why did you need a new footing at the garage door side if the existing garage door header already carries the load bearing weight? wouldnt you just be infill framing and anchor the base plate to existing slab?

Doesn’t footing existing or proposed has to be in the plans specified already? My garage( Long Beach) has concrete on two sides and one side is on my neighbors property, so I have only one side to dig, any advice please?

There are countless Architects (like myself) and other designers that count on this for a living to pay their bills/ the rent/ the mortgage and someone is out their to work for FREE. That ADU designer needs integrity. Please explain the FREE part. Thank you Hektor
Not sure I understand your last comment.... "the same company can do all those things at the same time...". But do I get a quote for everything and then just hire them for the footings if I can do hold downs, and framing, shear walls, etc?
Check out AE drafting. I just got my permits with them in Sacramento. They did a pretty good job and submit docs to the city for you for the permits. Took me about 3 months to get final permits to start.
I am also working on an ADU in Sacramento, and I contacted *Reova* for the design and for submitting and getting the plan approved. It took 2 months but now I have everything ready to start construction. If you live in the city of Sacramento, they might be approved plans; if this is the case, only pay the architect to do the paperwork with the city.

Paxten, from my experience I have done this 3 times... you hire the deputy inspector and you pay them ($80/hr.😬)To stand there and wacth(so waist no time).. its a conflict of interest for the g.c. pays the deputy inspector.

The city inspector will probably ask you to dig from the inside of the garage. It all depends on what the inspector what's you to do 👍

Get your plans approved, then get estimates from different contractors. With a set of plans in your hands you have control of who you work with.

Arun a fair price would be $10,000. Talk to lots of contractors, that's the only way to find a deal.

6:24 aren't you supposed to twist the rebar as you insert it to ensure it mixes?
The epoxy is mixed in front of the inspector prior to installing the rebar.
