    I’d say kragujevac is the most underrated city in Serbia with the most potential. It’s right in the middle of the country, the 4th largest city, and a little closer to Belgrade than nis, although nis does have the airport going for it and proximity to Skopje and Sofia and Kosovo.
    Novi Pazar is an interesting choice for the video, but I think the pluses for that city really apply to any Serbian city of similar size. You get much of the same benefits in cacak, kraljevo, uzice, valjevo, krusevac etc.
    I think Pancevo has a lot of potential if the Belgrade mafia doesn’t destroy all the historic buildings with new apartment complexes.
    It’s a tough call for Belgrade, I feel it’s unfortunately, definitely overpriced at this point. But it probably has the most long-term growth potential.
    You are totally right about Subotica, it’s Serbia’s hidden gem.

    Unique country, I like many of their social values and independent thinking, it will suit many people and others will hate it, interesting country and airport well connected to the middle East and many other destinations, great video

    Subotica is a beautiful and walkable large town (for Serbia) and it has the added bonus of its location smack on the border with Hungary.
    One should note that despite its proximity to Hungary it is not close to any 'proper' Hungarian city (it takes around an hour and 15 minutes to drive to either Szeged or Pecs once you cross the border).
    Also note that despite its location of 5 Kms or so from Hungary there are no rail lines connecting Subotica to Hungary.
    Subotica was traditionally and continues to be an affluent town (again, for Serbian standards) and so those who wish to invest for profit will find that they are late to the party as bargains are not easily found despite the more than a dozen modern and impressive residential complexes that were built there in the last decade.

      Sargon I still feel Subotica has yet to reach its full potential. Honestly it should have many more tourists and prices are still very reasonable. I take your point about the nearest big city in Hungary but I still at least fir trade purposes there are advantages being near the border.

    hey, I actually remember your last video. You were wrong about the Belgrade real estate being overheated. But then again, more or less everyone was wrong about that.
    I'll just offer a few thoughts from the ground:
    1) no westerner should have the bulk of their net worth in real estate here. By buying a unit here, you are betting money on Serbia's unique political position. The underlying infrastructure is worth 50% less than the market price.
    2) Novi Pazar liquidity is dodgy at best, but the city might see an explosion in popularity if Serbs from Kosovo massively relocate into our territory. On the other hand, there's a real chance it will see explosions in a more literal sense.
    3) Subotica will probably benefit MASSIVELY from the high-speed rail line that's being built.
    4) did you consider spa towns like Soko banja and vrnjacka banja or mountain resorts like zlatibor, kopaonik and divcibare?

      Thank you for your detailed feedback. Prices were already very high in Belgrade at the end of 2021 in particular to local salaries. In all honesty I do not think anyone could have predicted the conflict between the Ukraine and Russia which meant many Russians bought property in Belgarde as well as other cities like Tbilisi. Yerevan etc. I would still avoid Belgrade. On point 1) I agree, it should be for diversification as well as a potentially good investment. I would not recommend anyone to put all their wealth in the Serbian Real Estate Market. Nevertheless, Serbia is a beautiful country and has had very good GDP growth over the last few years and government debt is much lower than most Western Countries. On point 2) Novi Pazar can attract people of all ethnic backgrounds in the future especially Digital Nomads as the city is so diverse and property prices are very low but of course there is a small risk that it could be a point of conflict. I really hope not. 3) Agree on Subotica 100% plus it is a wonderful place (a gem), and I am not sure why there aren't more tourists. I think Nis is really undervalued in particular because it is a nice city to live in and has an international airport. I would bet that 99.9% of people in the west would not even know this fact. Prices are much lower here than Novi Sad as well. On point 4) I did and perhaps one could argue that I made a mistake not including at least one in the top three. I tend to look at the larger cities for growth. Thanks again for your detailed feedback. It is certainly very useful for the viewers to get multiple perspectives.

      Since last few years , Belgrade current prices on average have doubled in center of city ..

    I agree that Serbia is a great place to invest in real estate so long as you do so outside Belgrade which indeed is a saturated and over priced real estate market though Belgrade real estate can and probably will continue to grow if the Russian Economy declines further as is likely to happen in 2023 - 2024.
    As for the top cities to buy real estate I would mention five instead of three.
    My top five cities to buy currently are :
    1) Loznica
    2) Sremska Mitrovica
    3) Sabac
    4) Nis
    5) Novi Pazar
    Why Loznica?
    - - Because there are huge Lithium Reserves in the area and because prices of real estate are depressed at the moment as a direct result of Rio Tinto's bid to mine Lithium on the area revoked.
    This happened as a result of local action as the mining would mean around 500 people from two villages near Loznica would have to lose their homes and villages and relocate elsewhere.
    The popular action against Rio Tinto was a wise move on behalf of the populace.
    They used the relocation of two small and insignificant villages as the excuse to block a deal between the government and Rio Tinto so that during the next round of talks the area will get much better funding and compensation for any health hazards (which are not major let alone severe).
    Neither the Serbian Government nor Loznica can afford to not exploit the Lithium wealth in the ground so I am sure whether it takes two, three or five years eventually a deal will be brokered and the city will get an economic boost which will triple to quadruple real estate prices within a decade.
    Note that Loznica is smack on the border with Bosnia and so once the city becomes wealthier it will also become a lifestyle destination (shopping, dining and clubbing) for the Serbs in Bosnia who today are forced to drive long hours to reach Belgrade or Novi Sad.
    It is a gamble but one worthy to make IMO.
    Why Sremska Mitrovica?
    - - Because it is a pleasant town with good transport connections and it is also in a region rich in minerals and Chinese investments are flowing in.
    Why Sabac?
    - - Because everything written for Sremska Mitrovica also applies to Sabac except prices are a little higher because it has more of an urban vibe and is more popular with (mostly domestic) tourists during the spring and summer.
    Why Nis?
    - - Because of everything said in the video.
    It has an airport but that will take you to Athens in less than an hour but not to Belgrade so you will still need to get in a car or bus or train and waste 4 to 5 hours of your life (UPDATE : I stand corrected. It will be 2.5 hours by car or express bus or around 4 hours by the non-express bus) get to Belgrade or Belgrade Airport.
    Also note that the nature in Central Serbia is beautiful but the roads and railways are often slow so a trip to a charming village or spa town that is only 40 to 70 kms. away from Nis can take as long as 2 hours by car or 3.5 hours by train (yes, not a typo).
    Why Novi Pazar?
    - - Because of everything Giorgio said but one must realise that it hasn't got as much potential to expand and that it is smaller than Nis hence Nis is still a better investment even at current prices.
    Around 4/5 of Novi Pazar's residents are Muslims so I doubt there will ever be an influx of people moving from Belgrade and Nis to Novi Pazar and maybe that is a good thing so the town maintains its charming and provincial character.

      OK, but I don't get what bad roads from Niš to Beograd you reffer to ?
      It's 230 km 6 track highway and tool costs 8 $.
      Railroad Is about to be fast intercity track in 3 years from now, same as BG-NS, voyage should last 90 minutes .

    Real estate in Serbia might be going up due to war in Ukraine and hundreds of thousand Russians fleeing Russia due to mobilization.

      Anthony yes this is definitely the main reason why property has continued to go up this year. Prices for locals are now unaffordable.
