    నా పర్సనల్ advice to youth who are 25-30 age, loan తీసుకొని ఇల్లు కొనవద్దు suppose 1 house/ flat కొనాలంటే minimum 70-80 lakhs కావలి, మీ మార్జిన్ money 20%+registration charges and others expenditure 30lakhs పెట్టాలి and loan 55-60lakhs kaavali మీరు కొంచం ఆలోచించి నిర్ణయం తీసుకుంటే ( 25-30 lakhs lo city outskirt hmda లేఅవుట్ plot కొనండి ) మీరు కొనే ఫ్లాట్ rent max 15,000 ఉంటుంది ఒక్క 10-15 yrs brand new rented flat లో ఉండండి, emi tensions వద్దు after 15 years you see your plot value and then decide your plan.

      Excellent suggestion u r legend really appreciated giving valuable info to youth and working young couples and but like there is a saying what ✨ shines always attracts like high rises but ground reality is different when we live in that society youth is more than interested in amenities now a days than actual apartment itself and show off as well I m exactly in that age bracket so that is how people think but practically you are true in suggesting that real estate is long term game not short term

      Land cost is 1 lakh per sq yard on the west side of city. So 300 sq yards costs 3 crs.

    ఇప్పుడున్న పరిస్థితుల్లో హైదరాబాద్ రియల్ ఎస్టేట్ గురించి అంచనా వేయడం కుదరదు. ఎందుకంటే తెలంగాణలో రాజకీయ పరిస్థితులు పూర్తిగా వేరుగా ఉన్నాయి. లక్షల కోట్ల రూపాయల అవినీతి జరిగిపోయింది. ఆ లక్షల కోట్ల రూపాయలు ప్రైవేట్ వ్యక్తుల చేతుల్లో అంటే రాజకీయ నాయకులు, వ్యాపార వ్యక్తులు , రియల్ ఎస్టేట్ మాఫియా, సినిమా వాళ్ల దగ్గర ఉంది. వాళ్ళు హ్యాపీ గా కొంటారు....మళ్లీ యదావిధిగా ధరలు పెంచుతారు. ఎటు చూసినా కామన్ మ్యాన్ కే కష్టాలు.
    ఈ రియల్ ఎస్టేట్ మాఫియా ని ఏమీ చేయలేం. తెలంగాణ రాకపోతే కచ్చితంగా ధరల స్థిరీకరణ జరిగేది. ఎప్పుడైతే తెలంగాణ వచ్చిందో రియల్ ఎస్టేట్ మాఫియా రాజకీయ నాయకుల అండండలతో విద్వంసం సృష్టిస్తున్నారు.

    Anchor గారి ప్రశ్న కి ఒకటే సమాధానము .... బిల్డర్ కానీ రియల్టర్లు కానీ రాత్రికి రాత్రే బిలియనీర్ కావాలని అనుకోవడమే. తర్వాత ప్రభుత్వాలకు కానీ అధికారులకు కానీ అడ్మినిస్ట్రేషన్ పై అవగాహన లేక పోడం, డబ్బు మీద ఎక్కువ ఇంటరెస్ట్ వుండడం. అందుకే మధ్యతరగతి వాళ్ళు అలాగేవుంటారు అలాగే నలిగిపోతారు..

    జీవో 111 రద్దు వలన రాజధానిలో భూముల ధరలు విపరీతంగా పడి పోతాయి. రాబోయే 2 సం లో అపార్టుమెంట్ల ధరలు కనీసం 25% వరకు ధరలు తగ్గిపోతాయి. ఈ రెడ్డి గారు ఒక builder, దానికి తగ్గట్టుగానే ఆయన సమాధానాలున్నాయి

    i bought a flat in prime location in bengaluru for 80L rupees which has all amenities like swimming pool, gym, walking track and party hall. but when i came to hyderabad, i went to a newly constructed flat in BN reddy nagar, they said 1 cr for the same flat like in bangalore with no amenities. for the flat i bought in bangalore i am getting 30K rupees rent, where as i checked with one tenent in flat in hyd, they are paying only 10K. I observed that in hyderabad rents are very low where as prices are 30% high compared to bangalore.

