still due to the immigrant population. They are dumped in san anotnio and then left to wander the streets looking for odd jobs or a ticker to another city.

    This mess was created by the state of Texas and their expert appraisal department. They over exaggerated the home values in 2021, had excessive amount of surplus that did not return to home tax payers. I speak for experience my taxes went from 1300 to 15,300, my mortgage was $998 and went to $2200, had to pick up a second job to keep a roof over our family. Appraised value @$855k but realtor said we would be lucky right around $555k. Wait what? Why are we been charged taxes on an appraised value we can't sell homes for??? Yeap it's now for sale. Purchased land cash and waiting to sell to get a home...

    Saw this coming some time ago. The mortgage, the property taxes , the landscaping costs, the repairs plus the monthly HOA fees made me sell my house back in 2015. It was the best decision for me.

      @nateisgreat8 I live simply. I am single. My 2 vehicles (2017 sedan and 2020 van) are paid off. I rent in a safe but not really luxurious neighborhood. I've been able to save a butt load of money. Now ready to slow down, close to retirement and i got close to a 1 mil in my savings.

      For me it was the lawn. Water cost, fertilizer, labor and biggest cost the mower itself. Thousands for a mower. The cost for it all was insanity.

    As retired Military, I had USAA vehicle insurance for years. A couple years ago before Covid started they started raising rates for no reasoning. So after decades of using them I moved onto another insurer.

      I have been loyal to USAA for almost 50 years. Between cars and House I pay $7,500 annually for insurance. I to have priced other insurance companies but with USAA subscribers deposits and annual credits on profits it still is the best deal. I’m one of those customers who is an asset, meaning I pay premiums and never have claims. That being said I am considering dropping my homeowners entirely and self insuring.

      I was with Allstate for 30 years basically since I started driving. Had to change since they decided to charge almost twice for no reason.

      @,marisamartini1975 They're raising rates for a very good reason. There is another epidemic going on with illegals and vehicle accidents. When an uninsured illegal hits you it's covered by uninsured motorist. This is happening all over the country. I was T-boned by an illegal 2years ago destroying my truck. He got out of the car he was driving and ran. The cops working the accident said there wasn't much they could do and to file it to uninsured motorist. This is why rates are skyrocketing.

      @markferguson5652 oh I know! I grew up in a predominantly illegal neighborhood once I move out in 2008 just 15 miles away my ins rates dropped. But now with that type of culture all over this country rates are increasing with just a few pocket areas of exceptions. However nothing changed with my area of living currently BUT i was able to get a substantially much cheaper but same coverage car insurance. So everyone should price shop instead of just continuing to accept. I have lots of experience with Houston and the demographics since 1956. The agents of development have been used for decades here and are only now being experienced in the rest of the country.

    I've been to San Antonio a number of times. I don't think it will ever be like it was when I first visited it on a 6th grade Texas history trip back in 1989. It just felt so laid back. Sea World was fun. The river walk was cool. Even the Mexican markets or mercado was colorful & almost felt like being in the markets in Mexico City. Today it's probably too commercialized & becoming typical cookie cuter metropolis America. I'll always love the Alamo though.

    Stop by by Boerne and see how Rich people is doing, 30-40% of the commercial is for lease/empty for months now and start going up for sale the last few months.
    Houses they call them "matchboxes" for the quality and all, lease is over $3k for month for commercial and they are been empty for 2 or 3 years.
    It's one company "Legacy" who have a lease a small house/commercial for $7500/month and a restaurant for like $17k per month xD they are all crazy here.

    Great info! We’re doing exactly this. Cashing out of our Houston area home and moving closer to family in the Austin area. Renting for now to earn 5+% on the equity. The rental is 2 years old and never lived in bc the owner couldn’t sell it after their plans changed. Thanks for the confirmation that we’re on the right track.

    Allot of people cant afford a house due to the inflation rates. No matter what happens they plan on raising it even higher. This means millions will loose their houses and even more will be out there.

    I live in San Antonio. So this is funny. I was just at the mall and it was wall to wall crowded. I think people don't go down to the Riverwalk because they just don't like going down to the Riverwalk it's a tourist area it's not really something locals care about. 😂 I mean who wants to see the Alamo everyday it's so boring. And if you're talking about the houses they have had a lot of construction but that's because a lot of people keep moving to San Antonio. We are the fastest growing city. What's going on that I've noticed with houses is that first everybody was selling because their homes were worth more but then they stopped when the interest rate went up. Some people got stressed out at their mortgage fluctuating due to high property taxes. Make sure you get your homestead exemption to avoid that. 😊 The only thing I've noticed different in my neighborhood is that of selling their homes most people are now renting them. Probably just waiting for the housing market to come back around.

    Property taxes in Texas are outrageous. A friend who lives in Austin, in a house worth about $350,000 pays over $10,000 in property taxes every year. Here in N. Florida where I live, I pay about $2000 annually for a house and a fourplex.

      You are 1000% Correct! ...but remember, SA had A LOT of "Disabled Vet" & "Soc Sec Disabled" who pay little to Zero Property Taxes, ...so That has to be made up by everyone else, others therefore must pay more

    Melody said that the next 3-5 years will be very challenging. I'd like to here more as to what she's thinking about that ...
    Also, when Melody emphasizes "doing whatever you can to pay down all of your debt .." uh ... Melody .. are you referring to consumer debt? Or are you taking the Dave Ramsey high-road there and suggesting that we pay off our home mortgages as soon as possible? Maybe you could clarify?

    FYI: The SA Food Bank is less than 1/2 a mile North and directly inline with the Kelly Field Annex runway. That’s why you can’t fly drones.

    people went crazy and started buying houses for double the price and 7%+ interest....of course now they are trying to sell. People with sense don't want to buy a home for $250,000 - $400,000 When those same houses 4 years ago were going for 150,000- 250,000.

    I just left San Antonio in Dec I'm a construction worker and I was there for 4 months out of that 4 months I went to work for only 2 weeks and then nothing I transferred my paperwork from Vegas to San Antonio never again I've lived there off and on for over 5 years never again.

    There are folks from other states moving to San Antonio and building. My partner & I are one of those. Our house will be completed in a couple of months. Ask around. Many from Austin and California other states moving to S.A. There are also a number of projects such as new Hospitals being built Microsoft Data Centers, many opening small businesses, also many working for DOD, Air Force too, etc.

      I am one of those people as well...moved here and living here off of my Denver salary. A lot of people in my new home community are from Cali and NY and Washington state....and the homes here, we all mostly paid under $290k

      Exactly! We’ve learned nothing! We bought brand new in San Antonio in 2006 and had to write a check to get out in 2014 because half our neighborhood walked away and left keys in the counter.
