      Tiny house would be nice. Go and look at the cottages at Carolina Pines Rv resort beautiful place just like this one it is in Conway SC about 15 mins from Myrtle Beach they have shuttle service to the beach. The cottages are super nice I think they would be better then tiny homes.

    I have always wanted to own a campground. As a kid my family spent most summers at a campground. I'm a truck driver now and would love to get off the road n work there.

    Has so much potential. Cabin rentals, kayaking, pontooning, shooting range. I'd double the size of the convenience store and sell fishing gear and bait. Maybe get a food truck set up. Lot of potential.

      Food truck, yes, and an ice cream truck. For the marina, contract 1/2 day fishing trips. Host biker camp ins, (invite camp hosts to live onsite for free for the season in exchange for organizing income events. Trade living space for labor. Host Veterans, homeland heroes weekends (police week, fire/ems week, teachers week, medical week) rallies, corvette and classic car rally weekends, tent camping along the river. Kayaks are huge!! Contract a kayak business. Frisbee golf course. Add some primitive hammock sites up on the hill. Craft fairs and blue grass festivals. Birding weekends, youtuber festivals.
      It seems to me that permanent campers are a risk to a resort like this, because they start imposing their ideals and act as though they are owners. You are better off limiting use to a couple of weeks with the possibility of extending x3 per season, pending review by management. If you do want to host permanent or long term, add some tiny houses up on the top field and establish hoa rules for them.

    The boat dock, there's a very successful canoe livery about 5 miles from here. They have primitive camping and boat livery with pickup service down river. Spent the weekend w/son and 3 grandsons and dropped about 3 grand. We had a blast.

    Someone's gonna get a freakin' steal. Convenience store, laundromat, pool, covered picnic area... pull through and shaded lots... an amazing boat ramp... I mean... ask anyone who full times... finding spots can be a challenge and it isn't gonna get any easier... the wife and I are looking to full time RV in 4-5 years and the biggest issue is gonna be finding nice spots. Place looks really nice.

    If I had the dough, I’d grab it to trailer the horses to for weekends. Great access (certainly not always the case), great variety of terrain, trails are in good shape. Grazing areas. No nosy neighbors. No COVID. Heck. No brainer.

    The people that own this must really be over it. Almost every comment and review is that they are rude. Trip advisor 3.9 other sites 3.0. Hopefully some new owners can make it a 5 star. Everyone already says how beautiful it is but says how rude these people are. The place is beautiful.

      @@BradSimmons it is a private business..... And it's his home.... Some ppl just don't know how to act when they're guests. I have camped at a lot of mom and pop campgrounds and I don't know what it is, but sometimes the most ignorant and disrespectful jackwagons find their way into those little spots and just ruin it for every one. Or maybe he just bit off more than he could handle and was stretched a little thin with all the maintenance and upkeep? That's when it's a good thing to decide to move on, which could be the case here. Better that than something being seriously wrong with the property and that property looks pristine. He obviously sunk a metric shit ton of cash in to making it look good. Just sucks to come in and have to try to turn those bad reviews around. Or just change the name and realise that online reviews can be a golden ticket or a death nail.
      If you're gonna get into dealing with people like that, you've gotta have some serious patience, a strong work ethic and be willing to meet the customers unrealistic expectations and THEN go another 10% beyond that and you'll never have an unhappy customer. Guaranteed.

    One of those empty pastures would be ideal to put 10-15 tiny cabin rentals in and put septic in for them and I bet they would stay full spring thru fall, especially for leaf watchers in the fall

    I can completely understand why the tent sites are under utilized. I have used camp sites all over the United States, some way back when I was in the military, as a place to get away, and "Glamp" instead of camping. Take a few of the tent sites and throw in some throw up some novelty style cabins like the Giai ones you mentioned, or finished sheds like people are finishing to live in these days. Nothing major, just enough room to fit a bed or two/ bunk beds, and utilize the through the wall heating cooling units. That should still be fairly cheap, and let people get out and experience nature with out the discomfort of sleeping on the ground at night + AC! They would also not need to have the year round cost of maintaining an RV. Mark Twain National Forrest has a very nice set up like that. Two room cabins with a kitchenette in the middle for cooking, and small covered porches. Pretty positive that once they try one or two, it would take off.

    Love it! Wish I could do this. I would add a horsemans camp in the outback area if there are trails or access to trails. The kayak rental is hot at a little place down here on Harrods Creek! Lots of kayaker in the US

    We live in Indiana and the average monthly rent for Rv lots is $400. a month + utilities (gas+electric) water,sewer and trash is included.

