  • April was a very productive month in the construction of our new off grid home. Therefore this video is a little longer. As you can see, the end is finally in sight. Stay tuned for more videos. Hope you enjoy.

    Each video I learn a little bit more, had forgotten about a rain water collection system that I could use for the lawn and garden. After reading Jake's comment below, I have concerns on how big a place I can build and how off grid I can make it. I'm in Texas also, so your videos are very helpful to me, thanks!

      Thanks, Michael. I'm not sure how smooth it is but every day is a learning day. We are moving in right now a little bit each day and this may be the most stressful part but looking forward to getting settled in and finding out how well all these systems perform.

      Thanks. More than the average around here but at about $115 per square foot under roof - not too excessive, especially considering all the curves I threw at all the subcontractors.

    Your house is really well designed and thought out. I saw a glimpse of water storage, maybe about 6000 gallons? What will you be using for sterilization, chlorine, reverse osmosis, UV? Suspense is killing me!

    oh man... a clearstream aerobic treatment system?
    i worked on a RO pretreatment system for gas station. they had this system installed w/ a subsurface leach field. really nice setup. i think most folks would balk at the aeration requirements though.
    what made you want to go aerobic? proximity to the lake im assuming?

      Actually, multiple reasons. The primary one I guess was that our soil is predominately clay and I just didn't want to build such a beautiful home and be plagued with septic problems with a lateral line system in clay soil. The other reason is that the only regulatory requirement in our county as far as new construction is a county environmental agency. We were told we would be inspected be the county and required to install an aerobic system. I was concerned about the amount of electricity it would use but it has turned out to be negligible. It's funny, we haven't had our septic system inspected yet but the county tax appraiser found our build site from satellite images and has already been out to inspect! Governments at every level have their hands in our pockets.

      haha true w/ respect to the local and fed governments... its amazing how quickly they will appraise your property for taxes... but when it comes to getting them to regrade 15 year old roadside ditches? lol good luck getting a call back.
      i design waste water treatment plants for a living and i really like these systems. yea they are more complex... but the effluent is much higher quality.
      considering you are off grid( despite your new panels),i would suggest monitoring the back pressure on your diffusers, and compressor discharge temps though. PD compressors deal with back pressure( really dynamic wet pressure-TDP) very well, but they will draw more amps when loaded.
      a TDP monitoring system might be overkill... but i imagine you could install a glycerine filled pressure gauge on the discharge very easily... the glycerine should buffer pressure pulses such that you can get a decent reading.
      if you are running a fine bubble diffuser, id highly suggest keeping the fouling below .5 psi. should save you alot of electricity over the life of the system.

      your home and property is absolutly gorgeous btw. the the only thing that was not really to my taste (no disrespect intended) was acid stained concrete, but hey its your home not mine.

    Oh, yeah. "Off-grid". Forget my last question. // A lawn with an off-grid home seemed counterintuitive until I saw the graywater system. // I'm curious how the LG mini-split fares overtime. A friend swears by the Mitsubishis.

      It's actually lake water and it works great. It's nice having a pretty lawn without using our collected rainwater. I had heard a lot about Mitsubishi as well but the AC contractor we chose was an LG dealer. So far so good. Plus the LG makes the "Art Cool" units which we have in our main living area and they are a conversation piece. Most people don't even know they are air conditioners.

    With the mini split ac did you ever consider doing flush mounted units inside the home? or was that too expensive?

      Actually, I don't think we realized we could install flush mount units. We thought mini split just meant wall mounted cassettes. We used the LG Art Cool units in the living area and they are really nice looking and one ceiling flush mount unit in one bedroom and it looks huge on the ceiling but pretty nice.

      Thanks, Jake. We are actually moving in right now (probably be moving for the next 2 or 3 weeks) and I don't have a good feel for the amount of energy that is going to be needed to heat and cool this home. We have some large windows which are getting a lot of the southern sun but they have low e values. Hopefully, they won't hurt us too much in the summer. I plan to do a video showing our energy usage in the future after living in the house for awhile.

    Hi Michael, mike from UK here - great house build but I can’t help but wonder how you will live with all those mosquitoes!! I’m assuming your water feature will be a breeding ground for them? Cheers

      We installed a misting system all around the eve of our house and inside the patio that sprays a fine mist of insecticide about 3 times a day. This seems to be working very well. Also, I just this week put up 4 bat houses hoping bats will come here to live and help us out as well.

    Was there a savings in time or construction costs? Per sq fr costs?

      Actually, SIPs added probably 15 to 20 percent to the construction cost.

      I'll just say that it is coming in at about $115 / sq. ft. under roof. This is higher than we expected going in but from what we have learned, this is definitely about what new homes with upgrades such as ours are going for these days.

    these downspouts are ugly!! A discrace tho this beautifull house....
