Rent around this area averages 1200 a month without utilities included, so it was cheaper to buy when I did in 2021. I was approved for up to 120k(based on 40 hour per week bare minimum at $15 per hour and my 755 credit score, I usually work 70-98 hours per week but it wasn't guaranteed) conventional loan, not a first time homebuyers loan, which was nice because of the no down payment and I could get a cheaper house that needed work, whereas the government backed loans like first time homebuyers requires the house to pass a bunch of inspections, that definelty would have made life easier to have passed, would have made it hard to find something in my price range.