    One main reason for hike in Hyderabad is because of circumstances in Andhrapradesh. Most of the builders moved away from AP and investing in Telangana, that is also one of the reason for demand in Hyderabad.

      @@karnatinagesh just go and check land prices in other cities and in Telangana. You will come to know how drastically changed just in last 3 years only in Telangana. Now overall in India Telangana stood in 2nd place in land prices and flats costs. Main reason is all Realtors from AP and NRIs investing in Telangana.

      Hi JK bro in corona period , all people came to AP/Telengana from Hyderabad ,Bangalore instead of buying new apartments in these cities many people invested money in their home towns, being so many empty flats I still amazed why this prices are too heavy in Hyderabad.

    Its Dead waste of Buying a Flat in Hyderabad with present rates now.... 3BHK is costing 1C approx. 1 Crore Better1 ruppee interest is one lakh...EMI is also almost one Lakh... Better go for beautiful rental property with 50k and balance 50K pay some Chit or invest in Crypto Currency for long term.... When ever you are bored or needed to change the property, u can simply move out and opt another property...

No such ruling party think for the public wealth all for their selfish ness...!!! Frsustrating to stay in Hyderabad City because of TS GOVT Leaders ruling rudely behaviour damaging common man survival life, as well govt employees also supports like gangsters... Example of traffic rules no desciplinary actions takes only for the looting money rules r applying diplomatically what ever TS Govt Leaders N Govt employees all r targeted common man only looting money...!!! Really Really frustrating ...!!!

Becoz of increased Rgstry charges by TS Govt, it is impacting huge on the prices ma'am becoz even older flats 15+ years also demanding over valued cost, which r not affordable n under valued ...!!! Already COVID created bigger problems econmclly more than that our TS Govt created increasing the chrgs, now for us hope less buying flat @hyd under our price...😥😥

    Apart from amiable weather,affordable pricing for real estate boom in Telangana ,One more important reason is Govt.support for it ..Govt.ensure the boom to continue to market hyderabad and get marks for their governance .All important builders and agents are close to Ruling Govt. or part of the Govt ..

    Sir where we are getting 30-40k in city... Also even if GO 111 lift.. don't think govt will do auction for cheap rate it will be similar or more than Neopolice...

    అగ్రికల్చర్ land rise is more than plots or flats. I purchased plot Rs.60000/250sqft but now after 32 years it has become 2.5 crores but I spent 4 lakhs to construct house before 31 years but now construction value of this area is 1crore but at the same time I spent 1.75 lakhs on well cuiltivated land but now it became 6 crores. If I could buy land near ORR i could have got now 50 crores

      An increase of price on land and plot is purely location based sir. If the area you invested becomes the next gachibowli or kokapet then you can get good returns on both!! Apartments are only for end use!!

    Constructing big big buildings has no use because there are lot of changes in the environment, no free air, lot of pollution.etc. in and around city plenty of land is available. Like Andhra we have no sea. A systematic planning and development is required for future

    The city radius is now up 35 kms. Not 5-10 kms. common man is not able to afford double bedroom flat even @ 30 - 35 kms outskirts area. In outskirts major builders are offering prelaunch @ 2500 -3000. per sft, for cash purchase

    Excellent interview and good analysis.except top reputed builders high rise apts, and 70% of high rise apts constructed by other builders, the problems of water leakages within 4 to 5 years are noticed and drenching of walls inside flats. Mumbai is different surrounded by sea and hills. Every builder has to construct houses or apts keeping inview of middle class who make up 80 to 90% except lot of black money people who invest in high eise bldgs

    steel & cement increased the more than double last two years.. Average price 55K to 6K per sq now..i don't know think rates decreased ... Big company in field.... they can manage ... can't reduced
