Hello Luis, I recently was interested in buying a village house in the same state of building (almost a ruin) and left this idea behind since I have been told that in order to renovate it and get a habitation license I need to put a project since the house is not habitable any more and any house with out a solid top roof requires building engineering to reinforce the structure , and when I discovered only the cost of reinforcing the structure 30000euro on top of the architect and engineer fees and the renovation itself to get a habitation license I realised it becoming way to expensive and a long waiting process for a project approval. From your experience is there a way around it? It doesn’t make any sense otherwise. Thank you in advance
To renovate the house a project, that in this case one already exists, must be made and presented to the city hall by an architect and after this step the specialities will be also presented by a civil engineer.

I'd have two ensuite bedrooms upstairs, one bedroom/office downstairs with kitchen, lounge and full bathroom also downstairs. Pity the back garden is only accessible on foot, not by car. Can you park adjacent to the house, where the water meter is, or is that the neighbour's private land?
Hi Big Pearl😀, You can indeed park adjacent to the house, near the water meter. That area is public, so anyone has the right to park there. As for the cost of a full renovation according to the existing architectural project, it’s a bit tricky to provide a fixed number. Renovation costs can vary significantly depending on the materials chosen, finishes, and contractors.
@@LuisBaptistaEstateAgent I'd have thought the architectural plan would have had a cost estimate for the renovation included in the plan. My guess for this house would be €80-90k. However, finding available labour to do the work will be the real challenge.