    Need a few zip lines (revenue), tube, kayak and canoe rental (drop em off on the upstream end of the 4700' of river frontage and let them float to the dock where the pontoons were

      You gotta be careful and not over extend yourself in activities to the point you have to hire a bunch of help and end up seeing losses instead of gaines. And not just in man hours, but buying and maintaining all that equipment which can be a huge upfront cost that could keep you in the red for years.

      @@BIGWIGGLE223 NO doubt. Commercial zip lines start from 35K and go as far as $750K. Plus Equipment insurance, Liability Insurance and Equipment inspections, then you need the staff and they must be trained. So for starters that's a NO GO. But you can always have another Vendor come in and set up a zipline and Agree to take a 20-30% split in profits.

      @@FunDuude holy crap!! I had no idea they'd be THAT expensive!
      Makes sense though because any time you do something that involves people hanging from harnesses on cables suspended in the air and has to be certified and inspected regularly by some bureaucrat of course it's gonna quadruple the price on top of the materials cost alone. And, like you mentioned, the training that your employees now have to take and pass is most likely a separate cost altogether that could be outrageous because you've gotta bring in people that are certified by the state.
      Moral of the story; stay the hell away from anything that requires a safety certification. Even though that may be an impossible thing to do now that we live in a world where safety supercedes common sense and practical application.
      People have made very lucrative careers from "safety baiting" as I like to refer to it. Lol!

    On this property. You do tentsand kayaks. But in the back you could put up barns and corrals. Warsh stands and camping sites for the horse people that go from show to show. Or want just a weekend riding.

    It's perfect size as is for an RV resort. It should be laid back with no rowdy neighbors in tents drinking beer they bought at the office. Facility maintenance crew would be advisable and priced into the site rent, they do great now without it. I have an RV there annually and travel 6 months a year. We love the location.

    I'd put YURTS on those 20 acres with a bath house(s). It a circular cabin that comes in many sizes and often found in state parks, that are made of wood built on plateforms. You can reference the fabric ones you can buy online as a pic.

    A lot of van lifers and RVers are very active people. I think besides the kayak idea someone should put in a zip line. Maybe some dirt bike rentals, skate boarding park. Put the noisier things away from the campsites were people sometimes like it quieter.

    Looks like the dock just needs a paint job and some lighting. Cheap solar charged running lights and switch lights for boarding. ...Plus a bug zapper or three. I'd make the back lot into the nudists' space. Grow out a little buffer of hedges by the riverside. Maybe add a fresh water swimming pond.

    Yes!! TENT CAMPERS WANT TENT SITES that are not piled in next to each other!! (with electricity). Here' an idea, make certain rv sites dual purpose (rv or tent or both) with a sand pad off to the side of the parking pad.
    Also, add some hammock sites with poles to wang hammocks on....

    What a great property, just to throw in another idea or two, id put in some permanent cabins, having family cabins, to troop outings, so many potential but i am an RC guy, i would make and bring in hobbyist for flying their planes (create an airstrip), helicopters, to boats, sailboats, to even an dirt RC track. So much potential, my goodness and even retreats for companies, to religious groups, so many different things could be brought in. The list goes on and on on....

    Hi Brad or Ken, this may sound completely coincidental.. but my husband and I currently own a Lodge/small resort in the Western UP. (I heard you mention the current owners came from the UP.) We have our Lodge on the market and are wanting to head South for our next "adventure". This property seems right up our alley. This virtual showing was very helpful!     An RV park might be a good investment. Buy it, and then put an add in NYC craigslist and it might fill up with escapees in their RV’s. I read that there is a run on RV’s by New Yorkers trying to escape the utopia they created.

      Colorado does not need air polluters!
      We’re dying from the pollution here and the ozone has not been within guidelines since forever!
      Don’t think of settling near Aspen unless you’re driving an EV. Fossil Fuel vehicles are soon to be illegal there!
      Hopefully, Denver, the Front Range and the entire state will soon follow!
      My dream would be EV dealers at the state line making everyone trade in their gas hogs!

    The first thing I would do is install a few small cabins near the river, and a larger 2 or 3 bedroom on the remote property. A similar unit here in Illinois rents the small cabins for $50 a night, and the large cabin is $110 a night. Since you need to reserve them a month in advance, they must do well.

    I would have definitely taken on this adventure when I was younger, my body is just too old now at 56 & crippling arthritis I watch and dream living vicariously thru these videos.
    Is this an all year round full time rv camping? I’m from Derby CT 🇺🇸, looking to get out of cold New England winters, selling and downsizing in the next few years.

    It does have allot of potential They have plenty of room they could put in a miniature gulf course, Basket ball court, Kayak, canoe rentals would be great. Hiking trails or biking trails will bring them tent campers in. The tent site could use more trees and the Bathroom bath house is to far from the tent site. It could use two more bath houses and I think half of the sites could be for small trailers up to 24 ft. I am a big time camper and that is what I would look for in a camp ground.
