  • The state of Florida is having major issues when it comes to homeowners insurance policies being canceled, insurance companies going insolvent or even just flat out leaving the state because of high hurricane and flood risk as well as the rampant fraud causing companies to go under. The Florida state government has now had to intervene with basically an emergency order to prevent more insurance companies from losing their Demotech rating during the rest of this hurricane season.

    So many Florida homeowners bragged to me about getting all new roofs and other things after hurricanes, at super high costs, and felt entitled. It used to make me sick, because they would add so many fraudulent claims. The Insurance companies didn't investigate and went along, causing me to believe payoffs were involved. Just sickening. Insurance is meant for catastrophes not deferred maintenance.

    If you have a total loss on a $412,000 home, your insurance company will never pay $412,000 as the land has value. The concrete slab, plumbing and electrical are usually good after a total loss event. Your home should actually be insured for less than the purchase amount.

    I paid cash, fixed it up and self insure. Bought cash after the last crash. I'm in central Florida and have been through several hurricanes. Rarely get sustained winds over 100 mph, but gusts can top that. Usually nothing worse than torn off shingles and downed power lines due to tree's falling unless there's a tornado which is quite rare and usually associated with the east sidewall of the core. I keep my trees on my property trimmed way up and thin the canopy to keep them from falling on the house. I'm amazed at the amount of people that don't tend to the tree's and keep them thinned out here in Florida.

    Michael, It is Sooo funny how you take places for granted when you grow up somewhere. I have NEVER EVER been to Pine Tree Park, and it is only about what 4 miles away from Biscayne Point?? North Shore Park was my childhood stomping grounds, as well as Stillwater Crespi and Tatumn Waterway Park. Pine Tree Park looks really pretty!! Anyway as I mentioned in a previous video, we just found out our association fee is going up 200.00 more a mos starting in Jan, because of the insurance rates increasing, and our individual condo insurance just went up 20.00 a mos so together that is an increase of 2640.00 more a year. I also heard that the association fee is going to go up an another 200.00 per mos Jan of 2024, making that an increase of 5,000.00, in just two years. So yes it is pretty crazy!!!!! Looking forward to our visit down there next mos, and I sure hope to run into you in Bay Harbor!!! Great Video as always!!! :) Carol

    We're up in Lake City, and our home owners insurance for 2022 went from $651./yr. to $2030./yr. with zero claims.

    The replacement cost of the $300,000 is for the structure. The $100,000 not covered would be the land value asset the owner could sell.

    The problem in Miami is that fraud is rampant. Miami is actually very expensive, even compare to LA, CA. Time to leave Florida LOLOL
